Phygitality, the seamless and synergistic integration of physical and digital realms, is an indispensable and irrevocable part of contemporary office-based work. Phygitality facilitates spatially and temporally distributed or multi-local working where employees work from diverse locations such as their home, office, and third places at any time of day or night. It also makes nonterritorial working at temporary workspaces accessed on a session-by-session basis possible.
This dissertation examines how phygital, multi-local, and nonterritorial working reshape individual and group work behaviors, organizational spatial practices, work-centric settings, non-work-centric settings, neighborhoods, cities, and regions. The acequias of the upper Río Grande are more than just irrigation canals. They also allocate and manage water for the community of landowners in the system. After four centuries of use, the acequias persist into modern times with their founding principles intact: self-government, local autonomy, internal rules for operating procedures, and a strong sense of mutualismo or communal responsibility. They have endured since Spanish colonial settlement and have maintained continuity of a water culture surviving political-administrative changes under three sovereigns, Spain (1598-1821), Mexico (1821-1848), and the United States (1848-Present). Definitively speaking, suburbanization does not equate to post-industrialism in the same limelight as would urbanization and industrialism. However, anomalous cases, such as the one being discussed in this paper, tangentially interlink on a socioeconomic basis. In 1965, Sweden began construction of the Miljonprogrammet (Million Programme), where over the next ten years, over one million domiciles were built in a suburban setting leading to a mass diaspora of ‘slum living’ Swedish industrial workers. Rapid urbanization and increasing impervious cover in cities like those within the Dallas-Fort Worth metroplex have intensified flooding, heat, erosion, and declining ecological quality. Although large-scale green infrastructure (GI) interventions are widely recognized as solutions to these issues, small-scale institutional landscapes remain a neglected yet powerful component of urban GI networks. This study functions as a pilot/demonstration project to evaluate the potential of small-scale GI interventions at Trinity Presbyterian Church, Plano, Texas. This document explains how systemic racism and discriminatory policies from the Civil War & Reconstruction period through the 20th century prevented African Americans in Spartanburg from building wealth through land ownership and home equity. It details barriers such as Black Codes, sharecropping, convict leasing, exclusion from New Deal programs, discriminatory housing policies, and urban renewal projects that displaced Black neighborhoods without providing equitable opportunities for economic advancement.

This thesis explores adaptive reuse as a design strategy to repurpose aging warehouse infrastructure in the Inland Empire, specifically Rancho Cucamonga, in order to reclaim and reintegrate the urban fabric around community needs, rather than defaulting to demolition and erasure. Urbanisation and environmental degradation pose significant challenges to biodiversity, ecosystem services, and food pro- duction. The Bioagricorridors strategy addresses this by inte- grating agroecology in the urban environment, emphasising the continuity principle to connect diverse ecosystems through green infrastructure. Employing a mapping strategy, bioagricorridors bridge theory and space, using maps as communication tools and deep mapping to explore multi-layered, digital cartographic representations. Climate change presents a complex global threat, particularly in Latin America and the Caribbean, where the impacts are severe, yet the region also showcases innovative approaches to face these issues. This study systematically analyzes the challenges faced by urban sustainability projects in the region, drawing insights from 35 case studies in the Urban Sustainability Exchange (USE) database. The primary objective is to identify shared challenges in implementing climate action initiatives, offering valuable lessons for future projects. Sustainable Community Development (SCD) is widely debated as a climate mitigation strategy, with recognized benefits such as reducing carbon footprints, enhancing public health, and fostering economic resilience. However, a major critique is its limited accessibility to marginalized communities. In particular, the resilience embedded in rebuilding plans does not necessarily translate to real access for those whose insurance coverage may not be sufficient to afford conventional design services or reconstruction costs. Recent urban transformation in the Global South, driven by globalization, commodification, and a logic of development, is producing homogenized cities and increasingly regulated public spaces. Within this context, the Bengali practice of adda (āddā), understood as prolonged informal, convivial conversation, embodies a form of non-instrumental sociability that resists commodification and control. Although a historically and cultural rooted practice, scholarly attention to adda has been limited. เมืองเก่านครราชสีมา โดยเฉพาะย่านถนนจอมพล เป็นพื้นที่สำคัญทางประวัติศาสตร์และสถาปัตยกรรม แม้ได้รับการประกาศเป็นเขตเมืองเก่าและจัดทำแผนแม่บทการอนุรักษ์ รวมถึงมีการศึกษาวิจัยมาอย่างต่อเนื่อง แต่การพัฒนาเชิงอนุรักษ์ยังไม่ประสบผลสำเร็จ การวิจัยนี้เป็นการวิจัยเชิงคุณภาพ มุ่งศึกษาสภาพปัจจุบัน โอกาส และข้อจำกัดในการปรับปรุงอาคารพาณิชย์เชิงอนุรักษ์ โดยเก็บข้อมูลผ่านการสัมภาษณ์เชิงลึกกับผู้ประกอบการ 7 กรณีศึกษา หน่วยงานรัฐ ท้องถิ่น และภาคประชาชน รวมถึงการประชุมกลุ่มย่อย เพื่อเสนอแนวทางอนุรักษ์ที่ยั่งยืนและสอดคล้องกับการพัฒนาเมืองในอนาคต ผลการศึกษาพบว่า ผู้ประกอบการจำนวน 5 ใน 7 รายมีความต้องการปรับปรุงอาคาร ขณะที่ 1 รายไม่ประสงค์ปรับปรุงเพิ่มเติมเนื่องจากได้ดำเนินการไปแล้ว และอีก 1 รายไม่มีความต้องการปรับปรุง โดยความต้องการหลักของผู้ประกอบการมุ่งเน้นการซ่อมแซมและฟื้นฟูอาคารให้คงลักษณะดั้งเดิมควบคู่กับการปรับให้สอดคล้องกับการใช้งานในปัจจุบัน อาคารกรณีศึกษาทั้งหมด 4 หลัง ประกอบด้วยอาคารคอนกรีตเสริมเหล็ก 3 หลัง และอาคารไม้ 1 หลัง ซึ่งพบว่ามีการใช้ประโยชน์พื้นที่ไม่เต็มศักยภาพ ทั้งในด้านพื้นที่และช่วงเวลาใช้งาน โดยพื้นที่ที่ถูกใช้งานหลักคือส่วนพาณิชยกรรมเพื่อประกอบกิจการ ทั้งนี้ มีผู้ประกอบการเพียง 2 รายที่มีผลประกอบการต่ำกว่าเป้าหมาย เจ้าของอาคารทั้งหมดมีเครือญาติอาศัยอยู่ใกล้เคียงแต่ยังไม่มีแผนการสืบทอดอาคารหรือกิจการที่ชัดเจน ขณะที่ผู้เช่าพบว่ามีเพียง 1 รายที่มีเครือญาติอยู่ในพื้นที่ อย่างไรก็ตาม ผู้ประกอบการทุกรายมีทัศนคติเชิงบวกต่อการอนุรักษ์ แม้ว่าวิธีการแสดงออกจะมีความหลากหลายแตกต่างกันไป ในด้านโอกาสและข้อจำกัด ผู้ประกอบการส่วนใหญ่มีความต้องการปรับปรุงอาคาร และมีทัศนคติเชิงบวกต่อการอนุรักษ์ แม้อาคารจะถูกใช้งานไม่เต็มศักยภาพ ทั้งด้านพื้นที่และเวลา ผู้ประกอบการมีฐานะทางเศรษฐกิจค่อนข้างมั่นคง สะท้อนศักยภาพของทำเล แต่ข้อจำกัด คือ เจ้าของอาคาร ขาดแรงจูงใจในการพัฒนาที่ชัดเจน และผู้เช่าอาคาร มีข้อจำกัดจากกระบวนการเช่าระยะสั้น ที่ไม่ชัดเจน ขณะที่หน่วยงานที่เกี่ยวข้องแม้จะมีบทบาทสนับสนุนในระดับนโยบาย แต่ยังขาดแผนปฏิบัติการที่ชัดเจนในระดับท้องถิ่น ส่งผลให้กระบวนการมีส่วนร่วมไม่ต่อเนื่อง และภาคประชาชนยังขาดงบประมาณในการขับเคลื่อน ดังนั้น โอกาสในการปรับปรุงอาคารพาณิชย์ ในเมืองเก่านครราชสีมาจึงจำกัดอยู่ในระดับรายกิจการ มากกว่าระดับระบบหรือนโยบายที่สามารถขับเคลื่อนได้อย่างเป็นวงกว้างและยั่งยืน จากการศึกษาแนวทางการอนุรักษ์ของเมืองเก่าภูเก็ต แนวคิด “มาจิซึคึริ” (Machizukuri) จากญี่ปุ่น และกระบวนการมีส่วนร่วมของประชาชนในเมืองเก่าน่าน พบว่า การรวมกลุ่มของภาคประชาชน และกลไก การสนับสนุนจากภาครัฐเป็นปัจจัยสำคัญในการขับเคลื่อนการอนุรักษ์ ผลการศึกษานำไปสู่ข้อเสนอแนะเชิงปฏิบัติและเชิงนโยบาย ที่เน้นการบูรณาการระหว่างกลไกจากภาครัฐและการขับเคลื่อนจากภาคประชาชน ในเชิงปฏิบัติควรส่งเสริมการสร้างเครือข่ายระหว่างผู้ประกอบการ โดยมีหน่วยงานภาครัฐและเอกชนทำหน้าที่เป็นตัวกลางในการสนับสนุนและกระตุ้นให้เกิดแนวทางการพัฒนาที่มาจากพื้นที่ ขณะเดียวกัน ภาครัฐควรกำหนดนโยบายและมาตรการสนับสนุนที่ชัดเจน เพื่อส่งเสริมการพัฒนาเศรษฐกิจควบคู่กับการอนุรักษ์ ซึ่งจำเป็นต้องอาศัยความร่วมมือจากทุกภาคส่วนเพื่อให้การอนุรักษ์เกิดความยั่งยืนและสอดคล้องกับการพัฒนาเมืองในอนาคต

รายงาน Global Risks Report ค.ศ. 2025 ระบุว่าครึ่งหนึ่งของความเสี่ยงในช่วง 10 ปีข้างหน้าเกี่ยวข้องกับปัจจัยด้านสิ่งแวดล้อมที่ส่งผลกระทบต่อสุขภาพและคุณภาพชีวิต สะท้อนให้เห็นถึงความจำเป็นของการนำเกณฑ์ทั้ง LEED และ WELL มาปรับใช้ในภาคอสังหาริมทรัพย์เพื่อยกระดับคุณภาพอาคารด้านความยั่งยืนและสุขภาวะ งานวิจัยนี้มุ่งศึกษาความสำคัญของปัจจัยและกลยุทธ์การสร้างความได้เปรียบที่มีผลต่อการพัฒนาโครงการสำนักงานพร้อมพื้นที่ค้าปลีกตามเกณฑ์ทั้ง LEED BD+C และ WELL Core & Shell โดยใช้การสำรวจ สัมภาษณ์เชิงลึก การสัมภาษณ์อย่างมีโครงสร้างในการวิเคราะห์ข้อมูลเชิงคุณภาพ ผลการวิจัยพบว่าปัจจัยสำคัญของเกณฑ์ LEED ได้แก่ กระบวนการเชิงบูรณาการ (IP) คุณภาพสิ่งแวดล้อมภายในอาคาร (EQ) พลังงานและบรรยากาศ (EA) ตามลำดับ ส่วนเกณฑ์ WELL ให้ความสำคัญกับหมวดความสบาย (Comfort) อากาศ (Air) และน้ำ (Water) ที่ส่งผลต่อความคุ้มค่าของโครงการ นอกจากนี้ ปัจจัยด้านผลตอบแทนที่สูงกว่า เช่น อัตราค่าเช่า รวมถึงการยอมรับต้นทุนก่อสร้างที่เพิ่มขึ้น ตลอดจนภาพลักษณ์องค์กรที่ดี ล้วนมีบทบาทสำคัญต่อการตัดสินใจลงทุน ผลวิจัยชี้ว่าต้นทุนการก่อสร้างเฉลี่ยของโครงการที่ผ่านเกณฑ์ทั้งสองสูงกว่าอาคารทั่วไปประมาณร้อยละ 3.31-9.76 ของอาคารสำนักงานพร้อมพื้นที่ค้าปลีกขนาดพื้นที่ 98,244 – 125,519 ตารางเมตร ขณะที่ค่าเช่าเฉลี่ยสูงกว่าอาคารสำนักงานทั่วไปประมาณร้อยละ 23 แสดงให้เห็นถึงความสามารถในการสร้างความได้เปรียบเชิงเศรษฐศาสตร์ แม้ว่าต้นทุนและค่าเช่าสูงขึ้น แต่ด้วยแนวโน้มอุปสงค์ของตลาดอาคารพรีเมียมและนโยบายภาครัฐที่สนับสนุนอาคารยั่งยืน ทำให้ทั้งเกณฑ์ทั้ง LEED และ WELL กลายเป็นปัจจัยสำคัญที่สร้างความแตกต่างเชิงคุณค่า เพิ่มมูลค่าอาคาร และสามารถสร้างความได้เปรียบทางการแข่งขันของโครงการในระยะยาว

ศูนย์การค้ามีวิวัฒนาการและปรับตัวอย่างต่อเนื่องเพื่อตอบสนองความต้องการของสังคม เศรษฐกิจ และความเปลี่ยนแปลงของเมือง โดยเฉพาะในกรุงเทพฯ และปริมณฑล ศูนย์การค้าถือได้ว่าเป็นพื้นที่ที่มีความสำคัญและมีบทบาทเป็นอย่างมากต่อการดำเนินชีวิต การพัฒนาเศรษฐกิจ ดังนั้นการวิจัยในครั้งนี้จึงมีวัตถุประสงค์เพื่อศึกษาวิวัฒนาการเชิงพื้นที่และการปรับตัวของศูนย์การค้าในฐานะโครงสร้างพื้นฐานเมือง ในกรุงเทพมหานครและปริมณฑล ภายหลัง พ.ศ. 2540 จนถึงปัจจุบัน เพื่อนำเสนอแนวทางในการพัฒนาเมืองในอนาคต ในการศึกษานี้มีการใช้เครื่องมือการวิจัยแบบผสมผสาน (Quantitative & Qualitative) โดยวิเคราะห์จากตำแหน่งที่ตั้งและการกระจายตัวเชิงพื้นที่ ของศูนย์การค้า 155 แห่ง ตามขอบเขตการวิจัยที่กำหนด ควบคู่กับการสัมภาษณ์ผู้พัฒนาและสำรวจภาคสนาม จากการศึกษาวิวัฒนาการศูนย์การค้าในพื้นที่กรุงเทพมหานคร และปริมณฑล (พ.ศ. 2470 – 2567) พบว่า 1) วิวัฒนาการของศูนย์การค้าในเชิงการเติบโตของจำนวน และรูปแบบวงจรชีวิตของศูนย์การค้า พบว่า มีความสัมพันธ์อย่างมากกับการเปลี่ยนแปลงทางเศรษฐกิจและสังคม 2) วิวัฒนาการของศูนย์การค้าในเชิงพื้นที่ พบว่า รูปแบบการกระจายตัวขยายจากศูนย์กลางจากบริเวณเขตปทุมวัน และเขตราชเทวี ไปสู่บริเวณรอบนอก และ 3) ปัจจุบันศูนย์การค้าได้ปรับตัวเพื่อตอบสนองต่อความต้องการของผู้บริโภคและการเปลี่ยนแปลงของเมืองจากการเป็นพื้นที่การค้าสู่การเป็นหนึ่งในโครงสร้างพื้นฐานเมืองที่สำคัญ โดยมีการพัฒนาอย่างเชื่อมโยงกับระบบขนส่งมวลชนและตอบสนองนโยบายภาครัฐในการเพิ่มพื้นที่สาธารณะและส่งเสริมการพัฒนาเมืองอย่างเป็นโครงข่าย

ระบบบริการสุขภาพของไทยกำลังเผชิญความท้าทายจากการเข้าสู่สังคมสูงวัยขั้นวิกฤต ทำให้สถานพยาบาลต้องรองรับผู้สูงอายุที่มีความเปราะบางทั้งด้านร่างกาย สังคม และจิตใจ การสร้างสภาพแวดล้อมที่เอื้อต่อการเยียวยา จึงเป็นประเด็นสำคัญ งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาปัจจัยที่มีอิทธิพลต่อสุขภาวะผู้สูงอายุ วิเคราะห์องค์ประกอบสภาพแวดล้อมที่เหมาะสม และนำเสนอแนวทางการจัดการในอาคารผู้ป่วย 20 ชั้น ศูนย์การแพทย์ปัญญานันทภิกขุ ชลประทาน มหาวิทยาลัยศรีนครินทรวิโรฒ การวิจัยใช้ระเบียบวิธีเชิงคุณภาพ โดยเก็บข้อมูลจากแบบสำรวจ การสัมภาษณ์เชิงลึก และการสนทนากลุ่มกับผู้เชี่ยวชาญ บุคลากรทางการแพทย์ และญาติผู้รับบริการ ผลการศึกษาพบว่า แผนกอายุรกรรมผู้ป่วยนอกชั้น 2 มีความแออัด พื้นที่พักคอยขาดความเป็นส่วนตัวสำหรับผู้ป่วยเปลนอน หอผู้ป่วยสามัญชั้น 12 และชั้น 14 มีอุปกรณ์กีดขวางทางสัญจร และป้ายทางหนีไฟไม่ชัดเจน ส่งผลต่อความปลอดภัย ด้านสังคม และยังขาดพื้นที่กลางสำหรับปฏิสัมพันธ์เชิงบวก ด้านจิตใจ ผู้สูงอายุให้ความสำคัญกับความสงบ ความเป็นส่วนตัว และศักดิ์ศรีความเป็นมนุษย์ บริเวณพักฟื้นมีอุณหภูมิสูงและอากาศถ่ายเทน้อย ส่งผลลบต่อสุขภาวะ จากผลการวิจัยสรุปได้ว่า การจัดการสภาพแวดล้อมเพื่อการเยียวยาแบบองค์รวม ทั้งกายภาพ สังคม และจิตใจ เป็นแนวทางสำคัญ จึงเสนอการปรับปรุงพื้นที่เปลนอน ระบบแสงสว่างและการระบายอากาศ เพิ่มพื้นที่ส่วนกลาง ส่งเสริมการเข้าถึงห้องน้ำ และจัดทางสัญจรพร้อมป้ายหนีไฟมาตรฐาน โดยคำนึงถึงสภาพแวดล้อมการทำงานของบุคลากร เพื่อพัฒนาการดูแลผู้สูงอายุให้สอดคล้องกับสังคมสูงวัยในอนาคต

We evaluate two schemes of service contracting (SC) program implemented for the first time in the Philippines: gross-cost and net-cost. Using an automatic vehicle location (AVL) dataset generated using a mobile application, we examine the supply and performance of jeepney, a form of paratransit, on 20 routes during the pandemic. Ten of these routes are under gross-cost, and the other ten are under net-cost. Our evaluation suggests that gross-cost SC has resulted in more kilometer-run travelled, more arrivals at the stop, shorter headway duration, which are indicative of increased supply, compared to net-cost.
