Site Development Feasibility Study, Andy A. Tenekjian
Site Development Feasibility Study, Andy A. Tenekjian
Construction Management
A feasibility study in the world of construction is deemed as a preliminary due diligence process in which key components of a project are addressed to determine if the project is viable or not. These components are related to time and money, and the end goal of a feasibility study is to determine if the initial investment of time and money is worth the amount of future financial return. What deems a project successful in the preliminary stage is up for interpretation. Each developer and investor have their own return on investment threshold in a multi-family project like the one …

The Value Of Fiduciary Duties: Evidence From En Bloc Sales In Singapore, Jianfeng Hu, Kelvin F. K. Low, Wei Zhang
The Value Of Fiduciary Duties: Evidence From En Bloc Sales In Singapore, Jianfeng Hu, Kelvin F. K. Low, Wei Zhang
Research Collection Lee Kong Chian School Of Business
This paper examines the impact of fiduciary duties on collective asset sales in the case of owners acting as delegates for other owners, thereby potentially inducing conflicts of interests. Our identification strategy exploits a unique legal shock in Singapore, which established fiduciary duties in those transactions in the real estate market known colloquially as en bloc sales. The imposition of fiduciary duties caused the price premium of units sold via en bloc sales to increase over units ineligible for en bloc sale, as well as over units that, although eligible for en bloc sale, are sold individually. In addition, this …

Property In Whose Name? Intrahousehold Bargaining Over Homeownership In China, Jia Yu, Cheng Cheng
Property In Whose Name? Intrahousehold Bargaining Over Homeownership In China, Jia Yu, Cheng Cheng
Research Collection School of Social Sciences
Previous research typically examined homeownership inequality across individuals or households, overlooking the intrahousehold allocation of homeownership. Using couple-level data of the 2016 China Family Panel Studies, our study addresses the gap by examining the bargaining over homeownership between husbands and wives in China. Descriptive results reveal a large gender gap in homeownership: only about one-quarter of couples listed the wife as an owner on the Housing Ownership Certificate, whereas about 92% listed the husband. The gender gap in ownership, however, has narrowed among couples married after 2000. Multivariate analyses show that economic autonomy, relative resources, housing purchase conditions, and modernization …

This paper discusses instructor considerations when selecting a database management system for teaching SQ on-line
Three Essays On Political Contributions And Firm Performance, Ankita Damani
Three Essays On Political Contributions And Firm Performance, Ankita Damani
Finance and Real Estate Dissertations - Archive
The interaction of politics with financial markets and the macroeconomy has received increasing attention in recent years. Extant literature identifies the significant impact of political connections on firm value. However, several questions in this area remain unanswered. My dissertation consists of three essays. In the first essay, I examine the impact of economic policy uncertainty (EPU) on total campaign contributions and the relative contributions to Republicans and Democrats. I find that the total Political Action Committee (PAC) contributions by firms increase following an increase in EPU. This is also true for the contributions to each major political party, i.e., Republicans …

Managers’ Political Ideology And Debt, Abdulaziz Alshamrani
Finance and Real Estate Dissertations - Archive
This dissertation investigates the effect of managers’ political ideology and their level of managerial conservatism on their firms in the credit markets. In particular, we present three studies on the effect of managers’ political ideology and conservatism on loans’ spreads, credit ratings, and borrower-lender homophily. The level of executive's conservatism is inferred from their direct form of political donations. In chapter I, we provide an introduction that includes an overview and a background to motivate our research. In chapter II, we examine the effect of top managements’ conservatism on their firms' cost of bank loans. We find that firms with …

Three Essays On International Mutual Fund Flows, Anh Tuan Nguyen
Finance and Real Estate Dissertations - Archive
In this dissertation, I investigate the comprehensive relationship of international mutual fund flows among markets. While my first essay presents the unprecedent findings of commonality in mutual fund flows and global market integration, my second essay focuses on answering the classic question in financial market: is there any contagion in the market for asset management? In the third essay, I examine the intransitivity puzzle presented in the first essay. In the first essay, I examine global integration in the market for asset management, as indicated by the correlation of mutual fund flows across domiciles. I observe no leading role for …

Amplify: A Journal of Writing-as-Activism
A walking tour of downtown Portland in August 2021 raises questions for the writer about the purpose of “memory activism,” its relation to writing-as-activism. Drawing on critiques of urbanist Jane Jacobs and interrogating the concept of “reckoning,” the essay explores ways in which the streetscape and people there can deliver meaning and pose questions about systemic racism and unsheltered existence.
The Impact Of Virtual Marketing Strategies On The Price‑Tom Relation, Kelley Cours Anderson, Julia Freybote, Kerry Manis
The Impact Of Virtual Marketing Strategies On The Price‑Tom Relation, Kelley Cours Anderson, Julia Freybote, Kerry Manis
Business Faculty Publications and Presentations
Virtual tours such as pre-recorded videos or self-guided virtual reality (VR) tours represent marketing strategies that agents can use to promote homes for sale. Assuming agents aim at maximizing their net commissions, we expect virtual tours, which require more agent effort and are more costly, to be used for homes that are difficult to show due to being owner- or tenant-occupied. Using 34,359 single-family transactions from multiple US markets, we show that virtual tours impact the sales prices of occupied homes (1) directly (main effect) and (2) indirectly through an interaction with time on market (TOM). However, this impact differs …

Do Large Gains Make Willing Sellers?, Dong Hong, Roger Loh, Mitch Warachka
Research Collection Lee Kong Chian School Of Business
Using unique real estate data that allow for accurately-measured capital gains, we examine whether sell propensities depend on the magnitude of a seller's capital gain. We find that short-term sell propensities are flat over losses and increasing in gains. Consistent with their higher sell propensities, selling prices are lower for properties with larger gains. Large-sized short-term stock investments also have sell propensities that are flat over losses and increasing in gains, although the sell propensities of typical-sized short-term stock investments are V-shaped (Ben-David and Hirshleifer (2012)). Our findings provide empirical support for the realization utility theories of Barberis and Xiong …

Time On Market And The Cash Discount For Condos, Eli Beracha, Julia Freybote, Zhenguo Lin, Michael J. Seiler
Business Faculty Publications and Presentations
We investigate whether the cash discount for condos is affected by time on market (TOM). Theoretically and empirically, we show that the cash discount has two components: First, condos purchased with cash sell at a discount compared to mortgagefinanced condos, which is in line with the cash discount identified in the housing literature. The second component is a TOM-variable cash discount that increases the longer a condo is on the market. In addition, our empirical analysis suggests the cash discount only exists for low-price condos and disappears in higher price segments. In particular, for low-price condos, the cash discount comprises …

The Ability Of Real Estate Students To Self-Assess: Implications For Effective Course Management, Karen Mcgrath, Tom Geurts
The Ability Of Real Estate Students To Self-Assess: Implications For Effective Course Management, Karen Mcgrath, Tom Geurts
Faculty Journal Articles
Engaged students desire to do well, while course instructors endeavor to create a course environment that will achieve long-term mastery of the subject and student success in the classroom and beyond. Despite the effort put forth by both parties, the result is sometimes less favorable than expected. Studies have shown that people tend to overestimate their own abilities (“overconfidence”). When students are overconfident it leads them to believe that they know more than they actually do and consequently study less, while basing their expectations on what grade they would like to achieve, all of which further serves to compound the …

Oregon Counties And Their Effect On Closing Price, Nevaeh Green
Student Scholarship - College of Business
This study seeks to identify relevant input variables which have an effect of closing prices in dollars in six counties in Oregon. This is done first by collecting sample data from a housing agency regarding houses listing price, closing price, Acres, Square footage, number of bathrooms, number of bedrooms, garage size, and county. Then, using the ordinary least squares method to run regressions and identify the magnitude of the effect of specific regressors on the output variable and using their standard error, an analysis is done both into the statistical and economic significance. This analysis found that when including most …

Housing Wealth Shocks, Home Equity Withdrawal, And The Claiming Of Social Security Retirement Benefits, Naqun Huang, Li Jing, Amanda Ross
Research Collection School Of Economics
This paper examines the impact of changes in house prices on when eligible individuals start receiving Social Security benefits. If house prices increase, financially constrained households may draw upon the additional home equity to finance expenses and delay receipt of Social Security in order to have increased lifetime monthly benefits. To address concerns that house price changes are correlated with unobserved local demand shocks, we use a control function approach and employ two different instrumental variables. We find that individuals delay Social Security claiming when house prices increase during the housing boom. The probability of claiming within two years after …
