- UNLV provides stewardship of Walking Box Ranch (WBR) by providing a caretaker who oversees the property, facilitating use of the property by researchers and educators, developing a use and research policy for the property, and coordinating these activities with BLM and in accordance with TNC restrictions.

The study commenced in July 2009 with historical research about the site and its context, site analysis, including the existing conditions and development regulations. This analysis included: topography, soils, vegetation, structures, utilities, easements, property deed, and city, state, and federal regulations. From this analysis an assessment of future development potentials was made based on the existing data/documents from UMass files, public records, Mass GIS data, site visits, and interviews with Gloucester, Commonwealth of Massachusetts, and other officials and stakeholders. This Historic Structure Report contains the history of the three double-shotgun houses located at 493 Auburn Avenue built by Alexander Daniel Hamilton and his father, Alexander Hamilton, African-American father-and-son builders. The existing conditions of the interior, exterior, infrastructure, and grounds of the buildings are detailed, as well as a master plan of recommendations for the site. The purpose of this report is to provide a current assessment of the condition of the property, recommendations for needed repairs and options for future consideration.

1) It stands to reason that insulating a wall should not affect its strength or longevity, nor should it result in a buildup of moisture (inter-stitial condensation) or mould. However the Industry is currently gripped with a desire to insulate to the highest standard (U-value) at the lowest financial cost, as quickly as possible, with little thought of these issues. An appropriate, robust solution must take the original wall, the occupant’s health, the room’s function and even the building’s location into account.
