In this nonpayment proceeding, the court granted tenant's motion for summary judgment on the affirmative defense that landlord was barred from collecting rent pursuant to MDL §§301 and 302. Tenant established, without opposition, that the Department of Buildings had issued at least twelve open violations for occupancy contrary to the building's certificate of occupancy. Pursuant to Chazon, LLC v Maugeneset, 19 NY3d 410 (2012), such violations are prima facie evidence of noncompliance, and the absence of compliance precludes landlord from maintaining a nonpayment proceeding.

Deep eutectic solvents (DESs) are attractive systems for extraction and separation of compounds. One example of this is the DES formed by the combination of lauric acid (LA) and N-methylacetamide (NMA), system that has been shown to efficiently separate oil/water mixtures through gel formation between LA and oil molecules. Structural characterization of this system using small-angle X-ray scattering (SAXS) and vibrational spectroscopy revealed the existence of nanometer-scale LA domains embedded in a continuous polar NMA phase, where LA and NMA interact through hydrogen bonding. These LA domains are responsible for the separation efficiency of linear organic molecules. However, this DES …

The NMOER Course Assessment Process is a standardized data collection system used to document and assess courses that utilize Open Educational Resources (OER). In this lesson, Kindergarten students in Norris, South Dakota, become "Soil Detectives" to investigate the health of Maka (the Earth). By using their hands to touch, squeeze, and compare local schoolyard soil, students learn to identify Maka Wasté (Healthy Soil) and Maka Puza (Thirsty Soil). This lesson utilizes communal storytelling and Lakota terminology to ground scientific inquiry in local Indigenous knowledge and South Dakota land history. Students apply Regenerative Agriculture principles by providing a "cure" protecting the soil with a natural blanket—and conclude with a Wóglaka (Reflection Circle) to share their experiences as young stewards of the land.

This qualitative study employed collaborative narrative inquiry, informed by autoethnographic reflection, to examine how sustained intercultural engagement through Rotary Youth Exchange (RYE) shaped my evolving educator identity, self-efficacy, and enactment of globally responsive teaching within a rural elementary classroom. Guided by McAdams’ Narrative Identity Theory and supported by Bandura’s Self-Efficacy Theory, the study explored how long-term intercultural relationships and reflective dialogue influenced my understanding of teaching, learning, belonging, and global citizenship.

Scholarship across youth social policy, child welfare, media studies, and criminology has documented media driven moral panic, racial disproportionality in child welfare involvement, and foster-care-to-prison pathways as related but individual, distinct phenomena. Similarly, critical frameworks by Alexander and Ritchie trace how mass incarceration unfolds across marginalized communities, yet often begin analysis at points of formal criminal legal contact.

Common language difficulties observed in English-speaking children with Down syndrome (DS) and developmental language disorder (DLD) include challenges with marking tense and agreement on verbs, particularly with BE verbs. In addition, difficulties with syntactic movement may further exacerbate these challenges, often resulting in increased omission errors. A complexity-based approach to treatment target selection has been suggested as one method to address these needs. Cognitive behavioral therapy (CBT) and acceptance and commitment therapy (ACT) have emerged from the shared heritage of behavioral therapy and learning theory. ACT and CBT are evidenced to be effective and complementary by shared clinical outcomes across various patient demographics. Both therapies share a therapeutic framework or a unified behavioral core, despite formal differences. This behavioral core utilizes functionally equivalent awareness-based and behavior-change processes to accomplish the shared goals of symptom reduction and patient well-being. Psychological flexibility as defined by Hayes can be understood as both an outcome and potentially a mechanism of change for both therapies. Techniques from CBT …

Age Macular Degeneration (AMD) is currently the leading cause of blindness, driven by the degradation of Retinal Pigment Epithelial (RPE) cells. Stem-cell based therapies, particularly those involving induced pluripotent stem cells (iPSCs), typically consists of differentiating stem cells into RPE cells in vitro and transplanting them into the subretinal space. Our goal is to improve the accuracy of differentiation into RPE cells to better promote retinal regeneration. Background: Iron deficiency is reported in about 15-35% of all female athletes. In addition to oral iron supplements, food-based approaches and dietary supplements have gained interest in preventing and treating iron deficiency in the active female population.

Objectives: This systematic review and meta-analysis aimed to evaluate the effect of diet and dietary supplement interventions on iron status, performance, and inflammatory markers in active females of reproductive age.

The genus Chenopodium is of increasing significance, mainly due to allotetraploid quinoa (C. quinoa Willd.,2x = 4x =36, AABB genome) becoming globally recognized for its high nutritional value and tolerance for stress. Diploid A-genome relatives of quinoa in the Western Hemisphere have shown speciation patterns congruent to adaptive radiation, particularly in the North American continent, where a number inhabit ecological niches while others form mixed populations where they are sympatric. Characterization of the genetic mechanism(s) underlying this rapid speciation, could clarify their potential usefulness for improving quinoa .
