Court holds DHCR's decision has a rational basis and was not arbitrary and capricious. Record supports DHCR's finding that landlord failed to demonstrate building was in a substandard or seriously deteriorated condition and failed to show 75% of systems were totally replaced.

Strokes are costly and the leading cause of disability and a leading cause of death in the United States. Stroke management has improved through a partnership between The Joint Commission and The American Heart Association, which established stroke care center certifications for hospitals nationwide. Despite this progress, North Carolina (NC) remains within the Stroke Belt due to the high prevalence of stroke there. In some areas of NC, the stroke mortality rate is 40% higher than the national average. UNLABELLED: Despite the success of endocrine therapy (ET) in treating hormone receptor-positive breast cancer, a significant proportion of patients relapse during or after treatment, making ET resistance a major clinical challenge. Previously, we have shown that ET-resistant breast cancer cells exhibit reduced ceramide levels and an increased sensitivity to ceramide-induced cell death. In this study, we demonstrate that ceramides induce a distinct transcriptional reprogramming in ET-resistant cells, characterized by upregulation of endoplasmic reticulum stress (EnRS) pathways. Ceramide-induced EnRS is PERK-dependent and functionally linked to cell death in multiple models of ET resistance. Using a photoactivatable ceramide probe, we identify TRAM1 …

Salt marshes provide valuable ecosystem services, including filtering nutrients and trapping sediments from the water column, but are increasingly threatened by sea-level rise and coastal development. Constructed marshes offer a potential pathway to offsetting marsh loss, but the extent to which they can replace the ecosystem services provided by mature natural marshes is not well understood. Using a chronosequence of constructed marshes (1, 21, and 44 years old) and a natural reference marsh (>100y old) in Beaufort, NC, we assessed the development of plant communities, sediment characteristics, and nutrient and carbon cycling over time. This review presents a comprehensive survey on the green synthesis of silver nanoparticles from silver nitrate precursor using plant extracts along with their characterization and antimicrobial activity assessment. The synthesis of silver nanoparticles through a green chemistry approach is increasingly in demand because it is environmentally friendly, easy to do, and efficient, especially for the purpose of antimicrobial active ingredients in disinfectant and antiseptic formulas. Green synthesis of silver nanoparticles can be carried out using silver nitrate as a silver precursor and plant extracts as a source of bioreductants and capping agents. This reflective practice journal documents my role as producer, recording engineer and mixer for softmore, the debut album by Sydney-based band Mega Fäuna, released through Blossom Rot Records in March 2026. The central focus of the reflection is the production methodology developed for the project, particularly an extensive pre-production phase using a compact, mobile recording setup that allowed compositional and arrangement decisions to be tested before entering a professional studio. This approach is considered against the five-day tracking session at Stranded Rec Studios, and against overdub sessions completed in a non-studio environment using contemporary restoration software to address environmental …

The overrepresentation in correctional settings of persons who are seriously mentally ill and/or challenged with addiction has necessitated the presence of qualified mental health professionals. Implementation of quality mental health treatment in correctional settings has been met with various barriers, such as limited resources, physical space constraints, and safety concerns. While these barriers are present in most correctional settings, jails are more likely to encounter individuals who are experiencing acute symptoms related to mental illness and addiction, aggression, and crisis. Navigating Sexuality In Therapy: Counselors Lived Experiences Of Initiating Conversations With Clients, Sandra Mireles

Gaps in counselor education leave many counselors inadequately prepared to initiate sexuality-related conversations with clients. This qualitative hermeneutic phenomenological study was an exploration of the lived experiences of independently licensed mental health counselors and the personal, cultural, and professional meanings they constructed around initiating conversations related to sexuality. Guided by hermeneutic phenomenology and social constructivism, semistructured interviews were conducted with six independently licensed mental health counselors who had practiced independently for at least 5 years and primarily worked with adult clients. Data were analyzed using interpretative phenomenological analysis (IPA). Three overarching themes emerged: (a) societal and religious influences and misconceptions …

In recent years, transgender people have been more open to living as the gender they believe they were meant to be, instead of the gender they were born as. With this decision, they are more susceptible to mistreatment and discrimination in the workplace. The purpose of this qualitative study was to explore and understand the experiences and perceptions of discrimination of transgender individuals within workplaces in the U.S. state of Mississippi.
