All Decisions

In this lease expiration holdover, the landlord sought possession after the tenant failed to execute a renewal lease offered via an online platform. The landlord claimed exemption from RPL § 226-c's notice requirement, arguing its earlier lease offer (below a 5% increase) precluded the need for further notice. The court disagreed, finding that once the landlord decided not to renew the lease, it was obligated to serve a written nonrenewal notice. The court also held that electronic lease offers did not satisfy statutory notice requirements because they violated the lease's specific notice provision requiring service by mail. Additionally, the lease …

A Zariski-Nagata Theorem For Smooth Toric Surfaces, Jordan Vincent Barrett

Dissertations and Doctoral Documents, University of Nebraska-Lincoln, 2023–

The Affine Zariski-Nagata theorem is a classical result in commutative algebra that gives an expression for the nth symbolic power of a radical ideal I in a polynomial ring over a field in terms of the nth ordinary powers of the maximal ideals in [affine variety]max(I). In this thesis we discuss a well-known projective analog of Zariski-Nagata and provide the necessary background on toric varieties to present a generalization of this result to toric surfaces. We conclude with a brief discussion about work toward characterizing which abstract toric varieties have smooth point fibers with …

Classical Mediterranean and Middle East Honors Projects

The Tazza Farnese is a large-scale sardonyx phiale (a shallow bowl) with a diameter of about 22 centimeters. The Tazza has caught the attention of numerous historical figures throughout antiquity, but despite how coveted the object may have been, records of its provenance before the 1400s are dissatisfactory or entirely nonexistent. This project seeks to shape a number of clear, thorough timelines for the object, as a synthesis of the many conflicting scholarly theories for its chronology. Furthermore, it examines the Tazza in the contexts of the cultures it was immersed in and investigates the way it was interpreted by …

Understanding Potential Profitability Estimates For Western Kentucky Grain Production, Austin Randolph, Naveen Musunuru

Honors College Theses

Profitability remains a persistent challenge for grain farmers across the United States and globally. Without profitability, the continued operation of any grain farm becomes unsustainable. For grain farmers, profitability is not merely a financial goal but a crucial determinant of their livelihood. However, many grain producers face a significant obstacle: a lack of reliable tools to predict profitability and plan for the next season or make adjustments to existing operations. While budgets can offer a framework and tentative guidelines for farmers to follow, fluctuations in market prices can ultimately undermine these financial plans. The objective of this project is to …

Karats And Styx: Perceptions Of Value Amongst Ntt Faculty And The Creation Of Status Divisions Through Contingent Appointments, Autumn Lockwood Payton, Susan Weaver, Laura Heller, Samantha Bowman, Maria Gillotti, John Koertje

Reports from the Gender Equity Research Fellowship

This research investigates how women, transgender, and gender nonconforming professional faculty perceive their value in the university relative to their male counterparts. Shifting demographic trends and competition for tuition-paying undergraduates has forced institutions of higher learning, especially regional private universities, to restructure faculty appointments, increasing the proportion of faculty hired into contingent roles. These roles are disproportionately occupied by women and gender nonconforming individuals (as a group). To address the question of whether value is understood differently based upon gender, we draw upon a mixed-methods approach, administering a campus-wide survey to professional faculty and conducting interviews and focus groups to …

Skid Row To Recuperation Constellation, Nafisa Azad May 2025

Skid Row To Recuperation Constellation, Nafisa Azad

Bachelor of Architecture Theses - 5th Year

California suffers from more homelessness than any other state in the U.S. This is also true of chronic homelessness – a critical category of homelessness that captures the intersection of homelessness and disability. Indeed, homelessness and disability – both physical and mental - often occur together. This intersection is especially prevalent in Los Angeles. Current approaches to homelessness focus on housing, with insufficient attention paid to the oft equally troublesome disabilities that follow suit. The dearth of attention paid to the intersection between homelessness and disability represents a crucial gap to be filled. This thesis aims to demonstrate how community …

Estimating Pedestrian Crossing Times At Scramble Crossings Via Machine Learning And Agent-Based Modeling, Sho Takami May 2025

Estimating Pedestrian Crossing Times At Scramble Crossings Via Machine Learning And Agent-Based Modeling, Sho Takami

Honors Capstones

Scramble crosswalks differ from conventional crosswalks in their ability for pedestrians to cross diagonally. This research compares the average crossing times and investigates the walking behaviors that pedestrians adopt to produce the speediest times in the two crosswalk configurations. Identification of the most efficient set of walking behaviors is done through an agent-based model, whereas producing polynomials relating crossing times to the most prominent walking behaviors is done through regression algorithms in machine learning. With the combination of these two approaches, it is revealed that pedestrians must adopt a relaxed walking style to make each crosswalk configuration efficient. Additionally, between …
