The Burlington Mall is a regional shopping center located in Burlington, Massachusetts. About ten miles outside of Boston, it sits near the junction of Interstate 95 and Route 3. In the first few decades of Burlington’s explosive growth as a suburb, the mall was a magnet to shoppers and other developments that created its present day reputation as a shopping and employment hub. Today, it remains a landmark in the Greater Boston Area and puts suburban Burlington on the map. The commodification of housing has led to new levels of unaffordability for tenants all over the country. With skyrocketing rents and an explosion of homelessness, we are faced with the glaring failures of our capitalist housing system to meet people’s most basic human needs. Recognizing the inherent limitations of “affordable housing” within a profit-driven system, we need a paradigm shift around housing that can change the terms of the debate, and advance a real alternative to the speculative market. Algiers, the first French colony in Africa, was conquered in 1830 and gained independence in 1962. During this period, Algiers was constructed into an Orientalist acting ground that was shaped through political, social, economic formations in the built environment. The French colonial fascination with Algiers centered around the casbah, and thus the casbah became a laboratory for ethnographic and urban reflections. The French process of urban planning included military intervention, preservation motivated by exoticism and museology, and superstructure master plans dictated by the present benefit of indigenous communities to the colonial regime. With rapid growth in the aging population around the world, the promotion of aging in place has become more significant in recent years. Many neighborhood landscape elements and features have been revealed by accumulating research findings to be critical to aging in place. However, they are usually studied separately or in small groups. Little has been done to examine the relative importance of these elements and features when brought together, from the older adult’s point of view. The 525 N. Capitol Ave was initiated in response to the housing crisis in San Jose, CA. Livability and affordability currently plague Silicon Valley, as many residents are considered rent-burdened -- spending most of their income on housing-related costs. In collaboration with Community Development Partners, this new development will help provide affordable units to families experiencing housing insecurity, chronically homeless veterans, low-income seniors, and those with disabilities; with the idea in mind of creating a thriving, intergenerational community. The 2020 COVID-19 outbreak has caused significant disruption to economic and social systems. New York City, as the United States’ largest city and among the nation’s most densely populated, was an early epicenter of the crisis. Modifications to the design, planning and operations of the city’s public realm have been important components of the city’s overall response to mitigate the effects of the pandemic while also facilitating economic recovery and providing social, educational, and recreational opportunities for city residents. Property rights in the subsurface of land are adapting to accommodate modern activities like massive hydraulic fracturing (fracing). Property rights will need to continue adapting if they are to accommodate other developing activities like large-scale carbon capture and storage (CCS). Courts and commentators rarely approach the nature of subsurface property directly. They tend instead to discuss appropriate standards for tort liability when disputes arise—for example when artificial fissures from a frac treatment extend into and drain oil or gas from a neighbor’s land. The case law and literature generally approach unauthorized subterranean invasions as trespasses. Because the tort of trespass …

This dissertation explores the relationship between the city of Alcalá de Henares, Spain and Mexico City, Mexico, in terms of the colonization-decolonization processes of the latter. First, Alcalá de Henares and a few years later, Mexico City, suffered profound urban transformations that led to the construction of the so-called City of God (Civitas Dei). The City of God was a utopia: an urban, philosophical and educational model conceived during the first stages of the early modern period. งานวิจัยนี้เป็นงานวิจัยเพื่อวิเคราะห์แปลงที่ดินที่สามารถสร้างอาคารได้อย่างเต็มประสิทธิภาพ คือ มีค่าอัตราส่วนพื้นที่อาคารรวมต่อพื้นที่ดิน (FAR) 10:1 เนื่องจากในทางปฎิบัติแล้วแปลงที่ดินที่พัฒนาได้ FAR 10:1 มีจำนวนน้อยเพราะติดปัญหาทางด้านกายภาพ รูปร่างที่ดิน และความกว้างของถนน งานวิจัยนี้จะทำการสำรวจแปลงที่ดินที่อยู่ในพื้นที่ศึกษาโดยใช้ข้อมูลจากเว็บไซต์กรมที่ดิน และนำมาออกแบบอาคารโดยใช้โปรแกรมสเก็ตอัพ (SketchUp 2020) ภายใต้กฎหมายควบคุมอาคาร อาทิเช่น ความสูงอาคาร ระยะร่น ผลการศึกษาพบว่าในแปลงที่ดินที่ได้คำนวณและออกแบบจำนวน 259 แปลง มีเพียง 52 แปลงเท่านั้นที่มีค่า FAR 10:1 โดยแปลงที่ดินที่เล็กที่สุดมีเนื้อที่ 1 งาน 55 ตร.ว. และแปลงที่ดินที่มีขนาดใหญ่สุดมีเนื้อที่ 9 ไร่ 3 งาน 77.8 ตร.ว. ในแปลงที่ดิน 52 แปลงที่มีค่า FAR 10:1 มีลักษณะทางกายภาพดังนี้ 1. ความกว้างเขตทางที่น้อยที่สุด คือ 33 เมตร และ 2. ความยาวด้านที่ติดถนนที่สั้นที่สุด คือ 18.3 เมตร จากข้อมูลนี้แสดงให้เห็นว่าการแก้ปัญหาในเรื่องการปรับปรุงกายภาพของที่ดินสามารถใช้วิธีการรวมแปลงที่ดินหรือทำการปรับปรุงสภาพแวดล้อมของพื้นที่ดินโดยการขยายขนาดของถนนหรือตัดถนนเพิ่ม จะช่วยให้แปลงที่ดินมีค่าอัตราส่วนพื้นที่อาคารรวมต่อพื้นที่ดินเพิ่มสูงขึ้นจากเดิม

Harris County, Texas, experiences flooding almost every year, and the situation is getting worse. Uncontrolled development is leading to an increase in flooding events. This study investigated how rapid urbanization and sprawl led to a higher frequency and intensity of flooding in the Cypress Creek watershed in northern Harris County. According to urban ecology, the basis of the theoretical framework, the human actions on the environment are not just bystanders, but direct contributors as inputs. In this case, the outputs are the intensity of the flooding events caused by Hurricane Ike, the Memorial Day flood of 2016, and Hurricane Harvey. …

This dissertation examines geographic forms of evidence in the practices of landscape architects and geographers. I analyze evidence not only as an epistemic phenomenon, but as an aesthetic one, as well. Convincing an audience that the world is (or should be) one way and not another requires that knowledges be stacked, extended, and stitched together in a manner admissable to an audience. In the first two chapters, I use the case of the landscape architect Ian McHarg to examine how his approach to integrating scientific knowledge---a aesthetic response to what I theorize as 'ought anxiety'---grew alongside the environmental bureaucracy in …

With rapid urbanization, environmental problems like green space shortage and urban flooding become prevalent. Identifying effective policymaking and implementation is critical in order to solve these problems. This dissertation addresses four theoretical topics in the context of urban green infrastructure: policy entrepreneur, institutional response to club goods, quasi-public-private partnership, and policy goal ambiguity. Each is exemplified by a causal case study. Data were collected through participant observation, field trips, semi-structured interviews, and crowdsourcing.

Rapid evolvement of the vertical take-off and landing (VTOL) technology in conjunction with recent robust R&D has demonstrated the technical feasibility of the civil VTOL system as a short-haul mass transit mode. Its combined benefits of a helicopter and a turboprop into one aircraft is expected to become an effective remedy for congested air traffic and difficulties with airport expansions in the metropolitan areas along with the potential benefit to improve accessibility to population centers and remote areas where conventional aircraft cannot access.

งานวิจัยฉบับนี้ มุ่งเน้นศึกษาหลักการสากลรวมถึงกรณีศึกษาในต่างประเทศ เพื่อหาแนวทางการออกแบบภูมิทัศน์อาคารสำหรับพื้นที่สถานีขนส่งมวลชนทางราง ที่ส่งเสริมระดับค่าศักยภาพการมองเห็นและเข้าถึงให้เหมาะสมต่อการรักษานัยยะความสถานที่ ที่ประกอบด้วย 1) การเป็นพื้นที่สาธารณะที่อเนกประโยชน์ และ 2) การเป็นพื้นที่ที่เอื้อต่อการรับรู้เชิงทัศน์ต่อภูมิทัศน์อาคารในประเด็นเรื่องความปลอดภัยและอัตลักษณ์ของพื้นที่เป็นหลัก อันสามารถรักษาหน้าที่ “ความเป็นสถานที่ของเมือง” ให้สมดุลกับ “ความเป็นจุดเชื่อมต่อเครือข่ายระบบสัญจร” ของพื้นที่รอบสถานีขนส่งมวลชนทางราง ซึ่งเป็นคุณสมบัติของพื้นที่สถานีที่ดี โดยเลือกพื้นที่ย่านพาณิชยกรรมศูนย์กลางเมืองกรุงเทพมหานคร เป็นพื้นที่ศึกษาและวัดผลด้วยเครื่องมือการศึกษาสัณฐานวิทยาเมือง ที่สามารถแสดงผลบนแผนที่จริงตามระดับค่าวรรณะสีรุ้ง จากการศึกษาพบว่าปัญหาสำคัญ คือข้อกฎหมายที่ยังขาดการคำนึงถึงความแตกต่างเฉพาะตัวในบริบทของแต่ละพื้นที่ โดยเฉพาะอย่างยิ่งในพื้นที่สถานีขนส่งมวลชนทางราง ที่มีตัวแปรทางกายภาพที่ชัดเจนและมีผลกระทบโดยตรง คือ โครงสร้างยกระดับ ดังนั้น ภายใต้เงื่อนไขที่ไม่สามารถเปลี่ยนแปลงโครงสร้างยกระดับดังกล่าวได้ แต่หากสามารถเพิ่มเติมข้อกฎหมายที่เกี่ยวข้องผ่านการมีแนวทางการออกแบบภูมิทัศน์อาคารสำหรับพื้นที่รอบสถานีขนส่งมวลชนทางราง โดยผู้วิจัยได้สรุปแนวทางการออกแบบเพื่อเสนอแนะ ดังนี้ 1) ระยะ สัดส่วน กำหนดสัดส่วนความสูงฐานอาคารต่อระยะแนวราบให้สอดคล้องกับมุมมองของผู้คนในทุกระดับชั้น, 2) การใช้ประโยชน์พื้นที่ กำหนดให้ความเป็นสาธารณะสามารถแทรกซึมเข้าไปในพื้นที่และอาคารโดยรอบ, 3) รูปแบบและองค์ประกอบทางสถาปัตยกรรม กำหนดให้ทุกฐานอาคารต้องให้ความสำคัญกับองค์ประกอบทางสถาปัตยกรรมบนรูปด้านหน้าอาคารที่แสดงถึงความปลอดภัยและอัตลักษณ์ของพื้นที่เป็นหลัก รวมทั้งเพิ่มเติมการกำหนดรูปแบบของส่วนเชื่อมต่อให้มีลักษณะที่โปร่ง ไม่ทึบตัน อีกทั้งกำหนดให้บริเวณอาคารและแนวรั้วที่ตั้งอยู่หัวมุมถนน ต้องปาดมุมให้มีขนาดที่เหมาะสม เพื่อส่งเสริมการเป็นจุดเชื่อมต่อมุมมองและและการเข้าถึงจากพื้นที่รอบสถานีสู่พื้นที่ที่ลึกเข้าไป

งานวิจัยฉบับนี้จัดทำขึ้นเพื่อศึกษาสภาพที่พักอาศัยของนิสิตจุฬาฯที่อยู่หอพักโดยรอบจุฬาลงกรณ์มหาวิทยาลัย รวมถึงลักษณะเศรษฐกิจ สังคม ภูมิลำเนา ไปจนถึงปัจจัยในการตัดสินใจเช่าหอพักและอพาร์ทเม้นท์ของนิสิตจุฬาลงกรณ์มหาวิทยาลัย เพื่อนำเสนอแนวทางการจัดการที่พักอาศัยให้เหมาะสมกับความต้องการของนิสิตจุฬาลงกรณ์มหาวิทยาลัย จากผลการศึกษาพบว่า นิสิตส่วนใหญ่มีภูมิลำเนามาจากต่างจังหวัด ซึ่งส่วนมากมีความต้องการเช่าหอพักภายในมหาวิทยาลัย แต่ปริมาณหอพักไม่เพียงพอต่อความต้องการของนิสิต จึงจำเป็นต้องอยู่หอพักโดยรอบมหาวิทยาลัย เพื่อความสะดวกในการเดินทาง อีกทั้งนิสิตยังต้องคำนึงถึงปัจจัยด้านอื่นๆ เช่น ราคา ความปลอดภัย และสิ่งอำนวยความสะดวกของที่พักอาศัย เป็นต้น โดยหอพักที่นิสิตเลือกพักอาศัยมักอยู่ในบริเวณมหาวิทยาลัยที่อยู่ในเขตปทุมวัน เขตราชเทวีและเขตบางรัก เป็นต้น ซึ่งราคาที่นิสิตเลือกเช่าพักอาศัยที่มีลักษณะเป็นห้องสตูดิโอที่มีห้องน้ำภายในและมีระเบียง ขนาดห้อง 21-30 ตารางเมตร จะอยู่ในช่วงราคา 7,000-10,000 บาท ราคาจะขึ้นอยู่กับปัจจัยหลายอย่าง เช่น สิ่งอำนวยความสะดวกภายในห้องพัก ขนาดห้องพักและทำเลของหอพัก เป็นต้น ด้วยรายได้ครัวเรือนของนิสิตส่วนใหญ่อยู่ในช่วง 50,000-100,000 บาทต่อเดือน ซึ่งทำให้มีผลต่อ รายได้ต่อเดือนของนิสิตที่ได้รับ น้อยกว่า 10,000-20,000 บาทต่อเดือน จึงทำให้นิสิตจำเป็นต้องมีผู้ร่วมพักอาศัยที่เป็นเพื่อน เพื่อหารเฉลี่ยค่าใช้จ่ายของราคาห้องพัก ค่าน้ำ และค่าไฟ เพราะห้องพักมีราคาสูงพอสมควร จากการศึกษาได้ข้อสรุปว่า นิสิตต้องการอยู่หอพักในบริเวณมหาวิทยาลัย มีราคาถูก พร้อมสิ่งอำนวยความสะดวกครบครัน และพื้นที่ส่วนกลางภายในพอพัก เช่น ห้องทำงาน,ห้องออกกำลังกาย,ห้องทำอาหารและห้องบอร์ดเกมส์ เป็นต้น รวมทั้งภายในห้องพักมีความเป็นส่วนตัว มีเฟอร์นิเจอร์เพียงพอสำหรับนิสิต เช่น โต๊ะทำงาน,ตู้เสื้อผ้าและตู้เก็บของ เป็นต้น จึงทำให้ผู้วิจัยสามารถออกแบบห้องพักให้ตรงตามความต้องการของนิสตจุฬาลงกรณ์มหาวิทยาลัย

Bayview Hunters Point is at the epicenter of environmental justice issues in San Francisco. The district has historically been the location of the city’s most polluting industries, as well as some of its poorest residents and its greatest concentration of public housing. As the city’s zoning developed over the twentieth century, the southeastern neighborhood on the bay became a patchwork of industrial and residential parcels of land, fueling spatial injustice, in particular a lack of access to public open space.

อพาร์ทเมนต์โดยรอบนิคมอุตสาหกรรมนวนคร ถูกสร้างขึ้นเพื่อรองรับความต้องการที่พักอาศัยของพนักงานโรงงานภายในนิคมอุตสาหกรรมที่มีจำนวนมาก เนื่องจากจำนวนผู้พักอาศัยจำนวนมาก ส่งผลต่อปัญหาความแออัด สภาพอาคาร การบริหารจัดการและคุณภาพชีวิตของผู้พักอาศัย ทำให้ต้องมีการปรับปรุงและแก้ไขปัญหาเชิงกายภาพอย่างเหมาะสม หมู่บ้านนครชัยมงคลวิลล่า ซึ่งเป็นชุมชนที่เต็มไปด้วย อพาร์ทเมนต์เอกชน ที่ถูกสร้างขึ้นเพื่อรองรับพนักงานโรงงาน ด้วยระดับราคาและทำเลที่ตั้ง โดยอยู่ใกล้กับบริเวณทิศใต้ของนิคมอุตสาหกรรม นวนคร ผู้วิจัยจึงสนใจที่จะศึกษาปัญหาด้านกายภาพและวิธีการแก้ไขปัญหาของอพาร์ทเมนต์ ด้วยการสำรวจ,สังเกต และสัมภาษณ์ผู้ประกอบการของอพาร์ทเมนต์ เพื่อรวบรวมข้อมูลด้านกายภาพของอาคาร, พฤติกรรมการใช้งานพื้นที่, การดูแลรักษาอาคาร และประเมินปัญหาด้านกายภาพ จากผลการศึกษาพบว่า สภาพอาคารเสื่อมโทรมจากอายุของอาคาร และการใช้งาน ได้แก่ สภาพของสีและเปลือกอาคารภายนอก มีรอยแตกร้าวและสีร่อน สภาพภายในพบว่า มีรอยแตกร้าวของวัสดุปิดผิวตามพื้น ผนัง และกระเบื้องบริเวณทางเดินภายใน โถงทางเข้าพบว่าบางอาคารมีการนำรถจักรยานยนต์ขึ้นมาจอด เนื่องจากมีที่จอดจักรยานยนต์ไม่เพียงพอ ทำให้สัญจรได้ไม่เต็มพื้นที่ การตั้งร้านค้าด้านหน้าในช่วงเวลา 8:00 และ 17:00 น. เกิดการกั้นพื้นที่บริเวณทางเดิน และด้านหน้าอาคาร ส่งผลให้ทางเดินและที่จอดรถยนต์ไม่สามารถใช้งานได้ โดยร้านค้าที่ขายอาหาร ก่อให้เกิดปัญหาเรื่องกลิ่น ควัน เข้าไปยังตัวอาคาร และสร้างขยะปริมาณมาก ส่งผลต่อสภาพแวดล้อม และพื้นที่ทิ้งขยะไม่เพียงพอ นอกจากนี้ยังพบว่าบางอาคารอนุญาตให้ผู้เช่าร้านค้าต่อเติมพื้นทางเดินหน้าร้าน และหลังคา โดยไม่ได้มีการกำหนดวัสดุและความสูง ส่งผลให้ทางเดินภายในมีหลายระดับ และหลายวัสดุ ทำให้ยากต่อการใช้งาน และแม่บ้านไม่สามารถทำความสะอาดได้ ระบบประกอบอาคาร มีปัญหาด้านแสงสว่างทางเข้า เนื่องจากมีขนาดเล็กและไม่มีช่องเปิด ระบบน้ำเนื่องจากไม่ได้มีการเตรียมพื้นที่สำหรับตั้งเครื่องกดน้ำ และเครื่องซักผ้า ทำให้ต้องต่อท่อลอย และจำเป็นต้องให้ความสำคัญกับการบำรุงรักษาท่อโดยรอบอาคารเป็นพิเศษเพื่อป้องกันท่อตันและรั่ว หรือปัญหาเกี่ยวกับถังแซ็กใต้อาคาร ในด้านของการออกแบบพบว่าอาคารไม่ได้ถูกเตรียมพร้อมสำหรับการใช้งานหลายจุด ได้แก่ พื้นที่สำหรับตั้งตู้กดน้ำ, เครื่องซักผ้าหยอดเหรียญ และพื้นที่จอดรถยนต์และจักรยานยนต์ การเว้นระยะร่นด้านข้างและหลังอาคาร รวมถึงการออกแบบพื้นที่ทิ้งขยะแบบปล่อง ส่งผลให้ อพาร์ทเมนต์ที่ไม่ได้เตรียมพื้นที่ไว้ จำเป็นต้องต่อเติมตัวอาคารตามความต้องการที่เพิ่มขึ้นของผู้พักอาศัย และเกิดปัญหาด้านกายภาพตามมา การบริหารจัดการของอพาร์ทเมนต์ พบว่ามีความแตกต่างกันตามแนวคิดของผู้ประกอบการ ได้แก่ 1. การซ่อมบำรุงโครงสร้าง พบว่ามีการตรวจสอบโครงสร้างอาคารและปรับปรุงต่อเติมอาคาร ขึ้นอยู่กับปัญหาที่พบจากอายุอาคารและความต้องการของผู้พักอาศัยที่ทำให้ต้องมีการซ่อมบำรุงและต่อเติม เพื่อให้ใช้งานได้เหมือนเดิมหรือตอบสนองกับปัญหาตามความเหมาะสม 2. การซ่อมบำรุงด้านงานสถาปัตยกรรม พบว่า 2 ใน 5 อาคาร ให้ความสำคัญกับงานพื้น ทางเข้า ทางเดิน และมีการทาสีภายนอกเพื่อให้ผิวอาคารภายนอกดูใหม่และสวยงาม 1 ใน 5 ต่อเติมหลังคาโดยผู้ประกอบการ นอกจากนี้ด้านงานฝ้าเพดาน, การให้แสงสว่าง, …

ประเทศไทยกำลังมีการพัฒนาโครงการสวนสัตว์แห่งใหม่เพื่อเป็นสวนสัตว์แห่งชาติ โดยปัจจุบันกำลังอยู่ในขั้นตอนการกำหนดแผนยุทธศาสตร์และวางผังแม่บทโครงการ จึงจำเป็นต้องมีการศึกษาถอดบทเรียนสวนสัตว์ที่ได้รับมาตรฐานสมาคมสวนสัตว์และสถานแสดงพันธุ์สัตว์น้ำโลก โดยมีจุดประสงค์เพื่อถอดบทเรียนในการพัฒนาโครงการ การวางผังแม่บท รายได้ ค่าใช้จ่าย และผลตอบแทนที่ได้จากการบริหารงาน โดยใช้วิธีการรวบรวมข้อมูลทุติยภูมิจากการสื่ออิเล็กทรอนิกส์ชนิดออนไลน์เป็นหลัก เพื่อนำมาวิเคราะห์เปรียบเทียบและสัมภาษณ์ผู้เชี่ยวชาญจากกรณีศึกษาจำนวน 4 แห่ง ได้แก่ สวนสัตว์Dallas สวนสัตว์Woodland Park สวนสัตว์Saint Louis และสวนสัตว์Denver ผลการศึกษาพบว่าสวนสัตว์มีลักษณะที่ตั้งคือเป็นโครงการเดี่ยวหรืออยู่ร่วมกับแหล่งการเรียนรู้และนันทนาการมีวิสัยทัศน์ที่ต้องการเป็นแหล่งอนุรักษ์สัตว์ป่าเพื่อการเรียนรู้ดำเนินการโดยองค์กรที่ไม่แสวงหาผลกำไรทางการเงินและมีแนวคิดการหาแหล่งที่มาของรายได้เพิ่มเพื่อแก้ไขความไม่แน่นอนของรายได้จากการสนับสนุนจากรัฐและเอกชน สวนสัตว์ทั้ง 4 โครงการมีการวางผัง 2 รูปแบบได้แก่ Main loop and themed loop และ Classic Island structure สวนสัตว์ 3 จาก 4 โครงการมีสัดส่วนการใช้ที่ดินมากที่สุดคือส่วนจัดแสดงและนิทรรศการนอกอาคาร เฉลี่ยร้อยละ 28 ของพื้นที่ทั้งหมด สวนสัตว์Saint Louis มีจำนวนสัตว์มากที่สุดจำนวน 13,500 ตัว 555 สปีชีส์ และสวนสัตว์Woodland parkมีจำนวนสัตว์น้อยที่สุดจำนวน 1,098 ตัว 300 สปีชีส์ สวนสัตว์Saint Louis มีผู้เข้าชมเฉลี่ยในปี ค.ศ. 2013 ถึง ค.ศ. 2017 มากที่สุดจำนวน 3,162,667 คน และน้อยที่สุดคือสวนสัตว์Dallasจำนวน 1,032,959 คน ทั้ง 4 สวนสัตว์มีที่มาของรายได้ที่มากที่สุดคือเงินสมทบจากรัฐบาลเฉลี่ย 12,454,533 ดอลลาร์สหรัฐ และมีที่มาของค่าใช้จ่ายด้านพนักงานมากที่สุดเฉลี่ย 17,154,756 ดอลลาร์สหรัฐ สวนสัตว์Saint Louis มีผลกระทบทางเศรษฐศาสตร์ต่อรายได้รวมจากการบริหารที่สูงที่สุด 10.54 เท่า สามารถถอดบทเรียนได้ว่า 1. ระยะห่างจากใจกลางเมืองไม่มีผลต่อจำนวนผู้เข้าชมแต่การสัญจรที่หลากหลายมีความสำคัญ จำนวนสัตว์และจำนวนสปีชีส์ที่มากกว่าสามารถดึงดูดผู้เข้าชมได้มากกว่า 2. สวนสัตว์ที่อยู่ร่วมกับแหล่งเรียนรู้และนันทนาการสามารถดึงดูดผู้เข้าชมได้มากกว่า 3. สวนสัตว์จำเป็นมีการปรับกลยุทธ์ในการหารายได้เพื่อการพึ่งพาตนเอง 4. ค่าใช้จ่ายส่วนของพนักงานเป็นค่าใช้จ่ายส่วนใหญ่ของสวนสัตว์ 5. ผลกระทบทางเศรษฐศาสตร์สอดคล้องกับจุดมุ่งหมายโครงการที่ไม่แสวงหาผลกำไรทางการเงิน จึงนำมาสู่ข้อเสนอแนะต่อสวนสัตว์แห่งชาติ คือ 1. สวนสัตว์แห่งใหม่ควรมีการเข้าถึงด้วยรถไฟฟ้าขนส่งมวลชน ควรมีการจัดแสดงสัตว์จำนวนมากและมีสปีชีส์ที่หลากหลาย 2. …

ข้อมูลผลกระทบจาก Covid-19 ส่งผลให้ภาคการท่องเที่ยวของประเทศไทยได้รับผลกระทบเป็นอันดับแรกและต่อเนื่องถึงทุกภาคส่วนธุรกิจของไทยรวมถึงธุรกิจโรงแรมขณะเดียวกันเศรษฐกิจเพื่อสุขภาพ (Wellness Economy) กลับมีแนวโน้มเพิ่มขึ้นจากกระแสการรักสุขภาพซึ่งสอดคล้องกับผลสำรวจของสวนดุสิตโพล และ IPG MEDIABAND ว่าคนไทยหันมาให้ความสนใจดูแลสุขภาพมากขึ้นในปี 2563 จากสถานการณ์ดังกล่าวจึงเห็นโอกาสในการศึกษาการท่องเที่ยวและกิจกรรมเชิงสุขภาพสำหรับสร้างช่องทางในการปรับตัวสร้างรายได้ให้กับโรงแรมที่เจอกับวิกฤตไวรัส Covid-19 วิทยานิพนธ์นี้มีวัตถุประสงค์เพื่อศึกษาความต้องการท่องเที่ยวเชิงสุขภาพของนักท่องเที่ยวที่สนใจท่องเที่ยวในจังหวัดเชียงใหม่ ศึกษาความสัมพันธ์ระหว่างกิจกรรมเชิงสุขภาพกับพฤติกรรมการท่องเที่ยวของนักท่องเที่ยวที่สนใจท่องเที่ยวในจังหวัดเชียงใหม่ และ เสนอแนะการปรับโรงแรมขนาดเล็กเพื่อสอดรับกิจกรรมการท่องเที่ยวเชิงสุขภาพ โดยแบบสอบถามเป็นเครื่องมือหลักในการวิจัยโดยใช้สูตรการหาประชากรของ Taro Yamane ระดับความเชื่อมั่นอยู่ที่ 95% ได้แบบสอบถามจำนวน 400 ชุด จากนั้นนำข้อมูลจากแบบสอบถามมาหาค่าความสัมพันธ์และนัยทางสถิติสำหรับการวิเคราะห์ข้อมูล ผลการศึกษาอุปสงค์และพฤติกรรมการท่องเที่ยวเชิงสุขภาพของผู้ที่สนใจท่องเที่ยวในจังหวัดเชียงใหม่ พบว่ากลุ่มตัวอย่างส่วนใหญ่เป็นเพศหญิงมีอายุระหว่าง 20-29 ปี มีรายได้ต่อเดือนเฉลี่ย 24,088 บาท และ อายุ 30-39 ปี มีรายได้ต่อเดือนเฉลี่ย 45,517 บาท พฤติกรรมในการท่องเที่ยวจะเดินทางอย่างมีคุณภาพ และ แสวงหาสิ่งใหม่ ๆ เดินทางร่วมกับเพื่อน และ ครอบครัว มีจำนวนคนร่วมเดินทาง 3-4 คน มีจำนวนวันเข้าพักที่ 3-5 วัน สำหรับค่าใช้จ่ายในการท่องเที่ยวต่อทริปอยู่ที่ 4,001 – 6,000 บาท จะเดินทางโดยเครื่องบิน และ รถยนต์ส่วนตัว พาหนะที่ใช้ท่องเที่ยวภายในจังหวัดเป็นการเช่ารถยนต์ เช่ารถจักรยานยนต์ และ ใช้บริการรถสาธารณะเป็นหลัก ประเภทกิจกรรมที่ทำระหว่างทริปท่องเที่ยวจังหวัดเชียงใหม่เป็นการท่องเที่ยวเชิงธรรมชาติ และ ท่องเที่ยวเชิงสุขภาพมากที่สุด ผู้ตอบแบบสอบถามส่วนใหญ่ ยินดีจ่าย หากโรงแรมมีบริการด้านสุขภาพ ร้อยละ 93.7 และ สนใจเข้าพักโรงแรมที่มีบริการด้านสุขภาพ จำนวน 3-5 วัน จากการวิเคราะห์ข้อมูลความสัมพันธ์ระหว่างความสนใจกิจกรรมเชิงสุขภาพกับพฤติกรรมการท่องเที่ยวเชิงของนักท่องเที่ยวพบว่าตัวแปร อายุ รายได้ และ จำนวนวันเข้าพักมีนัยสำคัญทางสถิติที่ระดับ 0.05 วิจัยสามารถสรุปได้ว่านักท่องเที่ยวที่มีอายุระหว่าง 20-39 ปีมีแนวโน้มสนใจทำกิจกรรมเชิงสุขภาพภายนอกโรงแรมที่เป็นลักษณะการผจญภัย เดินป่าชมธรรมชาติ ปั่นจักรยาน และ ถนนคนเดิน นักท่องเที่ยวกลุ่มนี้ที่จะกลับมาใช้บริการกิจกรรมการกดจุด นวด สปา Aroma ขันโตกรับประทานอาหารพื้นเมือง ฟังดนตรีชมการแสดงฟ้อนรำล้านนา และ สอนทำอาหารพื้นถิ่น ภายในโรงแรม …

เนื่องด้วยโครงสร้างประชากรผู้สูงอายุที่เพิ่มขึ้นอย่างต่อเนื่อง และงานวิจัยในผู้สูงอายุส่วนใหญ่จะเกี่ยวข้องกับผู้สูงอายุในชุมชน หรือผู้สูงอายุที่มีรายได้น้อย งานวิจัยนี้จึงมีวัตถุประสงค์เพื่อศึกษาสภาพประชากร สังคม เศรษฐกิจและพฤติกรรมการอยู่อาศัยของผู้สูงอายุในโครงการหมู่บ้านจัดสรรราคาสูง โดยเลือกกรณีศึกษาเป็นโครงการหมู่บ้านนันทวันจำนวน 3 โครงการ รวมถึงวิเคราะห์พฤติกรรมการใช้งาน ปัญหา และความต้องการด้านที่อยู่อาศัย กิจกรรม และพื้นที่ส่วนกลางภายในโครงการ เพื่อเสนอแนะแนวทางการออกแบบและแนวทางปรับปรุงพื้นที่ดังกล่าว ให้มีความเหมาะสมสําหรับผู้สูงอายุ โดยวิจัยข้อมูลจากการสัมภาษณ์และการสํารวจพื้นที่ด้านที่อยู่อาศัย อาคารสโมสรและพื้นที่ส่วนกลาง ซึ่งพบว่า ด้านพฤติกรรมคือ ผู้สูงอายุใช้เวลาภายในบ้านกับกิจกรรมดูทีวีมากเกินไป ขาดกิจกรรมที่จะช่วยส่งเสริมสุขภาพกายและสุขภาพใจให้สดใสแข็งแรง ด้านที่อยู่อาศัย มีพื้นที่บางส่วนที่ไม่เหมาะสมสำหรับผู้สูงอายุ ได้แก่ ห้องนํ้ามีขนาดเล็กเกินไป ลานซักล้างมีระดับต่างจากพื้นที่ภายในบ้าน ด้านอาคารสโมสรและพื้นที่ส่วนกลางในโครงการมีอุปสรรคต่อการใช้งานของผู้สูงอายุ ได้แก่ ตำแหน่งอาคารสโมสรที่อยู่ไกล ขาดทางลาดเพื่อใช้ในการเข้าถึงพื้นที่กิจกรรม จุดนั่งพักในสวนหรือริมทางเดินมีจำนวนน้อยเกินไป จึงเสนอแนะแนวทางการออกแบบและปรับปรุง ได้แก่ การเพิ่มกิจกรรมตามหลักทฤษฎีกิจกรรม เพื่อให้ผู้สูงอายุได้มีกลุ่มสังคมแลกเปลี่ยนความสนใจกับผู้อื่น กระตุ้นให้ร่างกายสดชื่นด้วยการเคลื่อนไหวจากกิจกรรมต่างๆ และจัดเตรียมที่อยู่อาศัยให้เหมาะสมต่อสภาพการอยู่อาศัยของผู้สูงอายุตามแนวคิดการออกแบบเพื่อทุกคน เช่น ขยายห้องน้ำให้มีขนาดใหญ่ขึ้นและติดตั้งอุปกรณ์ที่จำเป็น เช่น ราวจับ ทำทางลาดเข้าสู่ที่พักอาศัยและพื้นที่ส่วนกลางที่ผู้สูงอายุใช้งานเป็นประจำ หรือการวางเเนวทางการจัดวางสิ่งอำนวยความสะดวกที่เหมาะสมแก่ผู้สูงอายุกรณีออกแบบโครงการใหม่ เช่น การกำหนดแนวทางการวางตำแหน่งอาคารสโมสรให้อยู่กลางพื้นที่เพื่อให้ทุกคนสามารถเข้าถึงได้ในระยะที่สะดวก

พื้นที่สาธารณะเป็นพื้นที่รองรับกิจกรรมหลากหลายของมนุษย์รวมไปถึงกิจกรรมการชุมนุมทางการเมืองเป็นกิจกรรมเกิดขึ้นบ่อยครั้งในกรุงเทพมหานครตั้งแต่การเปลี่ยนแปลงการปกครองเข้าสู่ระบอบประชาธิปไตย การใช้พื้นที่สาธารณะสำหรับการชุมนุมทางการเมืองเริ่มขึ้นในปีพ.ศ.2500 มาจนถึงปัจจุบันและพบว่ามีการใช้พื้นที่สาธารณะหลายพื้นที่ หลายรูปแบบเป็นการใช้ประโยชน์ที่ดินทับซ้อนกิจกรรมอื่นส่งผลกระทบต่อพื้นที่รอบข้าง งานวิจัยนี้จึงศึกษาพัฒนาการของการใช้พื้นที่สาธารณะสำหรับการชุมนุมทางการเมืองในกรุงเทพมหานคร ตั้งแต่พ.ศ.2500-2563 จากผลการศึกษาพบว่าประเภทของพื้นที่สาธารณะสำหรับการชุมนุมทางการเมืองแบ่งออกเป็น 2 ประเภท ได้แก่ พื้นที่สาธารณะแบบเปิดโล่งและปิดล้อม อีกทั้งยังมีคุณลักษณะทางกายภาพที่มีผลต่อการใช้พื้นที่สาธารณะ 5 ประการ ได้แก่ ความเป็นสัญลักษณ์ชองพื้นที่ ตำแหน่งที่ตั้ง การเข้าถึง ขนาดของพื้นที่และรูปร่างของพื้นที่ จากการศึกษางานวิจัยนี้ทำให้ทราบถึงการเปลี่ยนแปลงของการใช้พื้นที่สาธารณะสำหรับการชุมนุมทางการเมืองในแต่ละช่วงเวลา เพื่อเป็นแนวทางให้กับเจ้าหน้าที่ดูแลพื้นที่สาธารณะและผู้จัดการชุมนุมทางการเมืองในอนาคตในการใช้พื้นที่สาธารณะสำหรับการชุมนุมทางการเมือง
