The average age of a first-time homebuyer in the United States was 38 years old in 2024. This is a significant increase compared to previous generations, who often achieved homeownership in their late twenties. This project examines structural, economic, and sociological barriers that prevent emerging adults, particularly recent college graduates, from entering the housing market. Through an analysis of national data from the National Association of Realtors, the U.S. Government Accountability Office, and Freddie Mac, this paper examines how inflation, limited housing inventory, stagnant wages, restrictive zoning policies, and increasing debt amounts have had disproportionate effects on young buyers. This study explores the adaptive reuse of underutilized suburban office buildings into multifamily housing as a response to rising office vacancies and housing shortages. While much attention has been given to urban conversions, suburban transformations remain underexamined despite facing similar challenges. Using CBRE’s National Commercial Office Property Conversion Database (Q1 2024), the research analyzes 15 completed suburban projects (2016–2024), highlighting trends, barriers, and policy considerations. The study emphasizes the importance of flexible zoning, financial incentives, and community engagement to facilitate successful suburban conversions, offering practical insights for developers, planners, and policymakers navigating the evolving real estate landscape.

There is a growing debate about whether upzoning is an effective policy response to housing shortages and unaffordable housing. This paper provides empirical evidence to further inform debate by examining the various impacts of recently implemented zoning reforms on housing construction in Auckland, the largest metropolitan area in New Zealand. In 2016, the city upzoned approximately three quarters of its residential land to facilitate construction of more intensive housing. We use a quasi-experimental approach to analyze the short-run impacts of the reform on construction, allowing for potential shifts in construction from non-upzoned to upzoned areas (displacement effects) that would, if …

Cartagena is a South American city whose historical built environment has been recognized as a World Heritage Site due to the preservation of elements of the Spanish military architecture of the 16th, 17th and 18th centuries. This recognition promoted a tourist and real estate boom in the Centro Histórico and, as a result, its inhabitants have faced gentrification dynamics that are expelling them to other areas of the city.
