On September 14th, 2010, the REIT industry celebrated its 50th Anniversary. Only three REITs that were there in the beginning still exist today: Washington Real Estate Investment Trust, Pennsylvania Real Estate Investment Trust, and Winthrop Realty Trust (formerly known as First Union Real Estate Equity and Mortgage Investments). This study provides a historical recap of the first fifty years of the REIT industry with a review of its rules and underlying tax legislation. The Alternative Staffing Work Experience: Populations, Barriers And Employment Outcomes, Helen Levine, Brandynn Holgate, Risa Takenaka, Françoise Carré

This paper presents results of a three-year study of workers and former workers at four Alternative Staffing Organizations (ASOs). ASOs are fee-for-service job brokering businesses created by community-based organizations and national nonprofits whose objective is to gain access to temporary and “temp to permanent” opportunities for workers facing barriers to employment. The paper looks specifically at the relationship between the personal characteristics of workers, their temporary work experiences through the ASO, and the subsequent employment status of former ASO workers, determined through a follow-up survey conducted by telephone six to eight months after workers had left the ASO. Organizations that aim to improve the experiences and employment chances of job seekers who face barriers to employment have, over the years, had to contend directly with potential employers and their requirements. This is particularly true for community-based job brokers that use a temporary staffing model, offering job access and immediate work to their service population.

Alternative staffing organizations (ASOs) are worker-centered, social purpose businesses that place job seekers in temporary and “temp-to-perm” assignments with customer businesses, and charge their customers a markup on the wage of the position. The growing number of voluntary standards for governing transnational arenas is presenting standards organizations with a problem. While claiming that they are pursuing shared, overarching objectives, at the same time, they are promoting their own respective standards that are increasingly similar. By developing the notion of ‘standards markets,’ this paper examines this tension and studies how different social movement and industry-driven standards organizations compete as well as collaborate over governance in transnational arenas. This paper proposes an operational business intelligence system to help achieve operational excellence in insurance call centers. We apply a decision tree based solution to collected data using a sliding window approach. Our solution provides two distinct advantages to call center managers. First, the decision trees allow managers to recognize key factors and the role they play in determining service levels. Second, our sliding window approach allows managers to see the effects on service levels of resource reallocation. Collected data from a large U.S. insurance company is analyzed. Credit Gap In Small Businesses: Some New Evidence, Atreya Chakraborty

What is the magnitude of credit constraint affecting small businesses? This paper provides estimate of the credit gap – defined as the difference between the desired and actual levels of debt for credit constrained small businesses. The estimated credit gap is approximately 20 percent, i.e., credit constrained small business on the average would desire 20 percent more debt. This credit gap varies considerably across industries, with manufacturing firms facing a significantly larger gap than firms in the wholesale or service industries.

American summer camps have provided significant life experiences for camp counselors and staff for over 150 years. The purpose of this study was to identify and validate scale measures of philosophy, mission, and vision (PVM) with special regard to any differences in camp affiliation and camp counselor alumni (CCA) PVM manifestation. Preliminary assessment of 83 camp PVM revealed five general constructs in the scale and included: relationships formed, community involvement, environmental ethics, participation in healthful recreation, and religiosity. As a result of failing financial markets, rampant managerial abuse of shareholder return through grossly unfair compensation packages and shareholder outrage at corporate governance apathy, Congress passed the Dodd-Frank Wall Street Reform and Consumer Protection Act in July of 2010. Two major provisions contained within the Dodd-Frank legislation are say-on-pay and clawbacks of bonus compensation. This research utilizes a trust game and experimental economics methodologies to test the relative influence of say on pay and clawbacks of bonus compensation on shareholder trust and manager trustworthiness. Trading Strategy Of Firms In Financial Distress, Christopher J. Arnholz

This paper tests two hypothesis 1) that firms entering financial distress incur costs that depress the stock price 2) firms entering financial distress are over sold, and the year after they enter financial distress the price bounces back. The paper tests a simple trading strategy of buying the distressed firm and selling the largest firm in the industry. The strategy yields an average return of 10.16%. The returns are enhanced by sorting firms by price to book and selecting firms from the highest quartile, yielding an average return of 34.75%

This study of the Great Recession of 2007-2009 and the credit crunch phenomenon suggests that there is an ongoing rationing effect on bank loans following the financial crisis of 2008. The rationing effect may lead to lower interest rates as banks switch to safer lending in order to hedge risk. However, the credit crunch may be inequitable as it primarily affects bank dependent borrowers, as well as restricting lending to new customers. An in-depth review of the current literature, empirical studies, leading economic indicators, and bank surveys are examined to reach this conclusion. We find that there are real economic …

Substantial empirical evidence indicates properties across the United States that are located within a Special Flood Hazard Area (SFHA) sell at a discount compared to similar properties otherwise located. This result is also true in our sample. Researchers have suggested the price discount equals a combination of the present value of the required flood insurance premiums and the value of uninsurable costs. To identify the portion of the discount applicable to each component, analysts have been required to estimate applicable insurance premiums and to assume a discount rate. Celebrity influence on consumer behavior at the online macro level is the motivation for this study that addresses the nature of celebrity consumption and how consumers apply that consumption to develop their online self-presentation.

The sample for this study is limited to consumers with active accounts at online social networks such as Facebook or Twitter. Methodology is a three-part design. A multi-factor qualitative exploratory study (n=73) reveals four celebrity-consumer relationships whose proposed measurement scales are tested in a quantitative pilot study (n=85). Online product recommendation agents (hereafter RAs) can provide important benefits to consumers. But whether consumers trust RAs and integrate an RA's recommendations into their product choices has not yet been examined. Nor has there been research on whether different levels of consumer participation in using RAs lead to different levels of trust in the RA. Using an experimental design that combined the benefits of a field study with those of a lab study, active consumer participation in using an RA was found to have increased consumers' trust in the RA, which in turn increased intentions to purchase based on the …

Despite the multidimensional nature of the prosecutor’s work, legal scholars tend to offer a comparatively flat portrait of the profession, providing insight into two dimensions that shape the prosecutor’s performance. Accounts in the first dimension look outward toward external institutions that bear on prosecutors’ case-handling decisions, such as judicial review or the legislative codes that define crimes and punishments. Sketches in the second dimension encourage us to look inward, toward the prosecutor’s individual conscience.

For over a century and with increasing frequency, major controversies have erupted between large distributors of copyrighted works (song publishers, movie studios, record labels, book publishers, etc.) and makers of new technologies for experiencing those works (player piano manufacturers, VCR manufacturers, the creators of file sharing software, Google Books, etc.). Job Satisfaction Determinants: A Study Across 48 Nations, Jeanine K. Andreassi, Leanna Lawter, Martin Brockerhoff, Peter Rutigliano

This paper examines the drivers of job satisfaction across four cultural regions—Asia, Europe, North America, and Latin America. Using Hofstede’s theory, determinants were used to predict job satisfaction for each region and then compared to determine significant differences. Data was collected from a proprietary industry survey on employee work attitudes. The sample consisted of over 70,000 employees from 4 large multinational organizations. Data was analyzed using regression analysis and comparison testing across models. There are significant relationships between job characteristics and job satisfaction across all regions of the world, with a sense of achievement universally the most important driver. Although …

Access to private transport is a critical component of the modern industrialized world but it is also recognized as a major source of carbon dioxide emissions, one of the global warming gases contributing to climate change. This paper looks at increased use of subcompact cars as a key component in developing a sustainable transport policy.
