Factors Influencing Fixed-Route Transit Decision-Making: Exploring Differences By Disability And Community Type, Jordana L. Maisel, Molly E. Ranahan, Jimin Choi

Transit agencies utilize the following complementary initiatives to encourage greater fixed-route transit usage by people with disabilities: (1) implement more rigorous paratransit eligibility determination practices and (2) address the factors that deter people with disabilities from using fixed-route transit. This research focuses on the latter and uses previously conducted survey data to determine the most important factors individuals with disabilities consider when deciding to use various transportation options, and how these factors vary by disability and community type. Nature-based solutions (NbS) include all the landscape’s ecological components that have a function in the natural or urban ecosystem. Memorial Parking Trees (MPTs) are a new variant of a nature-based solution composed of a bioswale and a street tree allocated in the road, occupying a space that is sub-utilised by parked cars. This contribution reviews the recent renovation of Z33—House for Contemporary Art, Design and Architecture in Hasselt, Belgium—in the light of its unique implementation of different levels of interiority. The institute is housed in the former beguinage, a site with a rich and layered history and one of the few green public spaces in the city centre. The intervention by architect Francesca Torzo builds further on and strengthens the existing qualities of the site through a creative process of copying and improving. The city of Sullivan, IN has a neighborhood revitalization plan and requires new housing that will attract new homeowners to Sullivan. The IAD251 course offers Interior Architecture Design sophomores and juniors the opportunity to design their own unique home, so they were tasked with developing concepts and floor plans for Sullivan’s empty lots. In ENVI 610, one graduate student was able to address the agreed upon goals of developing a 3D model of the downtown square. US. Government operations between 1940-1950 brought unprecedented direct and indirect employment opportunities to San Diego, exacerbating an already growing housing shortage. To accommodate the thousands of new defense workers, the government produced the largest defense housing project to date in the small neighborhood of Linda Vista. Many urban places contain subtle details that can unintentionally deter pedestrian activity. These details can be assessed through six themes: safety, comfort, pedestrian infrastructure, aesthetics, proximity, and ease of navigation. Adults over age 65 may have more concerns about walking in urban settings than people in other age groups. This study identifies urban design elements that encourage and discourage walking among older adults and makes recommendations for design improvements. Study participants (n= 67) completed an online survey about walking behaviors, perceptions of health and community, and perceptions of seven unidentified scenes of pedestrian environments in Lexington, Kentucky. Privatization has been frequently criticized for diminishing the inclusiveness of public space. This dissertation examines whether private signature parks are more exclusive than their public counterparts utilizing Lefebvre's right to the city, along with theories of public space privatization and governance. To better understand the influence of privatization on the social inclusiveness of public spaces, three publicly-accessible signature parks are deliberately selected in downtown Dallas, based on their ownership and management types: (1) publicly-owned, publicly-managed; (2) publicly-owned, privately-managed; and (3) privately-owned, privately-managed. สถานการณ์วิกฤตโควิด-19 ส่งผลกระทบต่อทั้งภาคธุรกิจและครัวเรือน โดยทำให้รายได้ครัวเรือนลดลง และส่งผลต่อสัดส่วนที่เป็นค่าใช้จ่ายประจำของครัวเรือนเพิ่มขึ้น ทั้งนี้ค่าใช้จ่ายเกี่ยวกับที่อยู่อาศัยมีอัตราส่วนที่มากที่สุดเป็นอันดับที่สองของค่าใช้จ่ายทั้งหมด โดยจังหวัดปทุมธานี มีค่าใช้จ่ายเฉลี่ยต่อเดือนสูงที่สุดและเป็นพื้นที่ควบคุมโรคระบาดสูงสุดและเข้มงวด มีแหล่งงานสำคัญ คือ นิคมอุตสาหกรรมนวนคร งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาลักษณะค่าใช้จ่ายด้านที่อยู่อาศัยของผู้ค้าอาหารในนิคมอุตสาหกรรมนวนคร รวบรวมข้อมูลโดยการสำรวจและสัมภาษณ์ผู้ค้าอาหารที่ได้รับผลกระทบจากวิกฤตโควิด-19 จำนวน 45 ตัวอย่าง โดยแบ่งตามลักษณะร้านค้าอาหารได้เป็น 3 กลุ่มได้แก่ กลุ่มA (ร้านแผงลอยอาหาร), กลุ่มB (ร้านอาหารใต้หอพักอาศัย)และกลุ่มC (ร้านอาหารอาคารพาณิชย์) ผลการศึกษาพบว่า 1) เมื่อเผชิญกับวิกฤตโควิด-19 ส่งผลกระทบกับรายได้ของผู้ค้าอาหารโดยเฉลี่ยลดลงถึงร้อยละ 31.4 จากเดิมเฉลี่ยเดือนละ 42,356 บาท ลดลงเหลือเฉลี่ยเดือนละ 29,067 บาท และค่าใช้จ่ายด้านที่อยู่อาศัยเฉลี่ยเพิ่มขึ้นร้อยละ 2 จากเดิมเฉลี่ยเดือนละ 11,780 บาท เพิ่มขึ้นอยู่ที่เฉลี่ยเดือนละ 11,897 บาท เนื่องจากกลุ่ม A และกลุ่ม C มีผู้ที่เปลี่ยนที่อยู่อาศัยจากเดิมเป็นห้องเช่า เปลี่ยนเป็นเช่าบ้านแถว เพื่อใช้พื้นที่หน้าบ้านทำเป็นร้านค้า 2) ลักษณะที่อยู่อาศัยส่วนใหญ่เป็นแบบเช่า ร้อยละ 82 โดยกลุ่ม C มีค่าใช้จ่ายสูงที่สุดเฉลี่ยเดือนละ 16,867 บาท เนื่องจากส่วนใหญ่เช่าอาคารพาณิชย์ อันดับที่สองคือกลุ่ม B เฉลี่ยเดือนละ 10,670 บาท ซึ่งมีการเช่าห้องพักและกลุ่ม A ที่มีด้านค่าใช้จ่ายน้อยที่สุดเฉลี่ยเดือนละ 8,154 บาท เนื่องจากส่วนใหญ่เป็นห้องเช่า 3) ลักษณะการแก้ไขปัญหาของผู้ค้าอาหารส่วนใหญ่ ได้เข้ารับมาตรการช่วยเหลือเงินเยียวยาจากภาครัฐ ซึ่งสามารถบรรเทาความเดือนร้อนด้านค่าใช้จ่ายได้ส่วนหนึ่ง 4) ความต้องการช่วยเหลือของผู้ค้าอาหารต่อภาครัฐ ส่วนใหญ่ต้องการการให้เงินเยียวยา ขยายเวลาการลดค่าเช่าหรือยกเว้นการผ่อนชำระค่าที่อยู่อาศัย ลดค่าสาธารณูปโภค อีกทั้งยังต้องการช่วยเหลือเพิ่มเติม โดยให้ควบคุมต้นทุนอาหารสดเพื่อนำมาค้าอาหาร งานวิจัยนี้จะนำไปสู่ความเข้าใจผลกระทบจากวิกฤตโควิด-19 ที่มีต่อค่าใช้จ่ายด้านที่อยู่อาศัย รวมถึงแนวทางการแก้ไขปัญหาที่เกิดขึ้น รวมถึงลักษณะความต้องการการช่วยเหลือของผู้ค้าอาหารในนิคมอุตสาหกรรมนวนคร ซึ่งสามารถเป็นแนวทางให้ประชาชนที่ได้รับผลกระทบ และหน่วยงานภาครัฐ ได้รับทราบข้อมูล ตัดสินใจเลือกแนวทางการแก้ไขปัญหาที่เหมาะสมด้านค่าใช้จ่ายในการอยู่อาศัยต่อไป

ปัจจัยด้านทำเลที่ตั้ง สาธารณูปโภค สาธารณูปการ และสิ่งอำนวยความสะดวกของเมืองเป็นปัจจัยที่มีอิทธิพลต่อการกำหนดราคาขายอาคารชุดพักอาศัย โดยเฉพาะการพัฒนาระบบรถไฟฟ้าขนส่งมวลชนเป็นปัจจัยที่มีความสำคัญอย่างมาก งานวิจัยนี้จึงมีวัตถุประสงค์เพื่อศึกษาว่ามีปัจจัยด้านทำเลที่ตั้งใดบ้างที่มีอิทธิพลอย่างมีนัยสำคัญต่อราคาขายอาคารชุดในพื้นที่เชื่อมต่อฝั่งตะวันตกจากศูนย์กลางธุรกิจหลักของกรุงเทพมหานคร โดยใช้การวัดระยะห่าง หรือค่าคุณลักษณะของปัจจัยด้านทำเลที่ตั้งมาศึกษากับราคาขายอาคารชุดจำนวน 47 โครงการด้วยวิธีทางสถิติศาสตร์ และวิเคราะห์เชิงพื้นที่ด้วยระบบสารสนเทศภูมิศาสตร์เพื่อหาทำเลที่ตั้งที่มีศักยภาพเหมาะสมในการพัฒนาโครงการอาคารชุดระดับราคาต่างๆ ที่ได้รับอิทธิพลจากปัจจัยด้านทำเลที่ตั้งดังกล่าว ผลการศึกษาพบว่าปัจจัยด้านทำเลที่ตั้งในพื้นที่ศึกษา สามารถจำแนกเป็นตัวแปรอิสระ 10 หมวดหมู่ รวมทั้งสิ้นจำนวน 28 ตัวแปร ซึ่งสามารถหาความสัมพันธ์ หรืออิทธิพลต่อราคาขายอาคารชุดด้วยการวิเคราะห์การถดถอยเชิงเส้นพหุด้วยวิธี STEPWISE พบว่า ปัจจัยด้านทำเลที่ตั้งที่มีอิทธิพลต่อราคาขายอาคารชุดมี 8 ปัจจัย เรียงตามอิทธิพลมากไปน้อยได้ดังนี้ ระยะห่างจากศูนย์กลางธุรกิจหลัก ศูนย์กลางธุรกิจรอง โรงพยาบาลขนาดกลาง สถานีรถไฟฟ้า ศูนย์การค้าภูมิภาคขนาดใหญ่ มหาวิทยาลัย โรงพยาบาลขนาดใหญ่ และโรงเรียนประถมศึกษา ตามลำดับ ซึ่งระยะห่างจากอาคารชุดพักอาศัยที่เพิ่มขึ้นทุก 1 เมตรของปัจจัยดังกล่าวส่งอิทธิพลต่อราคาขายอาคารชุดให้เปลี่ยนไป -20.746, +14.569, +17.059, -18.916, +8.330, +11.883, -17.411, -41.248 บาท ตามลำดับ จากนั้นจึงนำผลการศึกษานี้มาร่วมกันทำนายราคาขายอาคารชุดในระดับราคาต่างๆ โดยสร้างเป็นแผนที่แบบจำลองราคาขายอาคารชุดด้วยวิธี Weighted Overlay Technique พบว่าสามารถเสนอแนะทำเลเหมาะสมในการพัฒนาอาคารชุดพักอาศัยในสำหรับราคาต่างๆ ได้ และเมื่อวิเคราะห์ร่วมกับพื้นที่ศักยภาพเหมาะสมภายในขอบเขตการให้บริการของปัจจัยด้านทำเลที่ตั้งในระดับศักยภาพเหมาะสมมากที่สุด ทำให้สามารถเสนอแนะทำเลพื้นที่ศักยภาพเหมาะสมในการเข้าถึงบริการของปัจจัยด้านทำเลที่ตั้งของเมือง ในการพัฒนาโครงการอาคารชุดในระดับต่างๆ ได้ โดยภาพรวมบริเวณศักยภาพเหมาะสมสำหรับระดับราคาสูง 3 อันดับแรก คือ Super Luxury, Luxury และ high Class นั้นกระจุกตัวอยู่ย่านธุรกิจริมแม่น้ำเจ้าพระยาในเขตคลองสานตามแนวรถไฟฟ้าสายสีทอง มีพื้นที่ศักยภาพเหมาะสมรวม 1.49644 ตารางกิโลเมตร และโครงการอาคารชุดระดับ Main Class เป็นระดับราคาขายที่มีสัดส่วนมากที่สุดในพื้นที่ศึกษา มีพื้นที่ 15.41064 ตารางกิโลเมตร ควรพัฒนาในบริเวณต่อเนื่องของรถไฟฟ้าสายสีลมในเขตธนบุรี กับรถไฟฟ้าสายสีน้ำเงินในสถานีบางขุนนท์ สถานีจรัญสนิทวงศ์13 และสถานีท่าพระ จากผลการศึกษานำมาสู่ข้อเสนอแนะต่อผู้พัฒนาโครงการอาคารชุดว่าควรคำนึงถึงปัจจัยด้านทำเลที่ตั้งทั้ง 8 ปัจจัยข้างต้นเนื่องจากส่งอิทธิพลทั้งเชิงบวก และเชิงลบต่อราคาขายอาคารชุดพักอาศัย และควรใช้แผนที่ทำเลศักยภาพเหมาะสมยังเป็นแนวทางในการตัดสินใจพัฒนาโครงการอาคารชุดในพื้นที่ให้มีความเหมาะสมกับระดับราคาต่างๆ ที่สามารถเข้าถึงการบริการของปัจจัยด้านทำเลที่ตั้งในระดับสูงที่สุด เพื่อให้โครงการที่เกิดขึ้นมีคุณภาพในการเป็นที่อยู่อาศัยที่ดีของเมือง อีกทั้งในด้านวิชาการ เสนอแนะให้นำการประยุกต์ใช้ระบบสารสนเทศภูมิศาสตร์มาช่วยในการศึกษาด้านการพัฒนาที่อยู่อาศัยมาแสดงผลให้เป็นรูปธรรม เพื่อช่วยให้ผู้พัฒนาเมืองสามารถเข้าใจถึงอิทธิพลของปัจจัยด้านทำเลที่ตั้งต่อราคา และการพัฒนาที่อยู่อาศัย แสดงให้เห็นขอบเขตการให้บริการของสาธารณูปโภค สาธารณูปการ และสิ่งอำนวยความสะดวกของเมืองในบริบทของพื้นที่ศึกษา เพื่อวางแผนพัฒนาพื้นที่อยู่อาศัยที่ทำให้ผู้อยู่อาศัยมีคุณภาพชีวิตที่ดีต่อไป

บริษัทอสังหาริมทรัพย์ขนาดเล็กเป็นกลุ่มธุรกิจที่ต้องเผชิญอุปสรรค ปัญหา และการแข่งขันกับบริษัทอสังหาริมทรัพย์ขนาดใหญ่ แต่กลับเป็นกลุ่มธุรกิจที่มีจำนวนมาก มีศักยภาพในการดำเนินธุรกิจ และมีความสามารถในการแข่งขันสูง บทความนี้จึงมุ่งศึกษากลยุทธ์การดำเนินธุรกิจ รวมถึงภูมิหลังองค์กร โดยการสัมภาษณ์เชิงลึกจำนวน 4 บริษัท จำแนกเป็นบริษัทรูปแบบครอบครัว และบริษัทรูปแบบที่ไม่ใช่ครอบครัว และวิเคราะห์ข้อมูลโดยการวิเคราะห์คำสำคัญและเปรียบเทียบ ผลการศึกษาพบว่า 1) บริษัทพัฒนาอสังหาริมทรัพย์ขนาดเล็กที่เน้นการพัฒนาที่อยู่อาศัยในกรุงเทพมหานครส่วนมากเป็นบริษัทอายุไม่เกิน 15 ปีซึ่งมีจำนวนสูงถึง 63.4% 2) จุดเริ่มต้นของธุรกิจขนาดเล็ก ได้แก่ การเล็งเห็นความเป็นไปได้ของตลาด การมีที่ดินเดิม การมีเงินทุน การมีภูมิหลังและองค์ความรู้ที่เกี่ยวข้องกับการดำเนินธุรกิจอสังหาริมทรัพย์ การเห็นโอกาสในการขยายธุรกิจ และความชื่นชอบในผลิตภัณฑ์บ้านแนวราบตามลำดับ 3) จากกรณีศึกษาพบว่าบริษัทรูปแบบครอบครัวมีทีมผู้บริหารที่มีความสัมพันธ์ในลักษณะเครือญาติทั้งรูปแบบที่ไม่ได้มีการแบ่งหน้าที่ชัดเจน และรูปแบบที่แบ่งตามความเชี่ยวชาญเฉพาะด้าน ส่วนบริษัทรูปแบบที่ไม่ใช่ครอบครัวมีทีมผู้บริหารแบ่งตามความเชี่ยวชาญเฉพาะด้าน โดยความชำนาญที่พบร่วมกันอย่างมีนัยยะสำคัญ คือ การแบ่งหน้าที่เฉพาะด้านที่ดิน ด้านการตลาด และด้านการออกแบบก่อสร้าง 4) บริษัทรูปแบบครอบครัวและบริษัทรูปแบบที่ไม่ใช่ครอบครัวต่างมีกลยุทธ์การดำเนินธุรกิจและโครงสร้างองค์กรที่มีเอกลักษณ์ อยู่รอด และสร้างผลกำไรได้ 5) กลยุทธ์การแข่งขันบริษัทอสังหาริมทรัพย์ขนาดเล็กที่สำคัญ คือ กลยุทธ์ความแตกต่างด้านผลิตภัณฑ์ (Differentiation) กลยุทธ์ความเป็นผู้นำด้านต้นทุน (Cost Leadership) และกลยุทธ์การสนองความต้องการเฉพาะกลุ่ม (Focus) 6) ปัจจัยสำคัญที่ทำให้บริษัทขนาดเล็กแข่งขันได้ คือ กลยุทธ์ความแตกต่างด้านผลิตภัณฑ์ ซึ่งส่งผลให้สถาปัตยกรรมบ้านพักอาศัยในโครงการของบริษัทขนาดเล็กมีเอกลักษณ์ มีความโดดเด่นและแตกต่าง จนสามารถสร้างชื่อเสียง ดึงดูดผู้บริโภคสมัยใหม่ และปิดการขายได้อย่างรวดเร็ว งานวิจัยฉบับนี้แสดงให้เห็นถึงรูปแบบการดำเนินธุรกิจของบริษัทอสังหาริมทรัพย์ขนาดเล็กรูปแบบครอบครัวและรูปแบบที่ไม่ใช่ครอบครัว หัวใจสำคัญคือการเลือกใช้กลยุทธ์การดำเนินธุรกิจที่เหมาะสมกับโครงสร้างการดำเนินธุรกิจและภูมิหลัง โดยเฉพาะด้านที่ดิน การตลาด การออกแบบ และการเงิน ซึ่งผลการวิจัยจะเป็นประโยชน์ต่อผู้ประกอบการพัฒนาอสังหาริมทรัพย์ขนาดเล็ก และหน่วยงานที่กำหนดนโยบายส่งเสริมให้ธุรกิจขนาดเล็กมีความเข้มแข็งและมีความสามารถในการแข่งขันในตลาดอสังหาริมทรัพย์ต่อไป

Introduction: An increasing number of studies discuss the relationship of walking with attitudes and perceptions. However, the findings are not consistent, and few studies have examined the relationship between walking and attitudes to overall mobility and multiple modes. In this paper, we contribute to these debates by exploring the relationship between walking for transport and broad attitudes to urban mobility and transport modes.
