Streets Are Not Enough: The Introverted Block As A Neglected Type, Ivor Samuels, Anna A. Kantarek

Modernism in planning and urban design led to the erosion of the traditional city's morphology. Samuels and Kantarek use the plan for Nowa Huta, a 1949 new town near Krakow, to point out the problems related to the introvert block, particularly walkability, connectivity, and the lack of direct entrances to the residences from the street. The introvert block type evolved into present-day gated communities.

Connecting The Dots: Campus Form, Student Perceptions, And Academic Performance, Amir Hajrasouliha

The influence of the built environment on people's behavior and performance is a traditional study topic in urban design. In this article, Amir Hajrasouliha discusses the role of the campus physical environment in student perceptions and in their performance and graduation rates through an investigation of 23 CSU campuses and a survey of 446 students. The author demonstrates that both objective and perceived measures are significantly associated with student academic performance.

Socio-economically underprivileged urban communities might suffer from restricted access to urban forests. Environmental injustice research on urban greenery in Asian cities is lacking. Public housing estates in Hong Kong, accommodating low-income households and over half of the 7.45 million population, were investigated for injustice in tree provision. Two clustering schemes used socio-economic and ecological characteristics to classify 93 estates. Factor analysis of 14 socio-economic variables identified four factors related to deprivation, namely ageing population, overcrowding, working poor with high academic qualifications, and marginalised language minorities. This working paper presents new research and argumentation regarding the way we think about the material culture of place and argues that thinking hard about place is essential for addressing social inequality in our cities. Drawing on new empirical research – ethnographic observation, photography, and interviews – it takes the varied communities and landscapes of the San Francisco Bay Area as a lens through which to interrogate the prominent trend of so-called “placemaking” in urban planning, development, and design. In the city of Medellín, Colombia, Library Parks were formed as a way of promoting inclusive urbanism. A total of ten parks were produced, one being Biblioteca España. Placed on a steep slope, Biblioteca España had structural failure that caused its collapse. WonderEdge was created as a solution for the replacement of Biblioteca España.

Trees offer a range of ecosystem services and remain important in providing human benefits. However, emerging literature questions the long-accepted view of trees being able to improve air quality in urban parks. The aerodynamic effect of trees was identified as a major reason for the change of pollutant distribution in near-road parks, where trees can act as porous barriers and cause localised concentration increase. Although not yet fully developed, planting strategies aiming to mitigate the negative effect of vegetation on air quality should be encouraged in future park design. การศึกษาแนวคิดสุขภาวะทางใจหรือความสุขเป็นสิ่งที่อยู่ในความสนใจมายาวนาน แต่การศึกษาเรื่องสุขภาวะทางใจในการอยู่อาศัยนั้นยังมีการศึกษาไม่มากนัก ในปัจจุบันการพัฒนาอสังหาริมทรัพย์ในประเทศไทยมีจํานวนอาคารชุดที่เพิ่มขึ้นอย่างมากและรวดเร็ว ประเด็นเรื่องสุขภาวะทางใจในการอยู่อาศัยในอาคารชุดจึงเป็นเรื่องที่ควรได้รับการคํานึงถึงอย่างยิ่ง งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาองค์ประกอบทางกายภาพของห้องชุดและสุขภาวะทางใจในการอยู่อาศัย เพื่อวิเคราะห์หาองค์ประกอบทางกายภาพที่มีความสัมพันธ์และส่งผลต่อสุขภาวะทางใจในการอยู่อาศัย และเพื่อเสนอแนะแนวทางในการพัฒนารูปแบบองค์ประกอบทางกายภาพของห้องชุด โดยใช้การรวบรวมแนวคิดทฤษฎีที่เกี่ยวข้อง ร่วมกับการสัมภาษณ์ผู้ประกอบการ ผู้เชี่ยวชาญด้านจิตวิทยาและผู้เชี่ยวชาญด้านสถาปัตยกรรม ในการพัฒนาเครื่องมือในการเก็บข้อมูลจากกลุ่มตัวอย่างผู้อยู่อาศัยในรูปแบบห้องชุด 1 ห้องนอนของโครงการลุมพินี เพลส พระราม 9-รัชดา, ลุมพินี เพลส รัชโยธิน และลุมพินี เพลส พระราม4 – กล้วยน้ำไท รวมจํานวน 146 ตัวอย่าง โดยใช้แบบสัมภาษณ์แบบมีโครงสร้าง และนําข้อมูลที่ได้มาวิเคราะห์ผลทางสถิติร่วมกับการวิเคราะห์ผังห้องชุด ผลการศึกษาพบว่า (1) ลักษณะทางกายภาพของรูปแบบห้องชุด 4 รูปแบบ ในรูปแบบ B1 จากโครงการลุมพินี เพลส รัชโยธินและรูปแบบ C1 จากโครงการลุมพินี เพลส กล้วยน้ำไท มีรูปแบบการวางผังเหมือนกัน ส่วนในรูปแบบ A1 และ A2 จากโครงการลุมพินี เพลส พระราม 9-รัชดา มีความแตกต่างกันที่รูปแบบ A2 มีระเบียงบริเวณส่วนนอน ทั้งนี้รูปแบบ A1 และ A2 นั้นจะแตกต่างจากรูปแบบ B1 และ C1 อย่างชัดเจนในลักษณะการวางผัง, ลำดับการเข้าถึง, การกำหนดขอบเขตและการเชื่อมต่อในแต่ละพื้นที่ (2) ลักษณะครัวเรือน ลักษณะการอยู่อาศัยและปัจจัยอื่น ๆ ที่เกี่ยวข้องกับสุขภาวะทางใจของผู้อยู่อาศัย จากกลุ่มตัวอย่างทั้ง 4 รูปแบบห้องชุด พบว่ามีความแตกต่างกันในบางหัวข้อ ได้แก่ อาชีพหลัก ในรูปแบบ B1 ส่วนใหญ่เป็นนักเรียน/นักศึกษา ส่วนรูปแบบอื่น ๆ เป็นพนักงาน/ลูกจ้างเอกชน, ระดับรายได้ มีความหลากหลายในแต่ละรูปแบบ โดยจะอยู่ในช่วง ต่ำกว่า 20,000 – 60,000 บาท, ผู้อยู่อาศัยร่วมกัน ในรูปแบบ C1 ส่วนใหญ่อยู่อาศัยคนเดียว ส่วนรูปแบบอื่น ๆ อยู่อาศัยร่วมกับครอบครัว และลักษณะที่อยู่อาศัยเดิม ในรูปแบบ …

โอกาสและข้อจำกัดในการพัฒนาโครงการอสังหาริมทรัพย์ขนาดใหญ่ ตามหลักมาตรการ Pud (Planned Unit Development): กรณีศึกษาโครงการถนนกรุงเทพกรีฑา-ตัดใหม่, จักรกฤช วิสุทธินันท์

การพัฒนาโครงการอสังหาริมทรัพย์ขนาดใหญ่มีความสำคัญต่อการพัฒนาเมือง สำนักการวางผังและพัฒนาเมืองกรุงเทพมหานครได้กำหนดมาตรการพัฒนาโครงการขนาดใหญ่ หรือมาตรการ PUD (Planned Unit Development) ภายใต้ (ร่าง) ผังเมืองรวมกรุงเทพมหานคร (ปรับปรุงครั้งที่ 4) เพื่อเป็นเครื่องมือในพัฒนาโครงการขนาดใหญ่ให้เกิดประโยชน์สูงสุดแก่ทั้งผู้ประกอบการ ประชาชน และสาธารณะ งานวิจัยฉบับนี้ มีวัตถุประสงค์เพื่อศึกษาโอกาสและข้อจำกัดในการพัฒนาโครงการขนาดใหญ่ ตามหลักมาตรการ PUD (Planned Unit Development) โดยคัดเลือกโครงการถนนกรุงเทพกรีฑา-ตัดใหม่ ของ บจม.พร็อพเพอร์ตี้ เพอร์เฟค บนที่ดินขนาด 300 ไร่ เป็นกรณีศึกษา โดยใช้วิธีการศึกษาเอกสาร การออกแบบโครงการจำลอง และการสัมภาษณ์ผู้ประกอบการ ผู้เชี่ยวชาญ และนักวิชาการ ปัจจุบันโครงการเดิม (โครงการถนนกรุงเทพกรีฑา-ตัดใหม่) เป็นโครงการประเภทที่อยู่อาศัยบ้านเดี่ยวและทาวน์โฮม ประกอบด้วย 5 โครงการย่อย ใน 6 แปลงที่ดิน ตั้งอยู่บนที่ดินที่ผังเมืองรวมกำหนดประเภทการใช้ประโยชน์ที่ดินไว้เป็นพื้นที่อยู่อาศัยประเภทที่อยู่อาศัยหนาแน่นน้อย (ย.3) เมื่อนำโครงการเดิมนี้ มาออกแบบเป็นโครงการที่นำใช้ มาตรการ PUD สามารถปรับย่านการใช้ประโยชน์ที่ดินสูงสุดเป็นประเภทที่อยู่อาศัยหนาแน่นปานกลาง (ย.6) โดยที่ค่าอัตราส่วนพื้นที่อาคารรวมต่อพื้นที่ดิน (FAR) ในพื้นที่โครงการไม่เปลี่ยนแปลง เกิดเป็นรูปแบบโครงการที่ผสมผสานระหว่างที่อยู่อาศัยกับกิจกรรมอื่นๆ จากการศึกษาด้านการตลาดของโครงการ เมื่อนำใช้มาตรการ PUD จึงพบความเป็นไปได้ขององค์ประกอบ 4 ประเภท ได้แก่ (1) โครงการเวลเนสเซ็นเตอร์และสปอร์ต คลับ (2) โรงแรม (3) โรงเรียนนานาชาติ และ(4) ศูนย์การค้าไลฟ์สไตล์ มอลล์ เมื่อนำ 4 องค์ประกอบดังกล่าว มาทำการศึกษาด้านกฎหมาย จึงพบว่ากฎหมายเอื้ออำนวยให้สามารถดำเนินการได้ จากการออกแบบวางผังทางกายภาพโครงการ เมื่อนำใช้มาตรการ PUD เกิดเป็นอัตราการใช้ประโยชน์ที่ดินดังนี้ (1) ที่อยู่อาศัย ร้อยละ 68 (2) โรงเรียนนานาชาติ ร้อยละ 13 (3) โรงแรม ร้อยละ 5 (4) โครงการเวลเนสเซ็นเตอร์และสปอร์ต คลับ ร้อยละ 5 และ(5) …

จากการสำรวจในปัจจุบันมีการพัฒนาที่อยู่อาศัยในแนวสูงหรืออาคารชุดเพิ่มมากขึ้นเป็นจำนวนมากในเขตพื้นที่กรุงเทพมหานครเนื่องจากการเจริญเติบโตของเมือง ในพื้นที่เขตชั้นในมีจำนวนจำกัดการพัฒนาอาคารสูงจึงเป็นทางเลือกที่ผู้ประกอบการต่างเลือกใช้นำมาพัฒนาโครงการอสังหาริมทรัพย์และในปัจจุบันประชาชนก็หันมาอยู่อาศัยในอาคารประเภทอาคารชุดกันมากขึ้น ในประเทศเกาหลีใต้นั้นมีงานวิจัยที่ศึกษาถึงผลกระทบจากการอยู่อาศัยในอาคารสูงว่าด้วยลักษณะของอาคารที่สูงขึ้นไปนั้นทำให้มีความกังวลใจ ผู้ที่อาศัยอยู่ในอาคารสูงที่ตั้งแต่ชั้นที่ 18 ขึ้นไป อัตราเกิดโรควิตกกังวลสูงขึ้น ความดันเลือดสูงขึ้น โดยเฉพาะในผู้สูงอายุและเด็กทารก ผู้อยู่อาศัยมีความเครียดมากขึ้นจากเสียงรบกวน และการใช้งานลิฟต์รวมไปถึงด้านความปลอดภัยและอุบัติเหตุจึงเป็นเป็นที่มาในการศึกษาครั้งนี้ เพื่อศึกษาปัจจัยที่ส่งผลต่อสุขภาวะของผู้ที่อยู่อาศัยในอาคารชุดในกรุงเทพมหานคร และหาแนวทางในการพัฒนาที่อยู่อาศัยประเภทอาคารชุดที่ส่งเสริมสุขภาวะของผู้อยู่อาศัยต่อไป โดยศึกษาจากผู้อยู่อาศัย รวมไปถึงนำความคิดเห็นจากผู้เชี่ยวชาญมาสรุปผลเพื่อหาแนวทางโดยการเก็บข้อมูลใช้วิธีการเก็บแบบสอบถามและสัมภาษณ์ โดยลงพื้นที่ศึกษาโครงการเดอะรูมสุขุมวิท69 และเดอะรูมสาทร-ถนนปั้น ผลการศึกษาพบว่ากลุ่มตัวอย่างมีความเห็นว่าการอาศัยอยู่ในโครงการที่มีความปลอดภัยต่อชีวิตและทรัพย์สินส่งผลกับสุขภาวะของตนมากที่สุดเป็นอันดับแรก รองลงมา 4 อันดับ พบว่าเป็นปัจจัยด้านการบริหารจัดการทั้งสิ้น เมื่อวิเคราะห์ปัจจัยที่มีอิทธิพลต่อปัจจัยภายในผู้อยู่อาศัย พบว่าปัจจัยทางด้านกายภาพทั่วไปมีผลคล้ายคลึงกับมุมมองของผู้อยู่อาศัย ส่วนกลุ่มปัจจัยลักษณะทางกายภาพของโครงการและกลุ่มปัจจัยการบริหารจัดการ มีความแตกต่างกัน ในด้านความสูงอาคาร จากการอาศัยอาคารชุดที่อาศัยในระดับชั้นที่แตกต่างกัน 3 ระดับ ได้แก่ ชั้น 1 – 8 ชั้น 9 – 24 และชั้น 25 ขึ้นไป มีระดับสุขภาวะไม่แตกต่างกันที่ระดับนัยสำคัญทางสถิติ .05 ผู้เชี่ยวชาญส่วนใหญ่มีความเห็นว่าปัจจัยทางด้านสังคมมีความ สำคัญต่อสุขภาวะของผู้อยู่อาศัยจะเป็นปัจจัยที่สนับสนุนให้ปัจจัยบริหารจัดการ ในส่วนของปัจจัยด้านกายภาพที่ดีจะส่งเสริมให้ผู้อยู่อาศัยมีสุขภาวะที่ดีขึ้น
