Real estate dynamics encompass a multifaceted interplay of various factors that shape the market. This dissertation presents two distinct essays that delve into critical aspects of real estate dynamics.
In the first essay, we investigate the influence of short-term rentals, specifically Airbnb activity, on neighboring house prices in Hampton Roads, Virginia. By employing robust measures such as active listings, reservations, and their cumulative impact over different periods, we uncover a positive association between prior Airbnb rental activity and housing sales prices. Investor perceptions of various investment modes can differ based on factors such as experience, earnings, risk tolerance, liquidity preferences, and so on. Understanding the viewpoints of young in- vestors is essential when assessing cryptocurrency investments. This study evaluates the investment decisions of 103 young investors in the cryptocurrency market, using regression and factor analysis for data analysis. The findings indicate that investors have a fundamental understanding of the risks associated with cryptocurrency investments. In this paper, we characterise the liquidity provision and price discovery roles of dealers and HFTs in the FX spot market during the sample period between 2012 and 2015. We find that they have different responses to adverse market conditions: HFT liquidity provision is less sensitive to spikes in market-wide volatility, while dealer bank liquidity is more robust ahead of scheduled macroeconomic news announcements when adverse selection risk is high. In periods of extreme levels of volatility, such as the `Swiss De-peg' event in our sample, HFTs appear to withdraw almost all liquidity while dealers remain. In normal times, we …

The dissertation consists of two chapters on stakeholder economy. It looks at how firms interact with the stakeholders, including not only investors, employees, customers, governments, but also the broader community and society at large, and examines how such interactions affect corporate behavior in China and the global setting. The first chapter studies how societal culture shapes firm behavior and growth by analyzing the trade-off of relying on trust in acquiring stakeholder resources, and testing with data on the number of historic Confucian schools surrounding a current firm’s location in China. ESG ratings are the nexus of sustainable development. Are ongoing retroactive adjustments of ESG scores rewriting or recalibration? Using datasets from 20 random weeks of downloads of Refinitiv ESG universe between 7 October 2021 to 14 December 2022, we find that the positive link between ESG scores or E&S scores to firms’ stock returns existed between 2011 to 2017, disappeared between 2002 to 2011 and attenuated between 2017 to 2021. Using the formation of the International Sustainability Standard Board on 3rd November 2021 as the external shock event, we further find that the retroactive ESG score adjustments are not …

The 15 participants in the June Livingston Survey predict higher output growth for the first half of 2023 than they predicted in the December 2022 survey. The forecasters, who are surveyed by the Federal Reserve Bank of Philadelphia twice a year, now project that the economy’s output (real GDP) will grow at an annual rate of 1.1 percent during the first half of 2023. They expect weaker conditions in the second half of 2023, when growth is expected to be at an annual rate of -0.7 percent. Both projections represent upward revisions from those of the December 2022 survey. Growth …

Policy Uncertainty Reduces Green Investment, Mengyu Wang, Jeffrey Wurgler, Hong Zhang

Government subsidies are often used to stimulate environment-friendly investment. We find that Chinese firms reduce green investment as the uncertainty of subsidies rises. This effect is identified from weather-driven fluctuations in air pollution that lead to fluctuations in subsidy allocations: Firms in cities where weather-driven subsidy uncertainty is high engage in less green R&D investment, patent applications, and research staff. Industries that are heavy emitters and those focused on environmental technologies are more affected. The results suggest that policy uncertainty may originate not only from political and macroeconomic shocks but from behavioral mechanisms that link policy to salient recent conditions.

Chapter 1 This paper treats a firm’s capital structure decision as an optimal risk-taking decision based on its risk-return tradeoff prospect. The paper proposes to construct mean-variance ratio forecasts based on return-on-asset histories and shows that the forecasts can explain a large proportion of the cross-sectional company leverage variation. The leverage predicted by the mean-variance ratio forecast maximizes a firm’s relative value. Once the mean-variance ratio forecast is accounted for, contributions from other commonly identified variables become small. Furthermore, some of the additional explained variations do not constitute value-maximizing leverage target variations, but rather variations away from the target.

This paper examines the impact of net operating loss (NOL) carryforwards on the tax implications of corporate capital structure. Leveraging the Tax Cuts and Jobs Act of 2017 (TCJA), the largest tax reform in four decades, this paper investigates the effect of NOL carryforwards on firms' sensitivity to tax reforms. In this paper, I conduct a study of comovement between equity and corporate bonds using S&P500 and Investment Grade and High Yield CDX Indexes to evaluate the diversification benefits of holding these assets in portfolios. I assess comovement and diversification potential using DCC-GARCH and copulas. This approach allows for a review of equity and credit linkages through multiple lenses and evaluation of how these relationships have evolved over time. In general, I find only modest potential for diversification between equity and CDX markets and strong evidence of increased comovement over time.

Historically, economic activities have been organized around certain ideologies. We investigate the impact of politicians’ ideology on corporate policies by exploring a unique setting of ideological change—China from Mao to Deng around the 1978 economic reform—in a regression discontinuity framework. We find that the age discontinuity of politicians around 18 years old in 1978, who had already joined the Chinese Communist Party (CCP) or joined soon thereafter and later became municipal paramount leaders, has had a lasting effect on contemporary firm- and city-level policies. We generate new evidence on disagreement among traders in the S&P 500 options market from high-frequency intraday price and volume data. Inference on disagreement is based on a model where investors observe public information but agree to disagree on its interpretation; disagreement among investors is captured by the volume–volatility elasticity. For options, there are two natural variables related to disagreement: moneyness and tenor, which we relate to disagreement about the distribution of the market index at different quantiles and times. This study examines the effectiveness of various financial instruments as hedges and safe havens during different market conditions in the MENA region. It compares traditional safe-haven investments ( gold, silver, and oil) and non-traditional safe-havens (cryptocurrencies and ESG stocks) to determine which investments function better as hedges and safe havens during different market conditions. The data covers eight years, starting in 2015 and ending in early 2023. DCC GARCH is utilized to examine time variation in conditional correlations. Do Firms Overreact To The Enactment Of Corporate Laws: Evidence From Anti-Price Gouging Laws, Mario Marshall

The enactment of state corporate laws increases attention to issues related to price fairness.I present evidence that firms become less efficient in generating margins but not revenue upon enacting anti-price gouging laws. This finding is consistent with a prediction of salience theory that increased attention to unfair pricing induces firms to adopt more conservative pricing strategies. I provide evidence that companies that are more sensitive to unfair pricing risks have larger changes in efficiency. The results are consistent with the salience theory of choice and imply that attention that corporate laws generate may substantially impact firms.

This research paper investigates the role of managerial sentiment in predicting future stockreturns by constructing firm characteristics based on sentiment words. Through the analysis of all Securities and Exchange filings submitted by publicly traded companies from 2001 to 2022, this study demonstrates that certain sentiment words provide a robust and significant cross-sectional predictor of future monthly stock returns. The paper utilizes a unique ap- proach by leveraging a long time frame and analyzing all available filings. This allows for a comprehensive analysis of the impact of managerial sentiment on stock returns, highlighting the importance of sentiment analysis in financial markets.

In an attempt to explain stock prices in a simple and articulate manner, researchers in asset pricing have long employed a “one model fits all prices over time” approach. In this thesis, a regime-switching linear asset pricing model, conditioned on trailing market volatility, is introduced in an attempt to map specific linear model specifications to specific macroeconomicconditions which are quantifiable and observable at t. Additionally, Clearfield has operations in both Mexico and Finland. The firm provides work for approximately 407 full-time employees and is owned by 277 shareholders.
A thorough analysis of the Company using a benchmark, Cambium Networks Corp, showed that Clearfield Inc is a high-growth firm, with the most recent sales growth of around 90%, with expectations of more growth and expansion. Drug trafficking is on the rise in America. Drug trafficking brings money laundering, and banks have to combat this with Anti-Money laundering (AML) policies from the Bank Secrecy act. This is combated by the High-Intensity-Drug-Trafficking Area (HIDTA) designation. The designation aims at providing support to local, state, and federal law enforcement to combat drug trafficking in these counties. HIDTA and banks are not connected. This dissertation focuses on three new issues in corporate finance, each aiming at different aspects of a firm's behavior. First, I propose a novel way to classify domestic manufacturing firms based on their level of financial constraint. Using the operating cash flow ratio as my new measure, I find that the behavior of constrained and unconstrained firms differ significantly, unlike existing constraint measures from the literature. My results indicate that constrained firms cannot engage in equity recycling, have a higher sensitivity to cash flow, use the proceeds from the sales of their fixed assets in R&D, and cannot change leverage …

The analysis revealed better combinations of asset allocation and spending policy for college and university endowments that efficiently balance the desirable outcomes of stable spending in real terms against maintaining the purchasing power of the endowment over time (intergenerational equity). Using the variability and correlation of historical asset class returns, we created a forward-looking, projection-based, multivariate Monte Carlo simulation of individual asset class returns. The simulation incorporates the relationships between inflation and asset class returns, and the relationships among asset class returns. We find that a company’s decision to execute a stock split is affected by the number of stock splits carried out by its peers. Through the use of a broad peer group construction methodology, we also reveal the presence of asymmetric effects with regard to companies of different market capitalization size. In the periods of 1983–1996 and 1997–2009 we find that firms are more likely to split their stock if more of their peers have recently done so. The Pepperdine private cost of capital survey was originally launched in 2007 and is the first comprehensive and simultaneous investigation of the major private capital market segments. This year’s survey specifically examined the behavior of senior lenders, asset‐based lenders, mezzanine funds, private equity groups, venture capital firms, angel investors, privately‐held businesses, investment bankers, business brokers, limited partners, and business appraisers.
