นวัตกรรมแผ่นพลาสติกสำหรับเปลือกอาคารเพื่ออาคารประหยัดพลังงาน, สุวิชาดา เฮงมีชัย

การศึกษาครั้งนี้มีวัตถุประสงค์เพื่อศึกษาการลดการใช้พลังงานอาคารโดยการปรับเปลี่ยนวัสดุเปลือกอาคาร ซึ่งช่องเปิดของอาคารที่ทำหน้าที่เป็นช่องระบายอากาศหรือช่องแสงนั้นเป็นปัจจัยสำคัญที่ทำให้ความร้อนเข้ามาภายในอาคารในปริมาณมาก โดยมักจะเป็นวัสดุโปร่งแสงในส่วนของผนังอาคาร (Translucent wall) และหลังคาโปร่งแสง (Skylight) การพัฒนาวัสดุเปลือกอาคารที่มีคุณสมบัติโปร่งแสง แต่สามารถช่วยลดความร้อนที่ผ่านเข้ามาภายในอาคารได้ จึงเป็นประเด็นสำคัญในการศึกษาครั้งนี้ โดยนำพลาสติก Polymethyl Methacrylate (PMMA) ที่มีคุณสมบัติแข็งแรง ทนทาน และมีราคาที่เหมาะสม มาเสริมแรงด้วยเส้นใยแบคทีเรียเซลลูโลส (Bacterial cellulose) ซึ่งช่วยทั้งให้วัสดุมีความแข็งแรงและการลดความร้อนที่ผ่านเข้ามาในอาคารได้ โดยผสมแบคทีเรียเซลลูโลสความเข้นข้นที่ปริมาณร้อยละ 1 2 และ 3 โดยน้ำหนัก มีกระบวนการในการศึกษาตั้งแต่การผลิต ขึ้นรูปชิ้นงาน และส่งทดสอบคุณสมบัติของวัสดุโปร่งแสง เพื่อนำมาทดสอบเปรียบเทียบประสิทธิภาพในการช่วยลดการใช้พลังงานอาคารของแผ่นวัสดุ ผ่านการปรับเปลี่ยนวัสดุเปลือกอาคารโปร่งแสงในโปรแกรมจำลองการใช้พลังงานรวมอาคาร OpenStudio แบ่งศึกษาเป็น 2 กรณี คือ งานผนังโปร่งแสงในอาคารสำนักงานมาตรฐาน และงานหลังคาโปร่งแสงในอาคารสนามกีฬาในร่มจากผลการศึกษา พบว่า ยิ่งเพิ่มปริมาณความเข้มข้นของสารเสริมแบคทีเรียเซลลูโลส ยิ่งส่งผลให้คุณสมบัติเชิงกลของวัสดุลดลง ในทางกลับกัน ความสามารถในการลดความร้อนเพิ่มมากขึ้น มีการสะสมความร้อนภายในอาคารลดลง ทำให้การใช้พลังงานรวมภายในอาคารลดน้อยลงได้อย่างมีประสิทธิภาพ โดยวัสดุ PMMA ที่ผสมแบคทีเรียเซลลูโลสในปริมาณร้อยละ 2 มีประสิทธิภาพในการช่วยลดพลังงานรวมอาคารได้ดีที่สุดอยู่ที่ 29,012,398.76 kWh/yr และมีระยะเวลาคืนทุนน้อยที่สุดอยู่ที่ 3.85 ปี ประหยัดค่าไฟลงปีละร้อยละ 1.50 เมื่อเทียบกับวัสดุกระจกใส สำหรับงานผนังโปร่งแสง กรณีศึกษาอาคารสำนักงาน และวัสดุ PMMA ที่ผสมแบคทีเรียเซลลูโลสในปริมาณร้อยละ 3 มีประสิทธิภาพในการช่วยลดพลังงานรวมอาคารได้ดีที่สุด อยู่ที่ 1,310,421.59 kWh/yr และมีระยะเวลาคืนทุนน้อยที่สุดอยู่ที่ 0.93 ปี ประหยัดค่าไฟลงปีละร้อยละ 1.67 เมื่อเทียบกับวัสดุกระจกใส สำหรับงานหลังคาโปร่งแสง กรณีศึกษาอาคารสนามกีฬาในร่ม ทั้งนี้ ปริมาณของแบคทีเรียเซลลูโลส ส่งผลให้ราคาต้นทุนวัสดุเพิ่มขึ้นตาม อย่างไรก็ตาม คุณสมบัติของวัสดุแต่ละประเภทล้วนมีความเหมาะสมในการนำไปใช้งานที่แตกต่างกัน ขึ้นอยู่กับรูปแบบของเปลือกอาคารที่นำวัสดุไปติดตั้งด้วย

พระราชบัญญัติการส่งเสริมและรักษาคุณภาพสิ่งแวดล้อมแห่งชาติ พ.ศ. 2535 กำหนดให้การพัฒนาโครงการอสังหาริมทรัพย์ ต้องมีการจัดทำรายงานผลกระทบสิ่งแวดล้อม (Environmental Impact Assessment: EIA) โดยอาคารชุดพักอาศัยรวมเป็น 1 ใน 36 ประเภทโครงการ พื้นที่สีเขียวเป็นข้อพิจารณาส่วนหนึ่งที่ต้องจัดให้มีในรายงาน งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาการใช้งานพื้นที่สีเขียวในโครงการอาคารชุด การเปลี่ยนแปลงและไม่เปลี่ยนแปลงการใช้ประโยชน์ของพื้นที่ดังกล่าว รวมถึงความต้องการใช้พื้นที่สีเขียวในโครงการอาคารชุดด้วย ผลการศึกษาพบว่าพื้นที่สีเขียวในโครงการอาคารชุดมีอยู่ 2 ลักษณะ คือ (1) พื้นที่สีเขียวที่ไม่เกิดการเปลี่ยนแปลง มีเหตุผลหลักคือ พื้นที่ส่วนใหญ่มีการออกแบบพื้นที่ที่เหมาะสมจึงเกิดการเสื่อมสภาพน้อย ทำให้งบประมาณที่ใช้ในการดูแลไม่มากเกินกว่าที่กำหนด และการใช้งานตรงตามความต้องการของผู้อยู่อาศัยตามที่ได้ออกแบบไว้ (2) พื้นที่สีเขียวที่เกิดการเปลี่ยนแปลง มีทั้งการเปลี่ยนแปลงจากการบริหารงานของนิติบุคคลโครงการและเกิดจากความต้องการของผู้อยู่อาศัย ปัจจัยหลักที่มีผลต่อการเปลี่ยนแปลงคือ การบำรุงรักษาพื้นที่สีเขียวให้อยู่ในสภาพดีทำได้ยากและสิ้นเปลืองงบประมาณมาก พื้นที่สีเขียวเดิมมีการใช้งบประมาณที่ต้องดูแลในส่วนของค่าแรง ค่าน้ำ และค่าพืชพรรณไม้ หลังการเปลี่ยนแปลงมีค่าใช้จ่ายที่ลดลง แสดงให้เห็นว่า หากมีการใช้พืชพรรณที่เหมาะสม มีความทนทานจะมีค่าใช้จ่ายในการบำรุงรักษาน้อยลง และเหตุผลของการเปลี่ยนแปลงพื้นที่สีเขียวในโครงการที่เปลี่ยนแปลงจากผู้อยู่อาศัย คือ การออกแบบที่ไม่ตอบสนองกับความต้องการของผู้อยู่อาศัย โดยไม่ตอบสนองต่อกิจกรรมที่ทำ เช่น มีขนาดเล็กไป มีวัสดุที่ไม่เหมาะสมต่อกิจกรรมนั้น หรือ ไม่มีพื้นที่ให้ทำกิจกรรมบางอย่าง เนื่องจากผู้อยู่อาศัยต้องการให้สภาพแวดล้อมของโครงการดีขึ้นเพื่อเพิ่มมูลค่าของโครงการอาคารชุด

ภายใต้แรงกดดันด้านสิ่งแวดล้อมและความคาดหวังจากผู้มีส่วนได้ส่วนเสีย กลยุทธ์ ESG (Environmental, Social, and Governance) มีบทบาทสำคัญในการกำหนดทิศทางธุรกิจอสังหาริมทรัพย์อย่างยั่งยืน โดยเฉพาะในโครงการมิกซ์ยูสที่มีความหลากหลายของประเภทการใช้งาน บทความนี้มีวัตถุประสงค์เพื่อศึกษากระบวนการกำหนดและถ่ายทอดกลยุทธ์ ESG ของบริษัท เซ็นทรัลพัฒนา จำกัด (มหาชน) สู่การปฏิบัติในโครงการเซ็นทรัลเวิลด์ ผ่านการวิเคราะห์รายงานความยั่งยืน พ.ศ. 2562–2566 และการสัมภาษณ์เชิงลึกผู้บริหารและเจ้าหน้าที่ โดยใช้ Content Analysis และ Thematic Analysis ผลการศึกษาพบว่า การนำกลยุทธ์ ESG มาใช้ในโครงการมิกซ์ยูสที่ประกอบด้วยศูนย์การค้า สำนักงาน และโรงแรม จำเป็นต้องออกแบบกระบวนการถ่ายทอดกลยุทธ์จากระดับองค์กรสู่ระดับโครงการอย่างเป็นระบบ โดยครอบคลุม 5 ขั้นตอน ได้แก่ 1) การกำหนดแนวคิดและเป้าหมายเชิงกลยุทธ์ (formulate the strategy) 2) การบูรณาการแนวคิด ESG เข้ากับ กลยุทธ์องค์กรและแผนปฏิบัติการ (integration) 3) การแปลงเป้าหมายสู่แผนปฏิบัติการและการปรับให้เหมาะสมกับลักษณะพื้นที่ของแต่ละยูส (cascade) 4) การดำเนินงานผ่านการบริหารโครงการและการมีส่วนร่วมในระดับปฏิบัติการ (execute) และ 5) การติดตามและประเมินผลผ่านตัวชี้วัดที่สามารถวัดผลได้จริง (tracking) โดยจัดตั้งหน่วยงานเฉพาะด้านอย่าง ESD (Excellence & Sustainable Development) เป็นกลไกสนับสนุนตลอดกระบวนการ ซึ่งการดำเนินกลยุทธ์ ESG ในโครงการเน้นการปรับใช้งานที่แตกต่างกันตามกิจกรรมของยูส ในกรณีศึกษาใช้ศูนย์การค้าเป็นตัวเชื่อมโยงกิจกรรม ESG ด้านสังคม (S) เนื่องจากมีลักษณะพื้นที่เปิดที่ผู้ใช้งานเข้าถึงได้หลากหลายกลุ่ม โรงแรมเน้นการลงทุนในระบบพลังงานสะอาดและวัสดุรักษ์โลก (E) และสำนักงานมุ่งเน้นการบริหารจัดการพลังงานและขยะ (E) พร้อมส่งเสริมการมีส่วนร่วมของผู้เช่าและพนักงาน (S) ผลจากกำหนดกลยุทธ์ ESG เป็นส่วนหนึ่งที่ทำให้บริษัทฯ และโครงการเซ็นทรัลเวิลด์ได้รับรางวัลด้านความยั่งยืนหลายรายการ โดย 56% ผู้ร่วมกิจกรรมแสดงความพึงพอใจต่อแนวทาง ESG ของโครงการ อย่างไรก็ตาม ยังคงมีข้อจำกัดด้านการ ปรับปรุงโครงสร้างอาคาร งบประมาณ การมีส่วนร่วมของผู้เช่าบางราย และการประสานงานภายในองค์กร ทั้งนี้ 3 ปัจจัยที่ทำให้การดำเนิน ESG ในโครงการมิกซ์ยูสเกิดผลสัมฤทธิ์ คือ …

ในระหว่างพ.ศ.2562 – 2566 ทั่วโลกเผชิญกับความไม่แน่นอนส่งผลกระทบต่อทุกภาคส่วน รวมถึงภาคอสังหาริมทรัพย์ที่ประสบกับความท้าทายในหลายมิติ บริษัทพัฒนาอสังหาริมทรัพย์หลายรายจึงจำเป็นต้องปรับการดำเนินธุรกิจด้วยการกระจายธุรกิจเพื่อกระจายความเสี่ยงและการเติบโตอย่างยั่งยืน ผู้วิจัยได้นำการจัดประเภทมาตรฐานอุตสาหกรรม (TSIC) มาจำแนกการประกอบธุรกิจจึงพบว่าจากทั้งหมด 21 หมวดหมู่ เสนาฯ มีการกระจายธุรกิจ 11 หมวดหมู่ และออริจิ้นมีการกระจายธุรกิจ 12 หมวดหมู่ งานวิจัยฉบับนี้จะศึกษาการดำเนินธุรกิจภายใต้กลยุทธ์การกระจายธุรกิจของกรณีศึกษา บริษัท เสนาดีเวลลอปเม้นท์ จำกัด (มหาชน) (“เสนาฯ”) และบริษัท ออริจิ้น พร็อพเพอร์ตี้ จำกัด (มหาชน) (“ออริจิ้นฯ”) เฉพาะการดำเนินงานในช่วงพ.ศ.2562 – 2566 โดยการทบทวนวรรณกรรมที่เกี่ยวข้อง รวบรวมข้อมูลจากรายงานประจำปี บทสัมภาษณ์ที่ถูกเผยแพร่ทางออนไลน์และบทสัมภาษณ์ผู้บริหารระดับสูง สัมภาษณ์ผู้ที่มีหน้าที่รับผิดชอบเกี่ยวกับการกระจายธุรกิจของทั้งสองบริษัท จากนั้นนำข้อมูลมาวิเคราะห์และถอดบทเรียนจากการดำเนินธุรกิจของทั้งสองบริษัท ผลการศึกษาพบว่า เสนาฯ และออริจิ้นฯ มีวิสัยทัศน์ในการกระจายธุรกิจตั้งแต่เริ่มประกอบธุรกิจและได้ขยายธุรกิจอย่างต่อเนื่องเสมอมา โดยเสนาฯ ได้ขยายไปยังธุรกิจรายได้ต่อเนื่องในพ.ศ.2552 ส่วนออริจิ้นขยายไปยังธุรกิจรายได้ต่อเนื่องในพ.ศ.2559 จากปัจจัยเสี่ยงที่เกิดขึ้นส่งผลโดยตรงต่อตลาดอสังหาริมทรัพย์ทำให้บริษัทต้องมีการปรับตัวอย่างต่อเนื่อง เพื่อกระจายความเสี่ยงจากการมีรายได้เพียงช่องทางเดียวและสร้างการเติบโตอย่างยั่งยืน นอกจากนี้ยังพบความแตกต่างในเป้าหมายของการประกอบธุรกิจโดยเสนาฯ มุ่งเน้นการสร้างผลกำไรที่เติบโตควบคู่กับการพัฒนาอย่างยั่งยืน ในขณะที่ออริจิ้นฯ ให้ความสำคัญกับการสร้างการเติบโตที่มั่นคงและรวดเร็วในแต่ละธุรกิจ โดยมีเป้าหมายระยะยาวในการผลักดันธุรกิจเหล่านั้นเข้าสู่ตลาดหลักทรัพย์แห่งประเทศไทย ในช่วงพ.ศ.2562 – 2566 เสนาฯ มีการกระจายธุรกิจในรูปแบบที่สัมพันธ์กับธุรกิจหลัก ด้วยการเติบโตในแนวดิ่งแบบเติบโตไปด้านหน้า และการเติบโตในแนวนอนที่มีความสอดคล้องทางการดำเนินงานหรือการบริหารและการตลาด และรูปแบบที่ไม่สัมพันธ์กับธุรกิจหลัก ในขณะที่ออริจิ้นฯ มุ่งเน้นการกระจายธุรกิจเฉพาะในรูปแบบที่สัมพันธ์กับธุรกิจหลัก ด้วยการเติบโตในแนวดิ่งแบบเติบโตไปทั้งด้านหน้าและด้านหลัง และการเติบโตในแนวนอนที่มีความสอดคล้องทางการดำเนินงานหรือการบริหารและการตลาด การกระจายธุรกิจของทั้งสองบริษัทจึงดำเนินการผ่านหลายวิธีการที่คล้ายคลึงกัน ซึ่งพบว่าเสนาฯ มุ่งเน้นการลงทุนด้วยตนเอง ส่วนออริจิ้นฯ จะใช้วิธีกิจการร่วมค้าเป็นหลัก ชี้ให้เห็นถึงความเหมาะสมในการเลือกใช้วิธีการกระจายธุรกิจที่เหมาะสมกับบริบท โอกาส และทรัพยากรของแต่ละองค์กร การศึกษาครั้งนี้จึงแสดงให้เห็นถึงการปรับตัวของบริษัทพัฒนาอสังหาริมทรัพย์ในประเทศไทย ในการสร้างความมั่นคงและโอกาสในการเติบโตในระยะยาวด้วยการปรับกลยุทธ์ทางธุรกิจและเป็นการถอดบทเรียนโดยการวิเคราะห์วิธีการกระจายธุรกิจและผลลัพธ์ที่เกิดขึ้น

Assessment tools that promote well-being, widely used internationally, often focus on general populations, and lack specific indicators for older individuals, whose environmental needs differ from the general population. The dominance of high-rise architecture in globalized urban landscapes has arguably raised concerns about the homogenization of cities and the decline of local identity. As vertical structures become essential components of contemporary metropolises, they pose unique challenges in negotiating cultural and contextual relevance. While often critiqued for their perceived detachment from place, some high-rises attempt to assert localized identities without reverting to superficial mimicry. บ้านจีนดั้งเดิมริมฝั่งแม่น้ำเจ้าพระยาเป็นมรดกทางวัฒนธรรมอันทรงคุณค่าที่สะท้อนถึงประวัติศาสตร์การตั้งถิ่นฐานและวิถีชีวิตของชาวจีนในกรุงเทพฯ มาอย่างยาวนาน แต่ปัจจุบันบ้านจีนดั้งเดิมเหล่านี้กำลังเผชิญปัญหาความเสื่อมสภาพ การถูกทิ้งร้าง และการรื้อถอนซึ่งส่งผลให้คุณค่าและความแท้ของมรดกทางวัฒนธรรมกำลังสูญหายไป งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษาสภาพปัจจุบันด้านกายภาพ บริบทที่ตั้ง และการใช้งานของบ้านจีนดั้งเดิมเพื่อวิเคราะห์คุณค่า ความแท้ และความเปลี่ยนแปลงที่ส่งผลกระทบต่อการสูญเสียคุณค่า โดยใช้ระเบียบวิธีวิจัยเชิงคุณภาพ จากการศึกษาแนวคิดและหลักการอนุรักษ์ พร้อมสำรวจภาคสนามและรวบรวมข้อมูลทางประวัติศาสตร์ กรณีศึกษา 4 หลัง ได้แก่ โรงน้ำปลาทั่งง่วนฮะ, บ้านโปษ์กี่, บ้านรัชต์บริรักษ์ และบ้านเอ๊งฮอกต๋อง โดยมุ่งเน้นการวิเคราะห์เชิงลึกด้านกายภาพ บริบทที่ตั้ง การใช้งาน และการเปลี่ยนแปลงของแต่ละกรณีศึกษา ผลการวิจัยพบว่า คุณค่าของบ้านจีนดั้งเดิม คือ การปรับบ้านให้เข้ากับทุกยุคทุกสมัย แม้จะได้รับอิทธิพลจากบ้านจีนดั้งเดิมที่เป็นต้นแบบในประเทศจีน ทั้งในด้านผังอาคาร การจัดวางพื้นที่ใช้สอย และองค์ประกอบทางสถาปัตยกรรม แต่ยังคงมีการปรับประยุกต์ให้เหมาะสมกับวิถีชีวิตและบริบทที่ตั้งของพื้นที่ริมแม่น้ำเจ้าพระยา ความเปลี่ยนแปลงที่เกิดขึ้นกับบ้านจีนดั้งเดิมริมฝั่งแม่น้ำเจ้าพระยาที่ไม่สามารถหลีกเลี่ยงได้ คือ การเสื่อมทางกายภาพ การเปลี่ยนแปลงทางสภาพแวดล้อม และการเปลี่ยนแปลงทางสังคมและการใช้สอย จนส่งผลให้คุณค่าและความแท้ของบ้านจีนดั้งเดิมลดน้อยลงไป โดยสรุป ในการอนุรักษ์บ้านจีนดั้งเดิมเพื่อรักษาคุณค่า ต้องมีการทำความเข้าใจตัวอาคารและที่ตั้งสภาพแวดล้อมโดยรอบ เพื่อนำมาประเมินสภาพปัจจุบันและการเปลี่ยนแปลงของพื้นที่ จนนำไปสู่การประเมินคุณค่าในทุกด้าน ทั้งในแง่ของประวัติศาสตร์ สถาปัตยกรรม จิตวิญญาณ เศรษฐกิจ และจำเป็นต้องศึกษาปัจจัยต่าง ๆ เพื่อนำมากำหนดวัตถุประสงค์และเลือกวิธีการอนุรักษ์จนนำไปสู่การปรับการใช้งานให้เหมาะสมกับอาคารต่อไปอย่างยั่งยืน

The transition of shopping malls from retail-only establishments to multi facility or mix-use projects is indicative of the current trend toward more comprehensive, neighborhood-focused, and pedestrian friendly settings. Shopping malls can improve well-being by incorporating natural aspects (Anderson et al., 2016), although the widespread reliance on surface parking lots poses considerable environmental and economic issues (Evans et al., 2009). These issues encompass urban sprawl, congestion, diminished land values, and impaired walkability (Kille, 2020). Moreover, surface parking lots adversely affect the environment by augmenting stormwater runoff, contributing to water pollution, and intensifying the urban heat island effect (Greentumble, 2022).

This urban heat phenomenon significantly impacts the environment and the health and well-being of living organisms, including humans (Bullard, 2011). Urbanization has led to significant environmental and social challenges, including biodiversity loss, resource depletion, and climate concerns (McDonald et al., 2008). In response to these issues, innovative methods such as Tiny Urban Forest Systems (TUFS) have gained attention. TUFS are densely planted clusters of trees and shrubs designed to emulate the structure and ecological functions of natural early successional forests (Lewis, 2021). Located in Lichtenberg, Berlin (part of the former borough of Hohenschönhausen), Gedenkstätte Berlin-Hohenschönhausen stands today as a memorial for the thousands who were killed and imprisoned there, from its construction in 1939 until its closure in 1990. This paper will trace the evolution of Hohenschönhausen from a physical space of confinement, to a sophisticated psychological apparatus designed to exert control over its political prisoners through the development of “Operative Psychology” (OP). Specifying the house type of a housing development project is extremely necessary. However, the determination of a project type nowadays has become a delicate matter, requiring the expertise and knowledge of seasoned project developers. This study aimed to apply four machine learning techniques: Decision Tree, Random Forest, Gradient Boosted Tree and Ensemble Classifier, to analyze the data from 179 housing estate projects collected from market reports of real estate companies in Thailand, with a focus on selecting projects with average monthly sales rates that are higher than the average of all acquired projects. The airborne nature of COVID-19 dispersion has considerably impacted architectural and ventilation system designs. This research studies the COVID-19 infection risk in typical naturally ventilated detached houses in Thailand. Influencing parameters include the opening size and location of the infected person. Computational Fluid Dynamic was used to simulate the virus spreading in major spaces including the master bedroom, a bedroom and the living room. The Wells-Riley equation was adopted to assess personal infection risk (Pp) and area infection risk (Pa) in 12 case setups. The results reveal that opening size affects more on Pa than Pp …
