Homeownership is a cornerstone of the American Dream. It is linked to numerous socioeconomic benefits such as social cohesion, civic engagement, imbalance in opportunities, education, and public health. However, in recent years, housing affordability across the nation and in Northwest Arkansas has become challenging.
Part I of this thesis explains the importance of homeownership nationally and the deteriorating conditions of first-time homebuyers. It explains the key drivers of housing affordability over time, and it explains the connection between zoning and affordability.

Multiple hedonic models and an automatic appraiser model were used to create a residential house’s estimated sales price. The goal is to use the limited data available to a REALTOR® to estimate the future sales price of a residential home without the aid of pictures of the property or viewing the physical property. The first model automates some of the actions of an appraiser by finding comparable sales based on proximity, based both on distance between houses and characteristics of the houses, and then calculating a weighted average price for an estimated sales price of future sales. The aim of this thesis is to explore the claim that private equity investment is the cause of the modern unaffordability in the single family housing market. Through empirical study and historical research we found that the footprint of institutional investors in this space is insignificant. However, legislative errors which have artificially inflated demand and suppressed supply over the past decade have greatly contributed to the crisis and must be corrected for the long term health of the housing space.
