The economic downturn in the mid-1997 had definitely affected the housing industry. The oversupply especially in the commercial sector had affected many developers and financial institutions. Non-Performance-Loans had soared up. Housing projects delayed in completion, and worst, abandoned. Of course, oversupply is only one major problem facing the housing industry. An Analysis Of The Cross Section Of Returns For Ereits Using A Varying-Risk Beta Model, C. Mitchell Conover, H. Swint Friday, Shelly W. Howton

A dual-beta asset pricing model is employed to examine the cross-section of realized equity real estate investment trust (EREIT) returns over bull and bear markets. No significant relationship is found between EREIT returns and a constant beta. However, beta explains cross-sectional returns when betas are allowed to vary across bull markets. This positive relationship exists for both January and non-January months. During bear-market months, no significant relationship is found between REIT betas and returns. But, during such months, size and book-to-market ratio are found to be negatively related to returns.

How Do Information And Communication Technologies Reshape Work? Evidence Form The Residential Real Estate Industry, Kevin Crowston, Steve Sawyer, Rolf Wigand, Marcel Allbritton

We are exploring how ICT use affects the work lives of real estate agents, the process of selling/buying houses and the overall structure of the residential real estate industry. Earlier stages of our work involved intensive field research on how real estate agents use ICT. In this paper, we report on the design and analysis of a pilot survey of 868 agents intended to investigate their ICT use more generally. Analysis of the 153 responses to this survey sheds light on how ICT use supports information control, enables process support, and helps agents to extend and maintain their social capital.

An Optimal Incentive System For Real Estate Agents, Timothy E. Jares, James E. Larsen, Thomas S. Zorn

This article presents an alternative system for selling real estate. It overcomes the well-known deficiencies of the percentage commission system. In our system, the agent purchases the property from the seller and simultaneously receives a put option. The put option gives the agent the right to put the property back to the original owner. It is shown that this system has many of the desirable properties of a dealer system, while avoiding some of the problems that are inherent in that system.

The main focus of this charrette -- the stature of urban redevelopment relative to suburban "greenfield" development -- was epitomized by two Cleveland-area newspaper items (see Appendix A). One item announced an $850,000 federal grant to a suburb located at the rural fringe of the Cleveland metropolitan area. The grant from the Economic Development Administration of the U.S. Department of Commerce was for construction of a road that would open 250 acres of virgin land for industrial development.

Cone Insurance Company and the Benson Insurance Company are also included which contain information about rates, community committees, and soil conservation regions.

This study is an attempt to determine the impact of some major aspect of interest (increase I decrease) and stock market (bull/ bear) on property prices at Klang Valley. Firstly, Malaysia has been witnessing an interesting debate over the issue of interest rates. In this paper, we explore how electronic commerce, the World-Wide Web in particular, is affecting the real estate industry. Real estate is a promising setting for studying electronic commerce because it is an information-intensive and information-driven industry; transaction based, with high value and asset-specificity; with many market-intermediaries (agents and brokers who connect buyers and sellers rather than buying or selling themselves); and experiencing on-going information technology (IT) related changes. Barely noticed amid the returns from the 1998 midterm elections was a quiet revolution that goes to the heart of how and where Americans live. While most news accounts focused on the high-profile candidate elections, voters across the nation-in Democratic and Republican areas alike-approved more than 160 state and local ballot measures intended to preserve open space and limit urban sprawl.

The Relationship Between Size And Return For Foreign Real Estate Investments, C. Mitchell Conover, H. Swint Friday, Shelly W. Howton

In this study, we utilize a relatively new database to examine whether small foreign real estate firms have higher returns than large foreign real estate firms. We examine this issue from the perspective of a U.S. investor who forms portfolios of international real estate firms on the basis of U.S. dollar market value of equity. Using eleven years of foreign real estate data for more than 1200 observations in twenty countries, we find that large firms have higher returns and lower risk than small firms. These results hold when returns are denominated in either local currency or dollars. Further, the …

In this comment we examine the conclusion by Forgey, Rutherford and VanBuskirk (1994) “that the foreclosed properties sold at a 23% discount,” using a sample of nearly 2,000 residential property sales from the Las Vagas, Nevada area. We found that when not controlling for location with a set of dummy variables for zip codes, HUD foreclosed properties sold for between 12.18% and 13.96% below a random sample of properties not within one block of foreclosed properties. When controlling for location, using a set of thirty-one dummy variables for zip codes, the foreclosure discount fell to between 8.45% and 9.72%. When …

Mentoring is an old phenomenon which dates back to ancient Greece. It has recently gained the attention of researchers in organizational and business settings. The study examines mentoring relationships in the real estate industry. The purpose of this study was to identify whether mentoring takes place in a particular occupation, specifically real estate, and to further investigate the functions and qualities of the mentoring relationships. Sixty-three questionnaires were distributed to local real estate agents. Twenty-seven were returned yielding a response rate of 42%. In August of 1989, President George Bush, signed into law the Financial Institutions Reform, Recovery and Enforcement Act of 1989. This legislation in response to a pervasive crises in the thrift industry contains a number of legislative reforms. Within this legislation, Title XI, the appraisal reform amendment, requires the use of licensed or certified real property appraisers for all real property appraisals involving federally related transactions or federal funds if the value of the property exceeds a specified limit.
