ภายใต้แรงกดดันด้านสิ่งแวดล้อมและความคาดหวังจากผู้มีส่วนได้ส่วนเสีย กลยุทธ์ ESG (Environmental, Social, and Governance) มีบทบาทสำคัญในการกำหนดทิศทางธุรกิจอสังหาริมทรัพย์อย่างยั่งยืน โดยเฉพาะในโครงการมิกซ์ยูสที่มีความหลากหลายของประเภทการใช้งาน บทความนี้มีวัตถุประสงค์เพื่อศึกษากระบวนการกำหนดและถ่ายทอดกลยุทธ์ ESG ของบริษัท เซ็นทรัลพัฒนา จำกัด (มหาชน) สู่การปฏิบัติในโครงการเซ็นทรัลเวิลด์ ผ่านการวิเคราะห์รายงานความยั่งยืน พ.ศ. 2562–2566 และการสัมภาษณ์เชิงลึกผู้บริหารและเจ้าหน้าที่ โดยใช้ Content Analysis และ Thematic Analysis ผลการศึกษาพบว่า การนำกลยุทธ์ ESG มาใช้ในโครงการมิกซ์ยูสที่ประกอบด้วยศูนย์การค้า สำนักงาน และโรงแรม จำเป็นต้องออกแบบกระบวนการถ่ายทอดกลยุทธ์จากระดับองค์กรสู่ระดับโครงการอย่างเป็นระบบ โดยครอบคลุม 5 ขั้นตอน ได้แก่ 1) การกำหนดแนวคิดและเป้าหมายเชิงกลยุทธ์ (formulate the strategy) 2) การบูรณาการแนวคิด ESG เข้ากับ กลยุทธ์องค์กรและแผนปฏิบัติการ (integration) 3) การแปลงเป้าหมายสู่แผนปฏิบัติการและการปรับให้เหมาะสมกับลักษณะพื้นที่ของแต่ละยูส (cascade) 4) การดำเนินงานผ่านการบริหารโครงการและการมีส่วนร่วมในระดับปฏิบัติการ (execute) และ 5) การติดตามและประเมินผลผ่านตัวชี้วัดที่สามารถวัดผลได้จริง (tracking) โดยจัดตั้งหน่วยงานเฉพาะด้านอย่าง ESD (Excellence & Sustainable Development) เป็นกลไกสนับสนุนตลอดกระบวนการ ซึ่งการดำเนินกลยุทธ์ ESG ในโครงการเน้นการปรับใช้งานที่แตกต่างกันตามกิจกรรมของยูส ในกรณีศึกษาใช้ศูนย์การค้าเป็นตัวเชื่อมโยงกิจกรรม ESG ด้านสังคม (S) เนื่องจากมีลักษณะพื้นที่เปิดที่ผู้ใช้งานเข้าถึงได้หลากหลายกลุ่ม โรงแรมเน้นการลงทุนในระบบพลังงานสะอาดและวัสดุรักษ์โลก (E) และสำนักงานมุ่งเน้นการบริหารจัดการพลังงานและขยะ (E) พร้อมส่งเสริมการมีส่วนร่วมของผู้เช่าและพนักงาน (S) ผลจากกำหนดกลยุทธ์ ESG เป็นส่วนหนึ่งที่ทำให้บริษัทฯ และโครงการเซ็นทรัลเวิลด์ได้รับรางวัลด้านความยั่งยืนหลายรายการ โดย 56% ผู้ร่วมกิจกรรมแสดงความพึงพอใจต่อแนวทาง ESG ของโครงการ อย่างไรก็ตาม ยังคงมีข้อจำกัดด้านการ ปรับปรุงโครงสร้างอาคาร งบประมาณ การมีส่วนร่วมของผู้เช่าบางราย และการประสานงานภายในองค์กร ทั้งนี้ 3 ปัจจัยที่ทำให้การดำเนิน ESG ในโครงการมิกซ์ยูสเกิดผลสัมฤทธิ์ คือ …

ในระหว่างพ.ศ.2562 – 2566 ทั่วโลกเผชิญกับความไม่แน่นอนส่งผลกระทบต่อทุกภาคส่วน รวมถึงภาคอสังหาริมทรัพย์ที่ประสบกับความท้าทายในหลายมิติ บริษัทพัฒนาอสังหาริมทรัพย์หลายรายจึงจำเป็นต้องปรับการดำเนินธุรกิจด้วยการกระจายธุรกิจเพื่อกระจายความเสี่ยงและการเติบโตอย่างยั่งยืน ผู้วิจัยได้นำการจัดประเภทมาตรฐานอุตสาหกรรม (TSIC) มาจำแนกการประกอบธุรกิจจึงพบว่าจากทั้งหมด 21 หมวดหมู่ เสนาฯ มีการกระจายธุรกิจ 11 หมวดหมู่ และออริจิ้นมีการกระจายธุรกิจ 12 หมวดหมู่ งานวิจัยฉบับนี้จะศึกษาการดำเนินธุรกิจภายใต้กลยุทธ์การกระจายธุรกิจของกรณีศึกษา บริษัท เสนาดีเวลลอปเม้นท์ จำกัด (มหาชน) (“เสนาฯ”) และบริษัท ออริจิ้น พร็อพเพอร์ตี้ จำกัด (มหาชน) (“ออริจิ้นฯ”) เฉพาะการดำเนินงานในช่วงพ.ศ.2562 – 2566 โดยการทบทวนวรรณกรรมที่เกี่ยวข้อง รวบรวมข้อมูลจากรายงานประจำปี บทสัมภาษณ์ที่ถูกเผยแพร่ทางออนไลน์และบทสัมภาษณ์ผู้บริหารระดับสูง สัมภาษณ์ผู้ที่มีหน้าที่รับผิดชอบเกี่ยวกับการกระจายธุรกิจของทั้งสองบริษัท จากนั้นนำข้อมูลมาวิเคราะห์และถอดบทเรียนจากการดำเนินธุรกิจของทั้งสองบริษัท ผลการศึกษาพบว่า เสนาฯ และออริจิ้นฯ มีวิสัยทัศน์ในการกระจายธุรกิจตั้งแต่เริ่มประกอบธุรกิจและได้ขยายธุรกิจอย่างต่อเนื่องเสมอมา โดยเสนาฯ ได้ขยายไปยังธุรกิจรายได้ต่อเนื่องในพ.ศ.2552 ส่วนออริจิ้นขยายไปยังธุรกิจรายได้ต่อเนื่องในพ.ศ.2559 จากปัจจัยเสี่ยงที่เกิดขึ้นส่งผลโดยตรงต่อตลาดอสังหาริมทรัพย์ทำให้บริษัทต้องมีการปรับตัวอย่างต่อเนื่อง เพื่อกระจายความเสี่ยงจากการมีรายได้เพียงช่องทางเดียวและสร้างการเติบโตอย่างยั่งยืน นอกจากนี้ยังพบความแตกต่างในเป้าหมายของการประกอบธุรกิจโดยเสนาฯ มุ่งเน้นการสร้างผลกำไรที่เติบโตควบคู่กับการพัฒนาอย่างยั่งยืน ในขณะที่ออริจิ้นฯ ให้ความสำคัญกับการสร้างการเติบโตที่มั่นคงและรวดเร็วในแต่ละธุรกิจ โดยมีเป้าหมายระยะยาวในการผลักดันธุรกิจเหล่านั้นเข้าสู่ตลาดหลักทรัพย์แห่งประเทศไทย ในช่วงพ.ศ.2562 – 2566 เสนาฯ มีการกระจายธุรกิจในรูปแบบที่สัมพันธ์กับธุรกิจหลัก ด้วยการเติบโตในแนวดิ่งแบบเติบโตไปด้านหน้า และการเติบโตในแนวนอนที่มีความสอดคล้องทางการดำเนินงานหรือการบริหารและการตลาด และรูปแบบที่ไม่สัมพันธ์กับธุรกิจหลัก ในขณะที่ออริจิ้นฯ มุ่งเน้นการกระจายธุรกิจเฉพาะในรูปแบบที่สัมพันธ์กับธุรกิจหลัก ด้วยการเติบโตในแนวดิ่งแบบเติบโตไปทั้งด้านหน้าและด้านหลัง และการเติบโตในแนวนอนที่มีความสอดคล้องทางการดำเนินงานหรือการบริหารและการตลาด การกระจายธุรกิจของทั้งสองบริษัทจึงดำเนินการผ่านหลายวิธีการที่คล้ายคลึงกัน ซึ่งพบว่าเสนาฯ มุ่งเน้นการลงทุนด้วยตนเอง ส่วนออริจิ้นฯ จะใช้วิธีกิจการร่วมค้าเป็นหลัก ชี้ให้เห็นถึงความเหมาะสมในการเลือกใช้วิธีการกระจายธุรกิจที่เหมาะสมกับบริบท โอกาส และทรัพยากรของแต่ละองค์กร การศึกษาครั้งนี้จึงแสดงให้เห็นถึงการปรับตัวของบริษัทพัฒนาอสังหาริมทรัพย์ในประเทศไทย ในการสร้างความมั่นคงและโอกาสในการเติบโตในระยะยาวด้วยการปรับกลยุทธ์ทางธุรกิจและเป็นการถอดบทเรียนโดยการวิเคราะห์วิธีการกระจายธุรกิจและผลลัพธ์ที่เกิดขึ้น

Assessment tools that promote well-being, widely used internationally, often focus on general populations, and lack specific indicators for older individuals, whose environmental needs differ from the general population. This paper presents a comprehensive approach to reviewing and selecting indicators necessary for creating community environments that enhance not only the well-being of people in general but also age-friendliness. The approach aligns with international standards while catering to the specific needs of Thailand. Between 1854 and 1929, the placement system that became known as the orphan trains in modern scholarship, removed neglected and orphaned children from the dangerous streets of New York City and attempted to place them into homes across America that would benefit their futures. The dominance of high-rise architecture in globalized urban landscapes has arguably raised concerns about the homogenization of cities and the decline of local identity. As vertical structures become essential components of contemporary metropolises, they pose unique challenges in negotiating cultural and contextual relevance. While often critiqued for their perceived detachment from place, some high-rises attempt to assert localized identities without reverting to superficial mimicry. บ้านจีนดั้งเดิมริมฝั่งแม่น้ำเจ้าพระยาเป็นมรดกทางวัฒนธรรมอันทรงคุณค่าที่สะท้อนถึงประวัติศาสตร์การตั้งถิ่นฐานและวิถีชีวิตของชาวจีนในกรุงเทพฯ มาอย่างยาวนาน แต่ปัจจุบันบ้านจีนดั้งเดิมเหล่านี้กำลังเผชิญปัญหาความเสื่อมสภาพ การถูกทิ้งร้าง และการรื้อถอนซึ่งส่งผลให้คุณค่าและความแท้ของมรดกทางวัฒนธรรมกำลังสูญหายไป งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาสภาพปัจจุบันด้านกายภาพ บริบทที่ตั้ง และการใช้งานของบ้านจีนดั้งเดิมเพื่อวิเคราะห์คุณค่า ความแท้ และความเปลี่ยนแปลงที่ส่งผลกระทบต่อการสูญเสียคุณค่า โดยใช้ระเบียบวิธีวิจัยเชิงคุณภาพ จากการศึกษาแนวคิดและหลักการอนุรักษ์ พร้อมสำรวจภาคสนามและรวบรวมข้อมูลทางประวัติศาสตร์ กรณีศึกษา 4 หลัง ได้แก่ โรงน้ำปลาทั่งง่วนฮะ, บ้านโปษ์กี่, บ้านรัชต์บริรักษ์ และบ้านเอ๊งฮอกต๋อง โดยมุ่งเน้นการวิเคราะห์เชิงลึกด้านกายภาพ บริบทที่ตั้ง การใช้งาน และการเปลี่ยนแปลงของแต่ละกรณีศึกษา ผลการวิจัยพบว่า คุณค่าของบ้านจีนดั้งเดิม คือ การปรับบ้านให้เข้ากับทุกยุคทุกสมัย แม้จะได้รับอิทธิพลจากบ้านจีนดั้งเดิมที่เป็นต้นแบบในประเทศจีน ทั้งในด้านผังอาคาร การจัดวางพื้นที่ใช้สอย และองค์ประกอบทางสถาปัตยกรรม แต่ยังคงมีการปรับประยุกต์ให้เหมาะสมกับวิถีชีวิตและบริบทที่ตั้งของพื้นที่ริมแม่น้ำเจ้าพระยา ความเปลี่ยนแปลงที่เกิดขึ้นกับบ้านจีนดั้งเดิมริมฝั่งแม่น้ำเจ้าพระยาที่ไม่สามารถหลีกเลี่ยงได้ คือ การเสื่อมทางกายภาพ การเปลี่ยนแปลงทางสภาพแวดล้อม และการเปลี่ยนแปลงทางสังคมและการใช้สอย จนส่งผลให้คุณค่าและความแท้ของบ้านจีนดั้งเดิมลดน้อยลงไป โดยสรุป ในการอนุรักษ์บ้านจีนดั้งเดิมเพื่อรักษาคุณค่า ต้องมีการทำความเข้าใจตัวอาคารและที่ตั้งสภาพแวดล้อมโดยรอบ เพื่อนำมาประเมินสภาพปัจจุบันและการเปลี่ยนแปลงของพื้นที่ จนนำไปสู่การประเมินคุณค่าในทุกด้าน ทั้งในแง่ของประวัติศาสตร์ สถาปัตยกรรม จิตวิญญาณ เศรษฐกิจ และจำเป็นต้องศึกษาปัจจัยต่าง ๆ เพื่อนำมากำหนดวัตถุประสงค์และเลือกวิธีการอนุรักษ์จนนำไปสู่การปรับการใช้งานให้เหมาะสมกับอาคารต่อไปอย่างยั่งยืน

The design of interior spaces can greatly impact one’s mental health. Because people are spending more time indoors, the importance of well- designed interior spaces has increased dramatically. Using biophilic design in architecture can increase productivity and creativity and positively impact mental health. Biophilic design involves incorporating organic materials, patterns, colors, textures, and plants into the built environment. This project aims to highlight the importance of biophilic design in architecture and how it can be incorporated into interior architecture.

The transition of shopping malls from retail-only establishments to multi facility or mix-use projects is indicative of the current trend toward more comprehensive, neighborhood-focused, and pedestrian friendly settings. Shopping malls can improve well-being by incorporating natural aspects (Anderson et al., 2016), although the widespread reliance on surface parking lots poses considerable environmental and economic issues (Evans et al., 2009). These issues encompass urban sprawl, congestion, diminished land values, and impaired walkability (Kille, 2020). Moreover, surface parking lots adversely affect the environment by augmenting stormwater runoff, contributing to water pollution, and intensifying the urban heat island effect (Greentumble, 2022).

However, the determination of a project type nowadays has become a delicate matter, requiring the expertise and knowledge of seasoned project developers. The airborne nature of COVID-19 dispersion has considerably impacted architectural and ventilation system designs. This research studies the COVID-19 infection risk in typical naturally ventilated detached houses in Thailand. Influencing parameters include the opening size and location of the infected person. Computational Fluid Dynamic was used to simulate the virus spreading in major spaces including the master bedroom, a bedroom and the living room. This study aimed to predict household expenditure using a combination of survey and geospatial data. A web-based application operating on the Google Earth Engine platform has been specifically developed for this research, providing a set of satellite-based indicators. These data were spatially averaged at the district level and integrated with household nonfood expenditures, a proxy of socioeconomic conditions, derived from the World Bank’s 2019 Living Standards Measurement Study (LSMS). In this work the dynamic stability of the mechanical vibrations of the sewing needle during sewing process under the impact of the time dependent penetration force (cyclic type) were studied. The many mathematical equations were written and explained for both of the sewing needle dynamics and penetration force mechanics. They were related to the regions of sewing needle stability regions either mathematically or graphically. The challenge of managing water resources is intensifying due to rapid urbanization, population expansion, and the growth of industry and agriculture. Furthermore, the looming threat of climate change significantly impacts both water resources and crop yields. In Kuwait, the majority of its potable water supply is dependent on seawater desalination. Specifically, multistage flash (MSF) desalination accounts for nearly 90% of the country's total desalination capacity, while the remaining 10% is generated using multi-effect distillation (MED) technology.
