The landlord commenced a nonpayment proceeding. The tenant moved for summary judgment to dismiss the petition, arguing the predicate rent demand was fatally defective because it lacked the required Good Cause Eviction Law (GCEL) notice under RPL § 231-c. The landlord conceded the omission but cross-moved to amend the petition. The court found the GCEL notice requirement mandatory for rent demands under RPAPL § 711(2). Adhering to the rule that predicate notices are unamendable, the court granted the tenant's motion, dismissing the petition without prejudice, and denied the landlord's cross-motion as moot. The tenant substantially won.

BACKGROUND/AIM: While surgery is a major component of treatment for managing rectal cancer, some individuals opt against it, potentially affecting their chances of survival. This study investigated the clinical and demographic elements linked to the decision to refuse surgery and assessed the potential impact of this decision on overall survival (OS). PATIENTS AND METHODS: We conducted a retrospective cohort study using the U.S. National Cancer Database to analyze factors linked to surgery refusal in patients with rectal cancer. This study explored how femicide and sexual and gender-based violence (SGBV) are framed in the media across Kenya, Tanzania, and Uganda between January 2024 and April 2025. Using a mixed-methods approach, the research combined quantitative content analysis with qualitative interviews to uncover both coverage patterns and the contextual factors shaping them. The codebook for content analysis was developed from existing literature and grounded in media framing theory, drawing on the works of Goffman, Entman, Iyengar, Tuchman, and Van Zoonen. Arthritis of the first carpometacarpal joint is a prevalent and often disabling condition for many older adults. The diagnosis is typically established through a comprehensive patient history, physical examination, and confirmatory radiographs. Nonsurgical management with splinting and anti-inflammatory medication has demonstrated effectiveness. Several surgical options have proven effectiveness for those who fail nonsurgical management. Surgical options include silicone implantation, resection arthroplasty, tendon interposition, ligament reconstruction, denervation, and joint implant arthroplasty. In the following review, we will elaborate upon the array of therapeutic approaches, culminating in the delineation of our preferred method.

iPusnas and JakLITera are two national digital library applications developed to enhance public access to literacy in Indonesia. This study compares user perceptions of both applications through sentiment analysis using the SentiWordNet (Sentiment WordNet) algorithm, implemented in Orange data mining software. The dataset comprises user comments from the Google Play Store, collected between 2023 and 2025. A qualitative, lexicon-based method was applied to classify sentiments into positive, neutral, and negative categories. Results show that iPusnas is dominated by negative sentiment (47%), mainly due to technical issues such as bugs, login failures, and slow performance. In contrast, JakLITera received 55% positive …

The tomato leafminer, Tuta absoluta (Meyrick) (Lepidoptera: Gelechiidae) is a highly invasive pest that causes significant damages to tomato crops globally. Its resistance to commonly used chemical insecticides has made management increasingly difficult, prompting the need for sustainable, effective alternatives. This study investigated the efficacy of a Lebanese isolate of Beauveria pseudobassiana as a biological control agent against T. absoluta, compared its performance to Bacillus thuringiensis and conventional pesticide mixtures under both controlled, commercial production conditions

Our perceptual systems detect information about how our body is moving relative to the surrounding environment. Such information is essential to our ability to maintain upright standing balance. Real-time postural feedback systems are technologies that appear to enhance our ability to detect information about the movements of our body, and as a consequence improve our capacity to control the posture of our body. Here we examine a system in which real-time measurements of head position were "felt" as changes in the intensity of vibration of tactors in a headband.
