This study analyzes the relationship between U.S. interest rates and capitalization rates within commercial real estate under different monetary policy regimes. Specifically, the research examines whether the relationship between interest rates and cap rates changed structurally between the post-Global Financial Crisis (GFC) period and the post-COVID tightening cycle. Using quarterly data from 2000–2025 obtained from Federal Reserve Economic Data (FRED), the study compares movements in the 10-Year U.S. Treasury yield and a constructed cap rate proxy derived from rental income and property price index data. This thesis examines the effects of bank consolidation on small business lending at the county level in Mississippi. Throughout the last few decades, there have been many mergers and acquisitions within the U.S. banking industry. These mergers and acquisitions have caused concerns over access to credit by small businesses, especially in rural and under-served markets. To analyze these issues, this study constructs a county-year panel database that combines bank merger data provided by the Federal Deposit Insurance Corporation (FDIC) with small business lending data from the Community Reinvestment Act (CRA) disclosures. Reassessing Argentina’S 2018 Crisis: Fiscal Imbalances, External Constraints, And Imf Policy, Michael Garcia

This thesis will evaluate the causes of Argentina’s 2018 financial crisis, examining how it should be evaluated through the lens of fiscal imbalance or by external constraints. The dominant interpretation is shown in the International Monetary Fund’s (IMF) 2018 Standby Agreement. It attributed the crisis to excessive fiscal deficits, inflation, and weak monetary discipline. This perspective is supported by the Polak model. The model itself connects domestic credit expansion to balance of payment imbalances. It views external crises resulting from internal policy excess.

The Prestige Paradox: Can Venture Capital Prestige Lead To Lower Startup Exit Rates?, Charlie Fenollosa

This project investigates how the prestige of VC firms investing in early-stage startups affects the likelihood of successful exits, defined as IPOs or acquisitions. Using Crunchbase data on companies, funding rounds, and investments, I construct six measures of prior VC success to proxy for prestige. Contrary to conventional expectations, VC prestige is not associated with increased exit probability, a finding robust to composite, LASSO-selected, and PCA-based indices. Further analysis suggests this relationship is driven by mechanisms through which high VC prestige paired with large syndicates and high funding may create frictions, while prestigious VCs help smaller companies grow more effectively.

Deconstructing The Greenium: Exploring Mispricing In The Green Bond Market, Koto Yamada

This paper investigates the sources and conditions under which the greenium – a yield discount observed for green bonds relative to comparable conventional bonds – appears in global fixed income markets. Using a dataset of over 26,000 bonds issued between 2012 and 2024 across 37 countries and 5,400 firms, I find that the existence of the greenium is highly context-dependent, shaped by factors such as issuer reputation, institutional trust, and green capital allocation across sectors. Repeat green issuers receive yield discounts of up to 57 basis points, particularly in the EU and Nordic countries, where strong climate policies and disclosure …

This paper examines the relation between macroeconomic factors and bank mergers and acquisitions from 1995 to 2022. I build upon the work of Etsy et al. (1994) to determine an updated analysis of how interest rates and stock market returns may influence merger activity in the banking segment. Using a dataset of 1,153 large bank mergers, I perform correlation analyses to draw three main conclusions. Firstly, bank mergers demonstrate weaker correlations with key macroeconomic variables than industrial mergers. Secondly, I observe material differences from the work of Etsy et al. with what appears to be significant changes in underlying relations. …

This study examines the economic factors of demand that affect Americans’ desire to purchase tickets for professional sporting events. Most notably, it illustrates how changing household disposable income affects demand for the quality and quantity of attendance to NBA, NFL, and MLB games. Utilizing the total annual attendance of every U.S.-based professional team in these three leagues over a nine-year period, as well as the cost of tickets and other attendance-related expenses (e.g., concession prices), we obtain the total income elasticity of demand. Eight states currently have policies in place that make FAFSA completion mandatory/highly incentivized at some level (Granville, 2022, and Hughes, 2022). Texas, Louisiana, and Illinois were early adopters, and were then followed by Alabama; These four states have shown significant increases in state wide completion rates. Increases in completion were recorded to be as high as 26% in the first year of policy enactment and serve as tests to see what methods encourage students to complete the FAFSA.
