Analyzing Racial Disparities In The United States Homeownership: A Socio-Demographic Study Using Machine Learning, Arya Farahi, Junfeng Jiao Sep 2024

Analyzing Racial Disparities In The United States Homeownership: A Socio-Demographic Study Using Machine Learning, Arya Farahi, Junfeng Jiao

Research Collection College of Integrative Studies

While increasing homeownership has been a focal point for policymakers in the United States, the distribution of access to homeownership opportunities across all families within the country has not been equitable. The complex relation between social factors and economic conditions has significantly shaped the journey toward homeownership. Of particular concern is the persistent disparity in homeownership rates among Black households in the United States. Effectively addressing these disparities within urban communities necessitates comprehensive policy interventions and social initiatives. However, the success of such endeavors hinges upon a comprehensive grasp of the underlying causes of these inequalities. Drawing upon machine learning …

Assessing Impact Of Urban Densification On Outdoor Microclimate And Thermal Comfort Using Envi-Met Simulations For Combined Spatial-Climatic Design (Cscd) Approach, Shreya Banerjee, Rachel X.Y. Future urban planning requires context-specific integration of spatial design and microclimate especially for tropical cities with extreme weather conditions. Thus, we propose a Combined Spatial-Climatic Design approach to assess impact of urban densification on annual outdoor thermal comfort performance employing ENVI-met simulations for Singapore. We first consider building bylaws and residential site guidelines to develop eight urban-density site options for a target population range. We further classify annual weather data into seven weather-types and use them as boundary conditions for the simulations. Comparing such fifty-six combined spatial-climatic simulation outputs by analyzing Outdoor Thermal Comfort Autonomy, we report the influence of …

Within-Development Density And Housing Prices In Singapore, Eric Fesselmeyer, Haoming Liu, Louisa Poco Mar 2024

Within-Development Density And Housing Prices In Singapore, Eric Fesselmeyer, Haoming Liu, Louisa Poco

Research Collection College of Integrative Studies

This paper measures how much more households pay for less density in their immediate surroundings. Using transaction and administrative data and exploiting the introduction of a regulation that restricted the number of housing units for certain land lots, we find that households discount density: a 10% increase in within-development density decreases the price per square meter by 5%. Further, the mean price per square meter of the average development increased by 1%–3% after the regulation was introduced, while the amount of built-up space remained constant. The increase in total revenue suggests developers may underestimate the externality caused by density.

Declining Discount Rates In Singapore's Market For Privately Developed Apartments, Eric Fesselmeyer, Haoming Liu, Alberto Salvo Mar 2022

Declining Discount Rates In Singapore's Market For Privately Developed Apartments, Eric Fesselmeyer, Haoming Liu, Alberto Salvo

Research Collection College of Integrative Studies

Singapore's market for new privately developed apartments exhibits wide quasi-experimental variation in ownership tenure. We develop an empirical model in which prices are decomposed into the utility of housing services and a factor that shifts with asset tenure and the discount rate schedule, which we discipline to vary smoothly over time. We estimate discount rates that decline over time and, to accommodate the observed price differences, fall to 0.5-1.5% p.a. by year 400. The finding that households making sizable transactions do not entirely discount benefits accruing centuries from today is relevant, with the appropriate risk adjustment, for evaluating climate-change investments.

The Value Of Green Certification In The Singapore Housing Market, Eric Fesselmeyer Feb 2018

The Value Of Green Certification In The Singapore Housing Market, Eric Fesselmeyer

Research Collection College of Integrative Studies

In Singapore, a real estate developer sells new apartments in the same high-rise development before and after obtaining green certification. This allows the use of within-development variation in prices over time to measure the effect of green certification on housing prices, controlling for differences across developments. I find that green certification increases prices by around 3%, suggesting that buyers value certification, possibly because it signals the presence of less-salient green features. Moreover, the effect of certification is biggest for developments that receive the lowest green rating, which likely have fewer green features and are thus less obviously green.

Quantitative Study Of Housing Price Based On Huff Model And Hedonic Method, Yuan Li, Lang He, Junfeng Jiao, Guoqiang Shen Jan 2015

Quantitative Study Of Housing Price Based On Huff Model And Hedonic Method, Yuan Li, Lang He, Junfeng Jiao, Guoqiang Shen

Research Collection College of Integrative Studies

Using Hedonic and Huff model, we conduct empirical study of the ordinary commercial housing price’s spatial pattern in Xiamen City, China. This paper mainly focus on the following three issues: (1) Exploring the 21 potential factors that influence spatial distribution of housing price; (2) The relationship between commercial size and housing price; (3) Quantitative analysis about the five primary factors’ mode of action and saliency characteristics. In the numerous variables, allocation of educational resources and the distance between housing and shopping malls and supermarkets based on Huff model have Significant impact on housing price.

Dynamic Pricing In The Singapore Condominium Market, Eric Fesselmeyer, Haoming Liu Jul 2014

Dynamic Pricing In The Singapore Condominium Market, Eric Fesselmeyer, Haoming Liu

Research Collection College of Integrative Studies

Dynamic pricing strategies are likely an important consideration of Singapore condominium developers because of the durability of condominiums, price transparency, and the long sales period. While we do not observe any systematic relationship between the new sale prices and time of purchase, we do find that quality-adjusted price increases and the quality of units purchased decreases over the new sale period. These results suggest that condominium developers allow early buyers to purchase high quality units at discounted prices but do not extend the price discount to later buyers of low quality units. Changes In The White-Black House Value Distribution Gap From 1997 To 2005, Eric Fesselmeyer, Kien T. Le, Kiat Ying Seah Jan 2013

Changes In The White-Black House Value Distribution Gap From 1997 To 2005, Eric Fesselmeyer, Kien T. Le, Kiat Ying Seah

Research Collection College of Integrative Studies

This paper examines the white-black house value gap across the entire value distribution. Instead of using standard conditional mean analysis and decomposition methods (via OLS regression), we estimate and decompose the changes in the white-black house value gap from 1997 to 2005 using quantile regression. We find that the racial gap in 1997 and 2005 is mostly explained by differences in housing characteristics of white- and black-owned houses but that the variation in the racial gap is explained by racial differences in implicit prices of housing characteristics. Our results show that analysis at the conditional mean masks variations at the …
