Climate Policy Uncertainty And Housing Prices: Analyzing Bidirectional Transmission Across U.S. Metropolitan Areas, Sourav Batabyal, Alper Gormus

This study examines the relationship between climate policy uncertainty (CPU) and residential housing prices across U.S. metropolitan areas using the U.S. CPU index developed by Gavriilidis in 2021 and monthly S&P CoreLogic Case-Shiller Home Price Indices, covering January 1991 to May 2024. Employing a Fourier-augmented Toda–Yamamoto causality framework that accounts for both abrupt and gradual structural breaks, we document significant CPU → housing prices transmission in multiple metropolitan markets, with bidirectional transmission dynamics emerging in Los Angeles, New York, San Diego, and San Francisco, as well as at the U.S. national level. his research examines historical trends and explanatory modeling of real estate prices in major Saudi cities, with a focus on Riyadh, Jeddah, and Dammam. Using a mixed-methods approach, the study integrates quantitative data from 2010–2023, including housing and macroeconomic indicators, with qualitative insights drawn from over 320 survey responses that captured consumer sentiment on affordability, job security, and housing policies. A combination of descriptive statistics, ARIMA and Exponential Smoothing techniques was applied to detect long-term patterns, seasonal variations, and market shocks. Predictive modeling was conducted using Linear Regression, Decision Trees, and Neural Networks, with results showing that job security consistently …

Land is a key component of the agriculture industry in the United States. According to the United States Department of Agriculture, farm real estate (land and buildings) accounted for 82.8% of total US farm sector assets in 2022, consequently making land the largest source of wealth in a farmer’s investment portfolio and the primary source of collateral used for farm operating loans. The Southeastern region of the United States has seen rapid farmland appreciation and intense population growth in recent years. Grounded in a case study in Barbuda in the Caribbean, this research examines sustainability from the perspective of what arts and heritage can contribute to community engagement and local and broader understandings about the environment. This article documents a growing body of literature recognizing the role of arts and culture, including local knowledge and traditional ecological knowledge (TEK), in climate change endeavors. Art and TEK present expansive world views. Contextual information situates research done on the island of Barbuda pre- and post-Hurricane Irma. This research investigated the impact of landowner gender and of the different types of contract leases offered by them to a male tenant, on the conservation (or non-conservation) choice made by the tenant. Specifically, we investigate if a) female and male landowners offer different rental contracts and b) whether tenants choose different actions based on the landowner’s gender. Future urban planning requires context-specific integration of spatial design and microclimate especially for tropical cities with extreme weather conditions. Thus, we propose a Combined Spatial-Climatic Design approach to assess impact of urban densification on annual outdoor thermal comfort performance employing ENVI-met simulations for Singapore. We first consider building bylaws and residential site guidelines to develop eight urban-density site options for a target population range. Multiple hedonic models and an automatic appraiser model were used to create a residential house’s estimated sales price. The goal is to use the limited data available to a REALTOR® to estimate the future sales price of a residential home without the aid of pictures of the property or viewing the physical property. The first model automates some of the actions of an appraiser by finding comparable sales based on proximity, based both on distance between houses and characteristics of the houses, and then calculating a weighted average price for an estimated sales price of future sales. This thesis introduces a novel approach to analyzing residential property sales through the lens of stochastic processes by employing point processes. Herein, property sales are treated as point patterns, using self-exciting point process models and a variety of statistical tools to uncover underlying patterns in the data. Key findings include the identification and explanation of clustering in both space and time, and the efficacy of a temporal Hawkes process with a sinusoidal background in predicting home sale occurrences. This study applies the two-tier stochastic frontier model to estimate the distribution of housing transaction information in Hangzhou, Wenzhou, Ningbo, and Jinhua (four cities in Zhejiang Province, China) during the year 2018, to analyze the difference in the price information acquired by the buyers and sellers in the transaction, and the effect of information asymmetry on the transaction price. The empirical results show that in each city, during the housing transaction process, the supplier has more complete information about house prices than consumers, and can therefore implement price discrimination strategies in setting service prices. Identification of neighborhoods is an important, financially-driven topic in real estate. It is known that the real estate industry uses ZIP (postal) codes and Census tracts as a source of land demarcation to categorize properties with respect to their price. These demarcated boundaries are static and are inflexible to the shift in the real estate market and fail to represent its dynamics, such as in the case of an up-and-coming residential project. Purpose: This research investigates whether energy-efficient green buildings tend to provide net lease structures over gross lease ones. It then considers whether owners benefit by trading away operational savings in a net lease structure.
Design: Empirical models of office leasing transactions in Sydney, Australia, with wider transferability supported by analysis of office rent data in the United States.
Findings: Labelled green buildings are approximately four to five times more likely than non-labelled buildings to use a net lease structure. However, despite receiving operational savings, tenants in net leases pay higher total occupancy costs, benefiting owners. On average, …

As stigmatized persons, registered sex offenders betoken instability in communities. Depressed home sale values are associated with the presence of registered sex offenders even though the public is largely unaware of the presence of registered sex offenders. Using a spatial multilevel approach, the current study examines the role registered sex offenders influence sale values of homes sold in 2015 for three U.S. counties (rural, suburban, and urban) located in Illinois and Kentucky within the social disorganization framework. Geographically weighted regression (GWR) has been recognized in the assessment community as a viable automated valuation model (AVM) to help overcome, at least in part, modeling hurdles associated with location, such as spatial heterogeneity and spatial autocorrelation of error terms. The motivation for this dissertation is rooted in a real business need. The Property Registration Authority is the state organisation tasked with maintaining a register of land ownership on the island of Ireland. The PRA currently faces a series of challenges; a high level of staff retiring and the inherent loss of knowledge associated with this trend, a lack of recruitment in recent years and a large increase in lodgement of applications for first registration as a result of legislation. A foreclosed property can have a negative impact on the prices of other properties within its neighborhood and these reduced property prices can lead to further foreclosures within the neighborhood; this is known as the foreclosure contagion effect. This effect has been demonstrated, within the real estate literature, to occur. Traditionally, real estate research have used statistical regression to analysis this issues.
