“Measure ULA,” named after United to House LA, was approved by voters in Los Angeles in 2022 to create a dedicated, long-term funding source for solutions to homelessness in LA, including funding the construction of affordable homes and preventing homelessness by helping tenants stay in their homes. The funding would come from a new tax on the most expensive real estate transactions in L.A. (i.e., mansion tax), and would affect fewer than 4% of all property transactions. Middle Plaza Redesign presents a conceptual redevelopment of Middle Plaza, an 8.43-acre site located at 500 El Camino Real in Menlo Park, California. Originally developed as a mixed-use project in the 2010s, the redesign evaluates the site through the regulatory atmosphere, market conditions, and housing needs of 2025.

The project examines site conditions, market demand, state and local planning frameworks, and applicable development standards, including recent California housing legislation that eliminates parking minimums and streamlines environmental review. Rapid urbanization in developing countries has intensified housing challenges for younger generations, particularly Zillennials (aged 24–34), who demand affordable, accessible, and sustainable living environments. This study investigates the optimal location for small-scale housing integrated with large-scale developments in the Jakarta Metropolitan Area (JMA), emphasizing mobility as the primary criterion. The research is guided by a conceptual framework that synthesizes compact city principles, the 15-minute city concept, and Zillennial lifestyle preferences, with walkability and bikeability serving as mediating variables. Having an eviction record “blacklists” tenants from finding future housing. Even renters with mere eviction filings—not eviction orders—on their records face the harsh collateral consequences of eviction. This Note argues that eviction records should be sealed at filing and only released into the public record if a landlord prevails in court. Juvenile record expungement mechanisms in Illinois serve as a model for one way to protect people with eviction records. Recent updates to the Illinois juvenile expungement process provided for the automatic expungement of certain records and strengthened the confidentiality protections of juvenile records. This study investigated the potential for development of station catchment areas around the proposed California High-Speed Rail System. The study was prompted by a review of practices of Japanese railway company groups that engage not only in train operations, but also in business diversification and property development within the station areas of their lines. This dissertation reevaluates the practice of design and real estate in the United States through an insufficiently understood case study of the architect-developer team of I. M. Pei and William Zeckendorf and their twelve-year partnership in urban renewal. William Zeckendorf (1905-1976) was the most ambitious real estate developer in the United States in the 1950s, with an outsize personality and larger-than-life plans.
