Don’T Burst The Bubble: An Analysis Of The First-Time Homebuyer Credit And Its Use As An Economic Policy Tool, Sarah J. Webber

In 2008, faced with a looming real estate crisis, Congress hastily acted to stabilize the economy by offering a first-time homebuyer credit. This tax credit was trumpeted as a solution to the excess inventory of homes for sale and to stop the free-fall in home values. The credit, however, failed to deliver on its promises. By analyzing the first-time homebuyer credit, its creation, its implementation and its economic impact, this Article concludes that, when compared to alternative policy solutions, Congress erred in using the tax code to implement a first-time homebuyer credit.

This study presents an overview of the results of empirical studies concerning diversity in work teams. Although these studies have most often been carried out in secular contexts, they support perspectives of human nature that are consistent with the biblical themes found associated with the Tower of Babel (the Similarity/Attraction Perspective) and Paul's metaphor of the Body of Christ and spiritual gifts (the Information/Decision Making Perspective). Key concepts are explained, including the measurement of diversity and team performance, task and relationship diversity, faultlines, cultural versus non-cultural diversity, and status. The Lexington Humane Society depends substantially on volunteer labor yet suffers from a high volunteer attrition rate. Using data from the organization’s database and a survey of volunteers, this project paints a demographic picture of the volunteer population and identifies traits that affect volunteer longevity.

The evidence shows that the organization’s volunteers are overwhelmingly likely to be pet-owning women with no children at home who are motivated to volunteer because it allows them to act on their values. Middle-age individuals are more likely than those under 25 or over 65 to become long term volunteers, and individuals who have recently …

Many clients at HOH have a dual diagnosis of chemical dependency and mental illness. Consumers at HOH are encouraged to volunteer, but are given limited support to do so. They have several hours in their day where there is no programming, and many consumers feel bored and unproductive.
