Essays On Capital Structure And Ownership Structure, Yiqin Chen

This dissertation consists of two chapters about how ownership structure affects REITs’ capital structure and property transactions.

Chapter 1: The Influence of Ownership Structure on REITs’ Financing Decisions
This essay explores how ownership structure affects REITs’ financing decisions following natural disasters. The results show that REITs with high insider ownership tend to increase leverage in the aftermath of such events, while those with high institutional ownership, especially long-term institutional ownership, are more likely to reduce leverage. These findings provide further evidence of the monitoring role of institutional investors in shaping REITs’ financial strategies during times of crisis.

This dissertation examines how the dynamics of stakeholder participation impacts the practice of Community Economic Development (CED), focusing on the Jamaica Now Leadership Council (JNLC) as a case study. Phygitality, the seamless and synergistic integration of physical and digital realms, is an indispensable and irrevocable part of contemporary office-based work. Phygitality facilitates spatially and temporally distributed or multi-local working where employees work from diverse locations such as their home, office, and third places at any time of day or night. It also makes nonterritorial working at temporary workspaces accessed on a session-by-session basis possible.

Grounded in a case study in Barbuda in the Caribbean, this research examines sustainability from the perspective of what arts and heritage can contribute to community engagement and local and broader understandings about the environment. This article documents a growing body of literature recognizing the role of arts and culture, including local knowledge and traditional ecological knowledge (TEK), in climate change endeavors. Art and TEK present expansive world views. Contextual information situates research done on the island of Barbuda pre- and post-Hurricane Irma. This report outlines an automated, three-phase Spatial Decision Support System that creates models to estimate rent of retail spaces across Manhattan. First, enrich data with predictors. Chapter 1: This chapter offers a brief review and discussion of several recent and seminal papers at the intersection of flood risk, climate change, and real estate, as well as a critique on some of the literature on the effects of sea-level rise on housing outcomes.

This paper examines the current housing crisis in The Bronx that worsened during and after the COVID pandemic. It examines social and economic factors that contribute to low home ownership and housing instability. Through a comparison with European models, the author concludes that solutions to alleviate the crisis may include rental price caps, increased Airbnb regulations and government “subsidization instead of profitability”.

Could An Alternative Policy Design Have Produced A Stronger Mortgage Modification Outcome For Hamp?, Sean Macdonald

This paper conducts a study of the relative effectiveness of the Home Affordable Modification Program (HAMP) - the primary federal mortgage loan modification program - from early 2009 through 2016. It evaluates U.S. Treasury Department and other data sources, and reviews the recent literature on the relative success of the program. The analysis suggests that HAMP’s success rate in modifying mortgage loans was likely constrained by its voluntary design, a structure that enabled lenders and servicers to prioritize the interests of investors in assessing the risks of modification. This dissertation reevaluates the practice of design and real estate in the United States through an insufficiently understood case study of the architect-developer team of I. M. Pei and William Zeckendorf and their twelve-year partnership in urban renewal. William Zeckendorf (1905-1976) was the most ambitious real estate developer in the United States in the 1950s, with an outsize personality and larger-than-life plans. Unlike most developers of the era, Zeckendorf believed that quality design and visionary planning were critical to remaking city cores through urban renewal. To accomplish this, he hired I. M.
