By bringing medical equipment for both into a single hospital room, separation between the two will be decreased. The study follows the LCA ISO 14040 and 14044 guidelines, local materials database, Revit modelling and One-Click LCA plugin. อพาร์ทเมนต์โดยรอบนิคมอุตสาหกรรมนวนคร ถูกสร้างขึ้นเพื่อรองรับความต้องการที่พักอาศัยของพนักงานโรงงานภายในนิคมอุตสาหกรรมที่มีจำนวนมาก เนื่องจากจำนวนผู้พักอาศัยจำนวนมาก ส่งผลต่อปัญหาความแออัด สภาพอาคาร การบริหารจัดการและคุณภาพชีวิตของผู้พักอาศัย ทำให้ต้องมีการปรับปรุงและแก้ไขปัญหาเชิงกายภาพอย่างเหมาะสม หมู่บ้านนครชัยมงคลวิลล่า ซึ่งเป็นชุมชนที่เต็มไปด้วย อพาร์ทเมนต์เอกชน ที่ถูกสร้างขึ้นเพื่อรองรับพนักงานโรงงาน ด้วยระดับราคาและทำเลที่ตั้ง โดยอยู่ใกล้กับบริเวณทิศใต้ของนิคมอุตสาหกรรม นวนคร ผู้วิจัยจึงสนใจที่จะศึกษาปัญหาด้านกายภาพและวิธีการแก้ไขปัญหาของอพาร์ทเมนต์ ด้วยการสำรวจ,สังเกต และสัมภาษณ์ผู้ประกอบการของอพาร์ทเมนต์ เพื่อรวบรวมข้อมูลด้านกายภาพของอาคาร, พฤติกรรมการใช้งานพื้นที่, การดูแลรักษาอาคาร และประเมินปัญหาด้านกายภาพ จากผลการศึกษาพบว่า สภาพอาคารเสื่อมโทรมจากอายุของอาคาร และการใช้งาน ได้แก่ สภาพของสีและเปลือกอาคารภายนอก มีรอยแตกร้าวและสีร่อน สภาพภายในพบว่า มีรอยแตกร้าวของวัสดุปิดผิวตามพื้น ผนัง และกระเบื้องบริเวณทางเดินภายใน โถงทางเข้าพบว่าบางอาคารมีการนำรถจักรยานยนต์ขึ้นมาจอด เนื่องจากมีที่จอดจักรยานยนต์ไม่เพียงพอ ทำให้สัญจรได้ไม่เต็มพื้นที่ การตั้งร้านค้าด้านหน้าในช่วงเวลา 8:00 และ 17:00 น. เกิดการกั้นพื้นที่บริเวณทางเดิน และด้านหน้าอาคาร ส่งผลให้ทางเดินและที่จอดรถยนต์ไม่สามารถใช้งานได้ โดยร้านค้าที่ขายอาหาร ก่อให้เกิดปัญหาเรื่องกลิ่น ควัน เข้าไปยังตัวอาคาร และสร้างขยะปริมาณมาก ส่งผลต่อสภาพแวดล้อม และพื้นที่ทิ้งขยะไม่เพียงพอ นอกจากนี้ยังพบว่าบางอาคารอนุญาตให้ผู้เช่าร้านค้าต่อเติมพื้นทางเดินหน้าร้าน และหลังคา โดยไม่ได้มีการกำหนดวัสดุและความสูง ส่งผลให้ทางเดินภายในมีหลายระดับ และหลายวัสดุ ทำให้ยากต่อการใช้งาน และแม่บ้านไม่สามารถทำความสะอาดได้ ระบบประกอบอาคาร มีปัญหาด้านแสงสว่างทางเข้า เนื่องจากมีขนาดเล็กและไม่มีช่องเปิด ระบบน้ำเนื่องจากไม่ได้มีการเตรียมพื้นที่สำหรับตั้งเครื่องกดน้ำ และเครื่องซักผ้า ทำให้ต้องต่อท่อลอย และจำเป็นต้องให้ความสำคัญกับการบำรุงรักษาท่อโดยรอบอาคารเป็นพิเศษเพื่อป้องกันท่อตันและรั่ว หรือปัญหาเกี่ยวกับถังแซ็กใต้อาคาร ในด้านของการออกแบบพบว่าอาคารไม่ได้ถูกเตรียมพร้อมสำหรับการใช้งานหลายจุด ได้แก่ พื้นที่สำหรับตั้งตู้กดน้ำ, เครื่องซักผ้าหยอดเหรียญ และพื้นที่จอดรถยนต์และจักรยานยนต์ การเว้นระยะร่นด้านข้างและหลังอาคาร รวมถึงการออกแบบพื้นที่ทิ้งขยะแบบปล่อง ส่งผลให้ อพาร์ทเมนต์ที่ไม่ได้เตรียมพื้นที่ไว้ จำเป็นต้องต่อเติมตัวอาคารตามความต้องการที่เพิ่มขึ้นของผู้พักอาศัย และเกิดปัญหาด้านกายภาพตามมา การบริหารจัดการของอพาร์ทเมนต์ พบว่ามีความแตกต่างกันตามแนวคิดของผู้ประกอบการ ได้แก่ 1. การซ่อมบำรุงโครงสร้าง พบว่ามีการตรวจสอบโครงสร้างอาคารและปรับปรุงต่อเติมอาคาร ขึ้นอยู่กับปัญหาที่พบจากอายุอาคารและความต้องการของผู้พักอาศัยที่ทำให้ต้องมีการซ่อมบำรุงและต่อเติม เพื่อให้ใช้งานได้เหมือนเดิมหรือตอบสนองกับปัญหาตามความเหมาะสม 2. การซ่อมบำรุงด้านงานสถาปัตยกรรม พบว่า 2 ใน 5 อาคาร ให้ความสำคัญกับงานพื้น ทางเข้า ทางเดิน และมีการทาสีภายนอกเพื่อให้ผิวอาคารภายนอกดูใหม่และสวยงาม 1 ใน 5 ต่อเติมหลังคาโดยผู้ประกอบการ นอกจากนี้ด้านงานฝ้าเพดาน, การให้แสงสว่าง, …
