Club Good Influence On Residential Transaction Prices, J. Andrew Hansz, Darren K. Hayunga

We examine residential real estate transactions in a market where an additional property right to a club good may have an influence on prices. We find that for single-family property, the market capitalizes approximately 50% of the full value of the extra property right. For condominiums, the amount reduces to approximately 25%. While these amounts are positive, they clearly are significantly lower than full value.

Financial researchers initially regarded hedging activities as a means to reduce total firm risk, which often is defined in terms of cash flow volatility. More recently, researchers have focused on the strategic allocation of risk. Direct tests of risk allocation have been problematic, however, because hedging data are rarely available and, when available, are specific only to a single operation of the firm, such as bank lending. There has been recent interest in green building and development practices and research. Resulting from growing environmental awareness and concerns, mandatory residential green building programs have been implemented nationally at the municipal level and Texas has passed legislation to create a statewide program. However, the impact of greenness on residential property values has not been rigorously evaluated. This study examines residential transaction prices in two cities and finds a statistically significant premium associated with "green" properties. Employees in small and medium-sized enterprises (SMEs) form part of a 'disadvantaged' group within the workforce that receives less access to training and development (T & D) than employees in large firms. Prior research into reasons for the relatively low levels of employee participation in training and development has typically involved surveys of owner/manager opinions. Purpose – The purpose of this paper is to develop an understanding of factors that impinge on managerial decision-making processes regarding employee access to structured training and development (T&D) opportunities that are at least partially funded by the firm. Design/methodology/approach – Semi-structured interviews incorporating the Critical Incident Technique (CIT) were conducted with 14 managers of medium-sized enterprises based in Perth, Western Australia. The interviews explored decisions managers have actually made regarding employee access to T&D and yielded 42 useable critical incidents that served as the unit of analysis. Continued criticism of business school outcomes has provoked this examination of non-technical skill deficiencies in Australian business graduates. The purpose of this paper is to compare findings with existing literature on skill gaps in other developed, culturally-similar economies, underscore the generality of identified problems, and highlight to stakeholders in undergraduate education those areas requiring curricula review.

Given the scant research on turnover and retention in small businesses, this study addresses the question: what factors influence voluntary employee turnover in small businesses and how do ownermanagers retain key employees? This question was broken into three research objectives. Data were collected via semi-structured interviews with nine owner-managers and seven employees from eleven Australian small businesses. Findings of this study identify adverse consequences of turnover, uncover antecedents of voluntary turnover, pinpoint small business characteristics that enhance employee retention and present a suite of small business employee retention strategies. While the importance of evaluation program offerings is acknowledge by Extension educators, less emphasis is given to understanding program implementation. Simply assessing program impact without a clear understanding of the degree to which a program was actually implemented can result in inaccurate findings. The effective evaluation of both program impacts and evaluation can provide Extension educators with a more holistic perspective of their programs and an increased ability to identify and disseminate best program practices.

Over the years, numerous approaches have been used to rank IS journals, approaches such as citation metrics, school lists, acceptance rates, and expert assessments. This study uses two data mining methodologies: Classification and Regression Trees (C&RT) and Generalized Rule Induction (GRI) to uncover patterns among daily cash closing prices of eight currency markets. Data from 2000 through 2009 is used, with the last year held out to test the robustness of the rules found in the previous nine years. Results from the two methodologies are contrasted. A number of rules which perform well in both the training and testing years are discussed as empirical evidence of interdependence among foreign currency markets. We perform non-linearity tests using daily data for leading currencies that include the Australian dollar, British pound, Brazilian real, Canadian dollar, euro, Japanese yen, Mexican peso, and the Swiss franc to resolve the issue of whether these currencies are driven by fundamentals or exogenous shocks to the global economy. In particular, we use a new method of testing for linear and nonlinear lead/lag relationships between time series, introduced by Brooks and Hinich (1999), based on the concepts of cross-correlation and crossbicorrelation. The directory is designed as a research tool for grantseekers interested in locating information on private, corporate, and community foundations registered in Wisconsin. Each entry in this new edition has been updated or reviewed to provide the most current information available. Most of the data was drawn from IRS 990-PF tax returns filed by the foundations. Additional information was obtained from surveys, foundation Web sites, annual reports, and newsletters.

Cultural itineraries represent a favourable context for the development of creative processes and experiences. This paper examines the creative activities and projects of a European Cultural Itinerary, The Phoenicians’ Route. The aim was to explore the creative features related to the production and development of the cultural-tourist offer, through a survey of participants in a pilot project, and on a network of local partners that co-operate in running the itinerary. The results of this research provide a rating of the total potential of itinerary itself, contributing to its definition as a ‘creative system’.
