การบริหารจัดการ ความปลอดภัยภายในอาคารมีความสำคัญมาก เพราะส่งผลโดยตรงต่อสวัสดิภาพในชีวิตและทรัพย์สินของผู้อยู่อาศัยในอาคาร โดยเฉพาะในอาคารชุดพักอาศัย ประเภทอาคารสูงและอาคารขนาดใหญ่พิเศษ การศึกษานี้จึงมีวัตถุประสงค์ เพื่อศึกษาการบริหารจัดการความปลอดภัยในอาคารชุดพักอาศัยขนาดใหญ่จาก 3 กรณีศึกษา ที่ได้รับรางวัล "อาคารที่มีความโดดเด่นด้านการบริหารความปลอดภัยอาคาร" ด้วยการศึกษาเอกสาร สำรวจ สัมภาษณ์และสอบถามผลการรับรู้ การให้ความร่วมมือ และความพึงพอใจของผู้อยู่อาศัย ผลการศึกษา จากทั้ง 3 กรณีศึกษา พบว่า การบริหารจัดการความปลอดภัยของโครงการที่ดี ประกอบด้วย (1) การมีการวางแผนและการดำเนินการบริหารความปลอดภัย โดยมีการตรวจสอบอาคารเป็นประจำทุกปี การดูแลรักษาอุปกรณ์และงานระบบประกอบอาคารให้สมบูรณ์พร้อมใช้งาน ซึ่งเป็นสิ่งสำคัญที่สุด โดยมีอายุของอาคาร, ค่าส่วนกลาง, จำนวนหน่วยพักอาศัย เป็นตัวแปรสำคัญที่ส่งผลต่อรายรับและงบประมาณด้านความปลอดภัย การดำเนินงานที่ดีมีผลต่อการรับรู้ การให้ความร่วมมือและความพึงพอใจของผู้อยู่อาศัย (2) การที่ผู้บริหารให้ความสำคัญและมีส่วนร่วมในการบริหารความปลอดภัยอย่างจริงจัง ได้แก่ 1.ผู้พัฒนาโครงการ(LPN) มอบแนวทาง"F-B-L-E-S+P"โดยมี "S" คือ "Security & Safety Management" เป็นนโยบายหลักในการบริหารจัดการความปลอดภัย ภายหลังส่งมอบโครงการมีบุคลากรในการติดตามตรวจสอบและมีทีมสนับสนุนหากเกิดเหตุฉุกเฉิน 2.นิติบุคคลทั้ง 3 กรณีศึกษาให้ความสำคัญกับการปฏิบัติตามกฎหมายและแนวนโยบายที่วางไว้ มีการแลกเปลี่ยนความรู้ระหว่างนิติบุคคลของแต่ละกรณีศึกษา ส่งผลการขอความร่วมมือจากผู้อยู่อาศัยได้ผลอย่างดี 3.กรรมการนิติบุคคล มีการมอบนโยบายเพื่อความปลอดภัย ร่วมสำรวจจุดเสี่ยงและอนุมัติงบประมาณด้านความปลอดภัย (3) ผู้อยู่อาศัยให้ความร่วมมือในกิจกรรมเพื่อความปลอดภัย ได้แก่ กิจกรรมซ้อมหนีไฟ และ กิจกรรมตรวจสุขภาพห้องชุด ปฏิบัติตามกฎระเบียบอาคารชุด เนื่องจากนิติบุคคลมีการส่งเสริมกิจกรรมและประชาสัมพันธ์แนวทางปฏิบัติเพื่อความปลอดภัยอย่างสม่ำเสมอ รวมถึงมีมาตรการควบคุมเมื่อมีผู้ทำผิดกฎระเบียบ การศึกษานี้ชี้ให้เห็นว่า การบริหารจัดการความปลอดภัยในอาคารพักอาศัยขนาดใหญ่ที่ได้รับรางวัลเหล่านี้ เกิดจากการดำเนินการร่วมกัน ทั้งผู้พัฒนาโครงการ(LPN), นิติบุคคลและผู้อยู่อาศัย จึงขอเสนอแนะให้ผู้พัฒนาอาคารชุด ควรมีการวางระบบการบริหารความปลอดภัยและถ่ายทอดให้ความรู้ความเข้าใจให้แก่นิติบุคคลและผู้อยู่อาศัย เพื่อให้เห็นความสำคัญและมีการดำเนินการบริหารความปลอดภัยในอาคารอย่างต่อเนื่อง

โครงสร้างทางอายุของประชากรไทยในอดีตได้เปลี่ยนผ่านเป็นโครงสร้างประชากรผู้สูงอายุ ปรากฏการณ์ดังกล่าวเกิดขึ้นในกรุงเทพมหานคร ชุมชนเมืองไม่สามารถรองรับความต้องการหรือให้ความช่วยเหลือได้ เพราะมีความเป็นเมืองสูง การศึกษานี้จึงมีวัตถุประสงค์ 1)ศึกษาลักษณะทางด้านสังคม เศรษฐกิจ และสภาพการอยู่อาศัยของผู้สูงอายุ 2)วิเคราะห์รูปแบบทางกายภาพ พฤติกรรม การใช้งาน และปัญหาการใช้พื้นที่ของผู้สูงอายุ 3)เสนอแนะแนวทางออกแบบปรับปรุงทางกายภาพให้เหมาะสมกับผู้สูงอายุ ผู้วิจัยเลือกศึกษาพื้นที่ 3 ชุมชนในเขตวังทองหลาง ได้แก่ ชุมชนทรัพย์สินใหม่ ชุมชนทรัพย์สินเก่า และชุมชนคลองพลับพลา สัมภาษณ์ผู้สูงอายุจำนวน 110 คน และนำมาคัดเลือกกรณีศึกษา 9 ตัวอย่าง เป็นแนวทางในการปรับปรุงที่อยู่อาศัย ผลการศึกษาพบว่า ปัจจุบันยังมีผู้สูงอายุในชุมชนที่ทำอาชีพหาเลี้ยงตนเอง และคนในครอบครัวอยู่ เนื่องจากฐานะ และรายได้ไม่สูงมากนัก ซึ่งเป็นปัจจัยที่ทำให้ผู้สูงอายุอยู่ติดบ้าน และไม่มีเวลาไปทำกิจกรรมในพื้นที่ส่วนกลาง กิจวัตรประจำวันส่วนใหญ่จะเป็นการพักผ่อน และทำอาชีพ พื้นที่ที่ผู้สูงอายุใช้เวลาอยู่มากที่สุด คือ โถงหรือห้องนั่งเล่น ระยะเวลาเฉลี่ย 8 ชั่วโมง พื้นที่สำคัญรองลงมาคือ ห้องนอน และระเบียงหรือเฉลียง ตามลำดับ จากการสัมภาษณ์ผู้สูงอายุร้อยละ 83 ไม่คิดย้ายที่อยู่อาศัย เพราะคุ้นชินกับการอยู่อาศัยในที่เดิม มีความสัมพันธ์แบบเครือญาติ อยู่อาศัยกันมานานมากกว่า 30 ปี ในพื้นที่สำนักงานทรัพย์สินส่วนพระมหากษัตริย์ ซึ่งเป็นไปตามแนวคิดการให้ผู้สูงอายุอาศัยในที่เดิม (Aging in place) ในด้านของการเกิดอุบัติเหตุ พบว่า ผู้สูงอายุที่เคยได้รับอุบัติเหตุในรอบ 1 ปีที่ผ่านมา มีจำนวน 34 คน คิดเป็นร้อยละ 31 ส่วนใหญ่ได้รับอุบัติเหตุภายในบ้าน พื้นที่ที่ได้รับอุบัติเหตุบ่อยที่สุด คือ พื้นที่ชานบ้าน เป็นพื้นที่ที่ผู้สูงอายุออกมานั่งเล่นระหว่างวัน มักเกิดอุบัติเหตุเนื่องจากมีพื้นต่างระดับ และพื้นผุพัง รองลงมาคือ ห้องน้ำ เนื่องจากพื้นห้องน้ำที่ลื่น และมีธรณีประตู เป็นต้น จากกรณีศึกษาแบบเฉพาะเจาะจงจำนวน 5 ใน 9 คน พบว่า ผู้สูงอายุนอนบริเวณโถงบ้าน ทำให้ไม่มีความเป็นส่วนตัว และเป็นสัดส่วน ดังนั้น ควรจะต้องมีการกั้นห้องให้ถูกสุขลักษณะ มีส่วนมิดชิด เพื่อใช้กับกิจกรรมการอยู่อาศัยเฉพาะบุคคล จากผลการศึกษาสรุปได้ว่า ควรจัดพื้นที่อยู่อาศัยที่ส่งเสริมอาชีพให้ผู้สูงอายุ และปรับสภาพแวดล้อมให้เหมาะสมกับการดำเนินชีวิต โดยเฉพาะบริเวณโถงหรือห้องนั่งเล่นที่ผู้สูงอายุใช้งานบ่อย อีกทั้งเศรษฐกิจและการดำรงชีวิตเป็นปัจจัยหลักที่มีผลต่อผู้สูงอายุในชุมชนเมือง ในการปรับปรุงที่อยู่อาศัย …

งานวิจัยฉบับนี้มีวัตถุประสงค์เพื่อศึกษา แนวคิดของผู้ประกอบการที่ส่งผลต่อการวางผังห้องชุดพักอาศัยขนาด 30-35 ตารางเมตร รวมถึงศึกษาลักษณะการใช้งานและทัศนคติของผู้อยู่อาศัยต่อการวางผังห้องชุดพักอาศัย โดยวิธีการสัมภาษณ์จากผู้ประกอบการ และแจกแบบสอบถามกลุ่มตัวอย่างที่เป็นผู้อยู่อาศัยในอาคารชุดที่เป็นกรณีศึกษาทั้ง 4 โครงการได้แก่ โครงการลุมพินีเพลส รัชดา-ท่าพระ, แอสปาย สาธร-ท่าพระ, เดอะ คีย์ วุฒกาศ และไอดีโอ เอส115 จำนวน 317 ตัวอย่างสำหรับข้อมูลเชิงปริมาณ และใช้การสัมภาษณ์เชิงลึก 14 ตัวอย่างสำหรับข้อมูลเชิงคุณภาพ การศึกษาแนวความคิด และปัจจัยที่ส่งผลต่อการวางผังห้องชุดพักอาศัยพบว่า ตลาดอสังหาริมทรัพย์ไทยในปัจจุบันมีการจัดผังห้องชุดพักอาศัยแบ่งเป็น 4 รูปแบบ โดยความกว้างของห้องชุดพักอาศัยเกิดจากข้อจำกัดทางโครงสร้างของงานสถาปัตยกรรมที่มีระยะห่างระหว่างเสาที่ 5.2-5.5 เมตรสำหรับจอดรถได้ 2 คัน และขนาดห้องที่เพิ่มขึ้นจะแปรผันตรงกับความลึกของห้อง ในด้านความแตกต่างของการวางผังห้องชุดพักอาศัยนอกจากจะเกิดจากแนวความคิดของผู้ประกอบการแล้ว การวางงานระบบสุขาภิบาลก็เป็นอีกปัจจัยหนึ่งที่ส่งผลต่อตำแหน่งของการวางห้องน้ำและครัว อันเป็นตัวแปรสำคัญต่อการวางผังห้องชุดพักอาศัยทั้ง 4 รูปแบบที่มีความแตกต่างกัน ผลการสำรวจด้านลักษณะครัวเรือน และการการใช้งานพื้นที่พบว่าผู้อยู่อาศัยในห้องชุดพักอาศัยทั้ง 4 รูปแบบส่วนใหญ่มีสมาชิกในครัวเรือนจำนวน 1-2 คน มีรายได้ครัวเรือนประมาณ 55,000 -70,000 บาท ใช้งานห้องชุดพักอาศัยช่วงวันทำงานประมาณ 5-7 วันต่อสัปดาห์โดยเหตุผลเพื่อเป็นบ้านหลังที่ 2 และเพื่อแยกครอบครัวตามลำดับ นอกจากนี้ผู้อยู่อาศัยทั้ง 4 โครงการยังมีรูปแบบกิจกรรมการใช้งานพื้นที่ และการเลือกใช้เครื่องเรือนที่ตรงตามผังห้องชุดพักอาศัยที่ผู้ประกอบการกำหนด ยกเว้นกิจกรรมการทำงาน และกิจกรรมการเก็บของเครื่องใช้ที่มีการใช้งานพื้นที่ที่แตกต่างกัน เนื่องจากเป็นกิจกรรมที่ผู้ประกอบการไม่ได้กำหนดตำแหน่งพื้นที่ใช้งานในผังห้องชุดพักอาศัย ซึ่งนำไปสู่ปัญหาสำคัญของการใช้งานพื้นที่ในห้องชุดพักอาศัยทั้ง 4 รูปแบบ คือปัญหาไม่มีพื้นที่เก็บของเป็นสัดส่วน นอกจากปัญหาดังกล่าวแล้วผู้อยู่อาศัยยังประสบปัญหาห้องน้ำไม่มีการระบายอากาศที่ดี และห้องครัวมีขนาดไม่เพียงพอต่อการใช้งานอีกด้วย จากปัญหาดังกล่าวจึงนำไปสู่ความต้องการของผู้อยู่อาศัยคือ ต้องการห้องชุดพักอาศัยที่มีการวางผังโดยให้พื้นที่ติดหน้าต่างคือ ส่วนนอน ส่วนนั่งเล่น/รับแขก และครัว พื้นที่เปิดออกสู่ระเบียงคือครัว และพื้นที่ติดกับประตูทางเข้าคือส่วนนั่งเล่น/รับแขก นอกจากนี้ยังต้องการห้องเก็บของที่เป็นสัดส่วน รวมถึงต้องการพื้นที่ตู้เสื้อผ้า และพื้นที่ครัวมากขึ้นอีกด้วย และจากผลสำรวจพบว่าการวางผังห้องชุดพักอาศัยแบบโครงการแอสปาย สาธร-ท่าพระ และไอดีโอ เอส 115 มีรูปแบบการวางผังที่สร้างความพึงพอใจให้แก่ผู้อยู่อาศัยมากที่สุด เนื่องจากมีการกั้นห้องเป็นสัดส่วน ห้องครัวที่มีการระบายอากาศที่ดี และสำหรับโครงการไอดีโอเอส 115 มีหน้าต่างในห้องน้ำทำให้ได้รับแสงธรรมชาติช่วยป้องกันความชื้น ดังนั้นผู้ประกอบการจึงควรพิจารณานำความต้องการของผู้อยู่อาศัยไปใช้ในการการพัฒนาวางผังห้องชุดพักอาศัย เพื่อเป็นการช่วยส่งเสริมคุณภาพชีวิตของผู้อยู่อาศัยในอาคารชุดให้ดียิ่งขึ้นในอนาคต

ในปัจจุบันวิสาหกิจชุมชนที่ประกอบการที่พักโฮมสเตย์ได้มีการเพิ่มจำนวนขึ้นตามกระแสการท่องเที่ยวในแบบยั่งยืน แต่วิสาหกิจชุมชนที่ประกอบการที่พักโฮมสเตย์มีจำนวนน้อยที่ได้รับ"มาตราฐานโฮมสเตย์ไทย" และรางวัล"วิสาหกิจชุมชนดีเด่น"งานวิจัยนี้มีจุดประสงค์เพื่อศึกษา ลักษณะทางกายภาพ แนวคิด การบริหารจัดการของวิสาหกิจชุมชนบางน้ำผึ้งโฮมสเตย์ ซึ่งได้รับรางวัลทั้งสองประเภทดังกล่าว รวบรวมข้อมูลจากการสำรวจพื้นที่ สัมภาษณ์ประธานโฮมสเตย์ เจ้าของบ้านพักโฮมสเตย์ และผู้เข้าพัก ผลการศึกษาพบว่า 1.) รูปแบบบ้านพักส่วนใหญ่จะเป็นแบบพื้นถิ่นริมน้ำภาคกลาง บ้านยกใต้ถุนสูง 2 ชั้น ชั้นบนเป็นที่หลับนอน ชั้นล่างไว้สำหรับสันทนาการและเก็บอุปกรณ์ มีขนาดพื้นที่ใช้สอยตั้งแต่ 300-61 ตร.ม แต่ถ้าตั้งอยู่ริมน้ำจะเป็นบ้านไม้ชั้นเดียวมีขนาดพื้นที่ใช้สอยตั้งแต่ 139-90 ตร.ม ส่วนเรื่องการจัดบ้านพักโฮมสเตย์ ส่วนใหญ่เจ้าของบ้านพักใช้การจัดการพื้นที่เดิมแทนการปรับปรุงบ้านพักเพื่อรองรับนักท่องเที่ยว แบ่งออกเป็น 3 รูปแบบ คือ 1.ใช้ห้องนอนเดิมซึ่งเป็นรูปแบบที่มากที่สุดรองลงมาใช้ห้องโถงภายในบ้าน และใช้ทั้งห้องนอนและห้องโถงภายในบ้าน 2.) โฮมสเตย์ประกอบด้วย 3 องค์ประกอบได้แก่ .องค์ประกอบด้านกายภาพ คือ บ้านพักโฮมสเตย์ทั้ง 11 หลัง องค์ประกอบด้านชุมชน คือ คณะกรรมการ สมาชิกเจ้าของบ้านพัก คนในชุมชน ตลอดจนภาครัฐในพื้นที่ที่ร่วมมือกันพัฒนาทั้งบุคคลและพัฒนาพื้นที่ร่วมกันอย่างเป็นโครงข่าย และองค์ประกอบด้านทรัพยากร คือ ทรัพยากรทางธรรมชาติในพื้นที่โดยการสร้างสรรค์ออกมาในรูปแบบกิจกรรมต่างๆให้กับนักท่องเที่ยว 3.) กลุ่มนักท่องเที่ยวส่วนมากมีจุดประสงค์เข้ามาเรียนรู้วิธีการบริหารจัดการของโฮมสเตย์ และมีความพึงพอใจต่อการบริหารจัดการในระดับมากในทุกด้าน และพึ่งพอใจในการบริหารจัดการทรัพยากรการท่องเที่ยวมากที่สุด ผลการศึกษาชี้ให้เห็นว่า วิสาหกิจชุมชนบางน้ำผึ้งโฮมสเตย์ มีองค์กรประกอบหลักในการบริหารจัดการทั้งทางด้านบ้านพัก การร่วมมือของชุมชน และทรัพยากรธรรมชาติ จึงส่งผลให้ได้รับรางวัล ผลการศึกษานี้จะเป็นประโยชน์ต่อการเรียนรู้สำหรับชุมชนอื่นในการบริหารจัดการโฮมสเตย์ให้มีมาตรฐานต่อไป

ปัจจุบันผู้ประกอบการธุรกิจอสังหาริมทรัพย์มีการเจาะตลาดกลุ่มคนวัยทำงานที่ทำงานในกรุงเทพมหานคร เพราะเล็งเห็นว่าเป็นกลุ่มที่มีศักยภาพและมีรายได้สูง งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาการวางแผนทางการเงินเพื่อที่อยู่อาศัยรวมถึงวัตถุประสงค์ในการซื้อที่อยู่อาศัย โดยเก็บข้อมูลด้วยแบบสอบถามจากพนักงานที่ทำงานในอาคารธนาคารกสิกรไทย (สำนักงานใหญ่) อาคารพหลโยธิน จำนวน 336 คน วิเคราะห์ข้อมูลด้วยโปรแกรมทางสถิติ ผลการศึกษาพบว่า 1) กลุ่มตัวอย่างส่วนใหญ่อายุ 22-39 ปี (Generation Y) มากถึงร้อยละ 75 รองลงมาคืออายุ 40-55 ปี (Generation X) ร้อยละ 21 และอายุ 55 ปีขึ้นไป (Baby Boomer) ร้อยละ 4 ทั้งนี้กลุ่มตัวอย่างเป็นกลุ่มที่ซื้อที่อยู่อาศัยแล้ว ร้อยละ 46 รองลงมาคือกลุ่มที่ยังไม่ซื้อที่อยู่อาศัย โดยมีแผนจะซื้อในอีกภายใน 5 ปี ร้อยละ 34 และกลุ่มที่ยังไม่มีแนวคิดในการซื้อที่อยู่อาศัย ร้อยละ 20 ซึ่งกลุ่มตัวอย่างมีภูมิลำเนาอยู่ในกรุงเทพมหานคร เมื่อพิจารณาตามการซื้อที่อยู่อาศัยพบว่าในกลุ่มที่ซื้อที่อยู่อาศัยแล้วมีรายได้ส่วนตัวมากกว่า 70,000 บาทต่อเดือน ขณะที่กลุ่มที่ยังไม่ซื้อที่อยู่อาศัยและกลุ่มที่ยังไม่มีแนวคิดในการซื้อมีรายได้ส่วนตัวน้อยกว่าหรือเท่ากับ 30,000 บาทต่อเดือน (2) กลุ่มตัวอย่างมีแนวคิดและวัตถุประสงค์ในการซื้อที่อยู่อาศัยเพื่ออยู่อาศัยมากถึง ร้อยละ 84 รองลงมาเพื่อการลงทุน ร้อยละ 10 และเพื่อเก็งกำไร ร้อยละ 6 ทั้งนี้กลุ่มที่ซื้อเพื่ออยู่อาศัยจะมีเหตุผลในการซื้อที่เกี่ยวกับการสร้างครอบครัวและการเดินทางไปทำงาน ขณะที่กลุ่มที่ซื้อเพื่อการลงทุนมีเหตุผลเพื่อการสร้างผลตอบแทนระยะยาว และที่กลุ่มที่ซื้อเพื่อเก็งกำไรเลือกซื้อโดยพิจารณาจากความน่าเชื่อถือของโครงการและทำเลที่ตั้งที่น่าลงทุน (3) ด้านการออมเพื่อที่อยู่อาศัยพบว่า จำนวนเงินออมมีความสัมพันธ์กับวัตถุประสงค์ในการซื้อ กล่าวคือ กลุ่มที่ซื้อเพื่ออยู่อาศัยมีเงินออมน้อยที่สุด ประมาณ 30% ของรายได้ต่อเดือน (20,001-30,000 บาท) มีระยะเวลาออมตั้งแต่น้อยกว่า 3 ปี-มากกว่า 10 ปี ขณะที่กลุ่มที่ซื้อเพื่อเก็งกำไรมีเงินออม 40% ของรายได้ต่อเดือน (30,001-40,000 บาท) มีระยะเวลาออม 3-5 ปี และกลุ่มที่ซื้อเพื่อการลงทุน มีเงินออมมากที่สุดคือ มากกว่า 50% ของรายได้ต่อเดือน (มากกว่า 40,000 บาท) มีระยะเวลาในการออมมากกว่า 10 ปี ซึ่งในทุกวัตถุประสงค์ในการซื้อมีวิธีการออมโดยการฝากธนาคารและมีแหล่งที่มาของเงินจากเงินออมส่วนตัวเหมือนกัน …

Landscape development[1] can provide many benefits, including the reduction of stormwater runoff and the creation of habitats for wildlife. It can also provide health benefits. Researchers, such as Roger Ulrich and Rita Berto have demonstrated that views of trees and other vegetation are associated with lower blood pressure and reduced recovery times in hospitals and that environments with more natural elements may lessen mental fatigue (R. In November 2016 the number of states where recreational marijuana sales are legal increased to eight. Thousands of cities and counties are now on the front lines of regulating these new land uses. Local governments in Colorado, the first state to implement recreational marijuana legalization, are models for jurisdictions in other states. We study counties and municipalities in the eight micropolitan statistical areas in Colorado to learn how they regulate recreational marijuana businesses. The project involves recovering the legacy of a historic colonial church site in Belén, New Mexico.
