We empirically consider Airbnb’s effect on a new variable in Short Term Rental (STR) research, second homes, employing a model pre-Airbnb diffusion (2009), and post-Airbnb diffusion (2019). In doing so we test our hypothesis that second home use will be converted to short-term rentals with the advent of Airbnb. We do so through a natural experiment examining housing stock. We create a schema to segregate tourist and non-tourist counties based on economic variables and deploy these in our research framework observing a shock to housing supply. In the past decade, state government appropriation reductions have forced park agencies to seek other sources of revenue to support park operations. To overcome shrinking budgets, many public park agencies embrace private-sector business models and investigate customer satisfaction, service quality, and user fee structures. In addition, six scenarios for the seven-month period of June through December 2020 estimate the net loss of visitors to Southern Nevada and the impact for the state economy in terms of employment, income, the total value added (contribution to Gross State Product), output sales, and state and local tax revenues. This paper seeks to analyze the impact of riad-style hostels specifically on the medinas, as hostels are relatively new to Morocco and have various benefits and consequences for the community.
