The Value Of Green Certification In The Singapore Housing Market, Eric Fesselmeyer
Research Collection College of Integrative Studies
In Singapore, a real estate developer sells new apartments in the same high-rise development before and after obtaining green certification. This allows the use of within-development variation in prices over time to measure the effect of green certification on housing prices, controlling for differences across developments. I find that green certification increases prices by around 3%, suggesting that buyers value certification, possibly because it signals the presence of less-salient green features. Moreover, the effect of certification is biggest for developments that receive the lowest green rating, which likely have fewer green features and are thus less obviously green.

While applications of big data have been extensively studied, discussion is mostly made from the perspectives of computer science, Internet services, and informatics. Alternatively, this article takes the big data approach as an institutional innovation and uses the problem of illegal subdivided units (ISUs) in Hong Kong as a case study. High transaction costs incurred in identification of suspected ISUs and associated enforcement actions lead to a proliferation of ISUs in the city. Multi-unit developments (MUDs) – typically developments of apartments, or apartments and houses, but also sometimes including a commercial component – differ from traditional housing as they have three distinct characteristics: individual ownership of a unit, shared ownership of common property, and collective membership of a corporate body that assumes responsibility for the management of the development (Christudason, 2004). In the Irish case, this corporate body is known as the owners’ management company (OMC). What follows is a proposal to redevelop the southern portion of the Hillsboro Airport located in Hillsboro, OR. The airport is owned by the Port of Portland. Currently, some of the property proposed for redevelopment is located “behind the fence”, in airport secure locations. The Port looks to open up and active land on the south end of the airport for commercial development.
The redevelopment plan must consider the needs of the Port of Portland, Washington County – neighbors and owners of the new Fairgrounds Master Plan development just south of the Hillsboro Airport, and the City of Hillsboro.

In Australia, most people aspire to achieve the “Australian dream” of owning their homes. Australian house prices have risen dramatically in comparison to people’s incomes, but despite this, many Australians still strive to enter the property market. The aim of this correlational study was to investigate the relationships between saving behaviour (with the ultimate goal of spending accumulated savings on a house deposit) and various psychological variables over and above sex, age, education, employment status, and income. The investigated predictor variables were motivation, extrinsic aspiration, financial literacy, and materialism. Real estate property value analysis is used for municipal taxation and budgeting. Commercial properties make up a large percentage of the property tax base in many, if not most, taxing jurisdictions. Data constraints limit the number of analyses conducted on commercial property value patterns. This study employs a fairly extensive data set to address that problem in the context of El Paso in 2013. The sample contains data for 105,611 commercial real estate parcels. Empirical analysis is conducted using geographically weighted regression analysis. Results confirm that parameter estimation for the commercial property data in this sample should be conducted using …

This paper examines the extent to which a change in the cost of car ownership affects the house price gradient with respect to distance from the central business district (CBD). Theory suggests that if the cost of car ownership increases, then people will shift towards other modes of transportation, thus reducing house prices farther away from the CBD. However, the cost of car ownership is likely to be endogenous and correlated with various unobserved factors that also contribute to a change in the house price gradient. To obtain causal effects, we exploit a unique feature of Singapore’s car registration process. …

Random Walks And Market Efficiency: Evidence From Real Estate Investment Trusts (Reit) Subsectors, Fahad Almudhaf, Andrew J. Hansz

This paper investigates the random walk behavior of real estate investment trust (REIT) subsectors using monthly return data from January 1994 to July 2015. Using variance ratio tests, we examine subsectors of lodging/ resorts and self-storage and find that they do not follow a random walk, contradicting the weak-form efficient market hypothesis. Nonparametric runs tests help us find that office, industrial, mixed, free standing, shopping centers, apartments, manufactured homes, and timberland subsectors are weak-form efficient. The evidence in this study supports the idea that some subsectors are more informationally efficient than other subsectors. Copyright © 2018 The Author(s).

The Irish economy is currently experiencing a recovery phase following a ‘lost decade’ of growth due to the severe economic downturn of 2007. While the construction industry in Ireland is recording increased output, and improving rates of employment, in the vital economic and labour market sector of apprenticeship there is a significant lack of engagement. As stigmatized persons, registered sex offenders betoken instability in communities. Depressed home sale values are associated with the presence of registered sex offenders even though the public is largely unaware of the presence of registered sex offenders. Using a spatial multilevel approach, the current study examines the role registered sex offenders influence sale values of homes sold in 2015 for three U.S. counties (rural, suburban, and urban) located in Illinois and Kentucky within the social disorganization framework. The following report is our development program for the 2.17 – acre site in the Central Eastside Industrial District currently owned by Prosper Portland. Our proposal consists of three half blocks housing a CLT building and dual-block office hub named Portland Innovation Center. We believe this unique site can be molded into a next-generation “factory” becoming ground zero for creative collaboration and product development on the Eastside while producing solution-oriented ideas and citywide connections.

This dissertation reevaluates the practice of design and real estate in the United States through an insufficiently understood case study of the architect-developer team of I. M. Pei and William Zeckendorf and their twelve-year partnership in urban renewal. William Zeckendorf (1905-1976) was the most ambitious real estate developer in the United States in the 1950s, with an outsize personality and larger-than-life plans. Unlike most developers of the era, Zeckendorf believed that quality design and visionary planning were critical to remaking city cores through urban renewal. To accomplish this, he hired I. M. Using mergers and acquisitions (M&As) from 26 countries between 2000 and 2012, I examine the role of foreign and domestic institutional investors in cross-border M&As. I have several findings. First, both foreign and domestic institutional ownerships increase significantly during the period 2000-2012.Meanwhile, the volume of the cross-border M&As does not increase during the same time period. Second, domestic institutional investors facilitate both domestic and cross-border M&As. However, this seems to be inconsistent with the negative impact of domestic institutional ownership on the intensity of cross-border M&A activity, as reported in Ferreira et al. (2010).
