Estimating The Effect Of Residential Sales Prices On Building Permits, Emilio Becerra

This paper addresses home sales prices’ impact on residential building permit authorization in South Carolina’s Greenville and Richland counties amid the COVID-19 pandemic. The estimation uses a comprehensive data set of the housing markets in both counties for 2016 to 2022, incorporating 88,098 home sales. The analysis exploits the variation in sales prices of homes to analyze the sensitivity in the supply of permits to builders through an instrumental variables approach. Using two instruments, violent crimes and household income, the effect of sales prices on the supply of building permits is positive and statistically significant. Road To Net Zero: Greenness Of Leadership In Energy And Environmental Design And California Green Building Standards Code In The Multifamily Sector, Jamie Jung, Michael Cusumano, Dongshin Kim, Abraham Park

This study evaluates the effectiveness of Leadership in Energy and Environmental Design (LEED) and California Green Building Standards Code (CALGreen) sustainability programs in reducing greenhouse gas (GHG) emissions in multifamily buildings. We find that CALGreen effectively reduces GHG emissions by 7.2%–11.6%. However, among properties completed during the CALGreen period (on or after 2015), LEED-certified properties exhibit 14.1%–20.8% higher GHG emissions compared to non-LEED-certified buildings. We attribute this result to the emphasis on theoretical design versus actual energy performance of those programs. Furthermore, our research reveals that LEED-certified buildings completed before the implementation of CALGreen command a rent premium of 4.7%–5.4%. …

In this comprehensive study, we aim to investigate the impact of Globalisation on house prices globally. Our analysis spans annual data from 42 countries, including OECD and some Non-OECD countries, from 1991 to 2021. Our research underscores the role of Globalisation in shaping house prices, with distinct impacts contingent on the type of Globalisation. Financial globalisation, which primarily encompasses capital flow coupled with enabling regulatory environment, is one of the drivers of house price increases. Conversely, Interpersonal, and Informational globalisation, which mainly involves the physical or virtual proximity of people supported by favourable conditions, has a negative effect on house …

This study explores the adaptive reuse of underutilized suburban office buildings into multifamily housing as a response to rising office vacancies and housing shortages. While much attention has been given to urban conversions, suburban transformations remain underexamined despite facing similar challenges. Using CBRE’s National Commercial Office Property Conversion Database (Q1 2024), the research analyzes 15 completed suburban projects (2016–2024), highlighting trends, barriers, and policy considerations. The study emphasizes the importance of flexible zoning, financial incentives, and community engagement to facilitate successful suburban conversions, offering practical insights for developers, planners, and policymakers navigating the evolving real estate landscape.

Nevada is on the cusp of a housing catastrophe, especially in Southern Nevada.
Consider that the state has fewer households than it should. A household is defined as one or more people who have a home of their own. But for price, location, configuration, and other factors, about 60,000 households in Nevada do not exist because there is no home for them. And it’s going to get worse. Including these “missing households,” nearly 470,000 new occupied homes will need to be built between 2020 and 2040 to meet the housing needs of all Nevadans, or about 23,000 per year. The …

This research investigated the impact of landowner gender and of the different types of contract leases offered by them to a male tenant, on the conservation (or non-conservation) choice made by the tenant. Specifically, we investigate if a) female and male landowners offer different rental contracts and b) whether tenants choose different actions based on the landowner’s gender. This paper presents a real-estate application of the bunching methodology widely used in other areas of applied microeconomics. The focus is on regulated building heights in New York City, where developers can exceed a parcel’s regulated height by incurring additional costs. Using the bunching methodology, we estimate the magnitude of these extra costs, with the results showing a modest increase in the marginal cost of floor space beyond the regulated building height. We use these estimates to predict the additional floor space that would be created by complete removal of building-height regulation in NYC. While this last exercise is circumscribed …

We show the competing effects of a housing bubble on the real economy by developing a multi-sector dynamic model with housing production. On the one hand, firms can sell or collateralize their housing, so a housing bubble helps firms obtain credit to finance their investment and expand production. On the other hand, a boom in the housing sector crowds out labor in the non-housing sector. We show that housing booms can reduce social welfare both in the steady state and in the transitional dynamics only when the production externalities in the non-housing sector are sufficiently large. This study examines the effect of Special Stamp Duty (SSD) and Buyer's Stamp Duty (BSD) on Hong Kong’s housing prices in the primary market. Using micro transaction data, I show that the Tobin tax policies were not effective in cooling the primary market. The primary market responded differently when facing the two events. Specifically, SSD Phase 1 led to a 9.4% price increase within 6 to 12 months post-implementation, suggesting a lag effect. The introduction of SSD Phase 2 and BSD initially caused a significant 13.1% price surge in the first 6 months, but was followed by a notable 9% …

Future urban planning requires context-specific integration of spatial design and microclimate especially for tropical cities with extreme weather conditions. Thus, we propose a Combined Spatial-Climatic Design approach to assess impact of urban densification on annual outdoor thermal comfort performance employing ENVI-met simulations for Singapore. We first consider building bylaws and residential site guidelines to develop eight urban-density site options for a target population range. This report outlines an automated, three-phase Spatial Decision Support System that creates models to estimate rent of retail spaces across Manhattan. First, enrich data with predictors. Second, optimize spatially aware neighborhood-level models by combining GWR, spatial regression, and non-spatial regression. Finally, visualize results in an Esri-based WebApp.

During the summer before my senior year, I had the opportunity to work as a research analyst in the finance department of TuaTeam, a financial and strategic consulting firm in Valencia, Spain.
