Nebraska’s agricultural land values rose an average of 9.6 percent during the year ending February 1, 2006. This brought the state’s average all-land value to over $1,000 per acre and the total worth of agricultural real estate to more than $45 billion.
In the wake of a series of generally favorable income years for most of the state’s agricultural sector, land values have advanced rather sharply over the past three years – particularly in the eastern third of the state. The three eastern districts have experienced value increases of 40 percent or more since February 2003.

Food demand influences agricultural production. Modern agricultural practices have resulted in polluted soil, air and water, eroded soil, dependence on imported oil, and loss of biodiversity. The goal of this research is to investigate the environmental impact of pesticide and fertilizer application, water consumption, and energy used to produce commodities for a vegetarian and non vegetarian diet in California. The working assumption is that greater number and amount of inputs are associated with greater environmental impact. The literature supports this notion. The purpose of this paper is to develop a simple model of an economy in which growth is driven by a combination of exogenous technical change in agriculture and a rising world demand for labor-intensive manufactured exports. We explore the relative roles of an exogenous agricultural productivity shock and rising export demand in a model with two traded industrial goods and a non-traded agricultural good, food. When the non-traded sector uses a specific factor, we show that technical change in agriculture may be the key to factor migration into industry, in particular driving intersectoral labor migration. To address the negative environmental, political, and social consequences of the dominant, industrialized global food system, communities around the world have developed goals and values underlying a sustainable food system. Conceptualizing food production, distribution, and consumption as systems helps clarify the ways food affects social and natural environments, with the distribution element as the critical juncture where the product reaches the consumer. Following a year of climbing fuel prices, tough crop prices and average yields, I really didn’t expect to be reporting record high net farm income for the State of Nebraska, but that’s the news I have to report. Net Farm Income for 2005 was $83,095, up 5 percent over last year’s record high income. I was really surprised as the averages were coming in, but it didn’t take long to understand where the numbers were coming from.

Sustainable development still remains the best option to secure a viable future. Why are some leaders more prone to implement sustainable development policies than others, and does the leaders' political orientation affect such decision-making? Leaders are often faced with constraints that make them choose policies that do not necessarily lead to sustainability from an ecological point of view. This thesis addresses these issues by examining two case studies that involve an analysis of the sustainable development policies implemented by President Lula in Brazil and President Chavez in Venezuela and the constraints that have hindered them in doing so.

In an earlier newsletter (March 15, 2006) steps were outlined for arriving at a crop share and cash rent. It was ‘argued’ that establishing the productivity of the rental property is fundamental. Once the size of the pie is determined, it can then be divided between the resources used to produce the crop. As illustrated in the March 15th newsletter, failure to value the contributions so they add up to the expected revenue will misrepresent the actual value of the contributions.

A computer program designed to aid Nebraska cooperatives in making financial decisions will be released this month by University of Nebraska–Lincoln Extension. The NebCAST program will enable directors and managers of any cooperative to assess the effects of their equity management decisions on the organization and its members in a manner consistent with the decision-making processes cooperatives typically follow. NebCAST, which stands for University of Nebraska–Lincoln Extension Cooperative Analytical Simulation Tool, was developed by Darrell R. Mark, Jeffrey S. Royer, and Rik R. Smith of the UNL Department of Agricultural Economics.

Some producers find it advantageous to lease their cattle to other producers either for cash or for a share of the calf crop. This may be in the course of ultimately transferring the herd — e.g., to a child or other new owner. It may also be used by a producer who has been forced to liquidate his/her herd and wishes to re-establish a new herd. This study examines why farmers in Northern New South Wales, Australia do or do not convert to organic farming from conventional farming practices. Organic agriculture provides a production alternative that may be environmentally and nutritionally beneficial. Because the structural settings of economy and society influence decision-making on an individual basis at the farm level, discussions of policy must consider why farmers do, or do not, convert to organic farming. Ultimately, the successfulness of a policy depends on the effectiveness of motivating individual action. A hierarchical decision tree was created using ethnographic decision tree modeling. The economic, social, and environmental impacts of salt production were studied on the eastern coast of Pemba Island. Solar salt production is associated with the clear cutting of mangrove forests, which are significant as soil stabilizers, animal habitats, and as an economic resource. An environmental assessment of this industry is necessary to determine whether the socio-economic gains from salt production justify the environmental costs. Interviews with owners, employees, and day laborers from 20 salt farms were conducted to assess the general sustainability of the industry. The average annual owner income was determined to be approximately 570 000 Tsh, while employees …

Cow/calf producers operating in the Dakotas were surveyed on their price discovery strategies, marketing channel preferences, and their perceptions of how regime change in the public price reporting system for fed cattle affected the beef industry in general and the cow/calf industry in particular. Survey results indicate cow/calf producers consider local institutions (auction barns etc.) to be more reliable for price discovery and marketing their feeder and stocker cattle than regional or national institutions (futures market etc.). Migration policy in Viet Nam views land and populations as economic resources. At reunification, these resources were not evenly distributed, thus the migration policy of the newly formed Socialist Republic of Viet Nam sought to redistribute them in a more efficient manner. However, this viewpoint does not take into account environmental and social factors. These factors include, but are not limited to issues surrounding the suitability of land for cultivation, the choice of crops to be cultivated, the infrastructural supports provided to migrant communities, and the lack of capital being put into the system.

After regaining beef export trade with Japan in December 2005, export rule violations prompted Japan to reinstate its beef trade ban on January 20, 2006. While it is uncertain when trade will resume, it is incumbent upon the entire U.S. beef industry to understand the rules for beef export to Japan. These rules are established in USDA’s Beef Export Verification (BEV) Program for Japan. This BEV Program applies to companies, producers, feedlots, slaughterers and fabricators who supply beef and beef offal for export to Japan. Preliminary results for the 2006 University of Nebraska–Lincoln Nebraska Farm Real Estate Market Developments Survey show patterns of change and contrast. Overall, the average per-acre value of Nebraska farmland climbed 9.6 percent during the year ending February 1, 2006 (Figure 1 and Table 1). However, based on these preliminary findings, the annual changes across regions and types of land varied widely.

One of the most frequently asked questions by landlords and tenants is, “Should we be adjusting our rental arrangement in response to the recent changes in costs (or returns)?” A related question is, “What are others in the area doing?” An implication of some of the questions asked is, “We should be doing something similar to our neighbors,” or at least, “what others are doing will provide guidance on what we should be doing.”
