This paper examines the alarming impacts of the vacancy phenomenon on commercial properties across American during and after the COVID-19 pandemic. The increase in remote work encourages people to work from home more frequently. This does not only lessen employees' foot traffic to offices, but also disconnects the engagement of consumers and visitors to public areas, such as malls, stores, and other amenities. Many commercial properties have closed, shrunk their operating spaces, or reallocated for safety and security reasons. Numerous scholarly works have explored the intricacies of negotiating with China. This paper aims to add value to previous research by providing insights deduced from cross-cultural communication with individuals from the People's Republic of China (PRC), while emphasizing the advantages of adaptation of Chinese business culture by U.S. negotiators. Recently, more individuals are becoming aware that they are being served content on social media platforms by automated means. Due to the lack of transparency, a colloquial understanding of the “social media algorithm” has emerged in popular discourse. Essays In Climate Finance: Climate Risks In Real Estate And Banking, Vikas Soni

This dissertation includes two essays that examine the impact of climate risks on commercial real estate and bank performance. In the first essay, I study the impact of sea level rise (SLR) on commercial real estate (CRE) pricing and commercial lending. Using novel property level sale transactions from 2011-2018, I find that commercial properties exposed to a 6-feet sea level rise are sold at a 6% discount, which increases over time. This discount appears to be driven by local buyers and buyers’ brokers that are more sensitive to climate risks. In addition, the discount significantly rises after an extreme hurricane, …

This study investigated the impact of emotional intelligence (EI) on project leaders within the software industry, focusing on traits such as self-awareness, self-regulation, empathy, and social skills. The study used a mixed-methods approach and collected and analyzed qualitative and quantitative data. Secondary data sources, including academic literature, were utilized to observe the relationship between EI and project leadership effectiveness. The findings revealed that project leaders with high levels of EI significantly influenced project outcomes, particularly in managing timelines, budgets, and team dynamics. Self-awareness was identified as crucial for effective project guidance, while self-regulation enhanced leaders' ability to manage project constraints. …

This thesis examines how Gulf Cooperation Council (GCC) Sovereign Wealth Funds (SWFs) prioritize and implement investment strategies in the context of national development and geopolitical dynamics. Using a qualitative case study approach, it analyzes the assets, key industries, leadership, and historical evolution of major GCC SWFs (ADIA, Mubadala, ADQ, QIA, and PIF) based on publicly made available information.

Media consumers are increasingly using online video platforms, such as YouTube which has record high numbers of viewers and subscribers compared to other media sites. This viewership increases the popularity of content creators who can be divided into two main categories; relationship-based or idea-based content. YouTube viewers bond with their favorite celebrities which has translated into parasocial relationships. In this study, explanatory qualitative research examines whether the two types of content found on YouTube, relationship-based or idea-based, influences the parasocial relationships formed. As the results show, relationship-based YouTubers consistently form more intense parasocial relationships than idea-based YouTubers.

The European Parliament passed the Non-Financial Reporting Directive (NFRD) with the intent to “encourage firms to identify and manage ESG risk” and “provide more transparent and relevant information …intended to empower stakeholders” (EU Directive 2014/95/EU). In my dissertation, I examine whether this change in the information environment is associated with a change in discretionary compensation as a result of decision-useful information conveyed in the mandated Environmental, Social, and Governance (ESG) disclosures. Using the Latent Dirichlet Allocation thematic model, I calculate the comprehensiveness score of corporate ESG report and examine how the score correlates with corporate debt financing cost. Based on the empirical analysis over a sample of Chinese listed A-share firms with available ESG reports. I find that more comprehensive ESG report reduces corporate debt financing cost. Specifically, an increase by one standard deviation in ESG report comprehensiveness can decrease corporate debt financing cost by 3.88%. In this dissertation, the effect of culture on consumers’ desire to pay for and play free-to-play (F2P) mobile games was examined. Culture can be defined as the “collective programming of the mind that distinguishes the members of one group of categories of people from others” (Hofstede, 2011). The study compared consumers in China and the United States who completed an online survey. Cultural scientists such as Hall and Hofstede defined these two countries as the two largest gaming markets in the world with very different cultures. The research method included a questionnaire.
