Negotiating Cash Rent: What It Takes To Negotiate Like A Pro, Austin Duerfeldt Feb 2019

Negotiating Cash Rent: What It Takes To Negotiate Like A Pro, Austin Duerfeldt

Cornhusker Economics

The number one question I receive is about cash rent prices. Many landlords and tenants are working to find an equitable arrangement before February 28, 2019. Given the constraints on both sides, real estate taxes and the farm economy finding that arrangement is difficult. Becoming creative in how you analyze and value different cash rent options is necessary. Before sitting down face to face, here are some suggestions and preparations I recommend that can help maximize success.

The Mathematics Of Gossip, Jessica Deters, Izabel P. Aguiar, Jacquie Feuerborn

CODEE Journal

How does a lie spread through a community? The purpose of this paper is two-fold: to provide an educational tool for teaching Ordinary Differential Equations (ODEs) and sensitivity analysis through a culturally relevant topic (fake news), and to examine the social justice implications of misinformation. Under the assumption that people are susceptible to, can be infected with, and recover from a lie, we model the spread of false information with the classic Susceptible-Infected-Recovered (SIR) model. We develop a system of ODEs with lie-dependent parameter values to examine the pervasiveness of a lie through a community.

The model presents the opportunity …

To Excuse Or Not To Excuse: Effect Of Explanation Type And Provision On Reactions To A Workplace Behavioral Transgression, Joseph Mroz

Psychology Faculty Publications

People often offer an excuse or an apology after they do something wrong. In this paper, we examine how giving an excuse, an apology, or no explanation after arriving late to a meeting influences the attitudes and behavioral intentions others form toward the late arrival. Additionally, we examined how a group-related factor (complaining) and the late arrival’s history with coming late affected participant judgments. Across two studies using complementary experimental and survey methods, we found that an excuse is better than no explanation, but that the difference between apology and no explanation and apology and excuse is not always clear. …

USF Tampa Graduate Theses and Dissertations

Massively Multiplayer Online Role-Playing Games (MMORPGs) are gaining popularity and are being used widely in China. The aim of this study is to explore the relationship between the motivation and the experience of MMORPG players, and the effects of playing MMORPG through an extensive online survey of more than 300 Chinese participants (n = 305). Specifically, the findings support the complex relationship between variables, including the direct effects on motivation and flow, on the time the players invest in MMORPG games, and the mediated effects on motivations through flow. In addition to the importance of direct and indirect effects on …

Neoliberal Urbanism As ‘Strategic Coupling’ To Global Chains: Port Infrastructure And The Role Of Economic Impact Studies, David Jaffee Feb 2019

Neoliberal Urbanism As ‘Strategic Coupling’ To Global Chains: Port Infrastructure And The Role Of Economic Impact Studies, David Jaffee

Showcase of Faculty Scholarly & Creative Activity

Abstract This paper identifies and delineates a variant of neoliberal urbanism that grounds city-region economic development on the ability to gain financial and public support for large-scale infrastructure projects advancing particular forms of capital accumulation. More specifically, the focus is on the effort of city-regions to strategically exploit and expand geographic and physical assets to capture economic benefits associated with global value chains through the expansion of maritime ports. This development strategy requires sizable public investments in port infrastructure. In order to justify and convince the public and political officials of the wisdom of such investments, port officials commission economic …

“The Current Crisis Of Us Neoliberal Capitalism And Prospects For A New ‘Social Structure Of Accumulation’.”, David Jaffee

Showcase of Faculty Scholarly & Creative Activity

Wage squeeze/profit squeeze crisis theories provide a powerful framework for the historical analysis of US capitalist crises and the alternating demand-side and supply-side social structures of accumulation (SSA). However, the current neoliberal SSA would seem to defy the logic of this model in its persistence in the face of a deep financial crisis and a failure to realize its espoused objectives. This paper reviews this theoretical model of economic crises, its relationship to and viability alongside the rise and establishment of neoliberalism, and some of the political and economic obstacles that would seem to prevent the construction of a new …

Disarticulation And The Crisis Of Neoliberalism In The United States, David Jaffee Feb 2019

Disarticulation And The Crisis Of Neoliberalism In The United States, David Jaffee

Showcase of Faculty Scholarly & Creative Activity

Neoliberal policies instituted since the 1980s have transformed the United States economy in ways that have produced serious structural distortions in the basic operation of capitalism. Using Samir Amin’s concept of disarticulation, previously applied exclusively to the periphery of the world economy, this article argues that the twin and mutually reinforcing features of neoliberalism – global corporate restructuring and financialization – have now generated disarticulation in the core nations. This disarticulated structure is responsible for the economic stagnation and sharply unequal income/wealth distributional outcomes that characterize contemporary U.S. capitalism.

Franciscan Publications

Engelhardt noted that much had bee written about those who first introduced Christianity and civilization in California but little was reliable due to ignorance, malice, exaggeration and misstatements. Up to 1785, Engelhardt consulted original Spanish documents and compared those with statements of H. H. Bancroft. According to the author, with regard to the missions from 1831 through 1850, Bancroft was almost the only authority offering any accurate information. He believed as to historic facts, that Bancroft's work was reliable and all the more valuable because it came from a non-Catholic source.

My Problems Are Solvable: Idiographic Methods Offset Age Differences In Interpersonal Problem Solving Among Young, Middle-Aged, And Older Adults, Daniele Artistico, Daniel Cervone, Carolina Montes Garcia

Publications and Research

This study tested the hypothesis that older adults retain high levels of everyday problem solving performance when confronting problems of maximal ecological relevance, identified through idiographic methods. Younger, middle-aged, and older adults completed a daily challenge questionnaire (DCQ) in which they reported problems of maximal personal relevance or idiographic problems. The large majority of the problems reported were interpersonal. We then assessed performance on an everyday problem-solving task in which participants generated solutions for idiographic problems as well as problems generated by group matched research participants representing each of two other age groups (e.g., older adults received their own problems …

Farm Animal Cognition—Linking Behavior, Welfare And Ethics, Christian Nawroth, Jan Langbein, Marjorie Coulon, Vivian Gabor, Susan Oesterwind, Judith Benz-Schwarzburg, Eberhard Von Borell

Social Cognition Collection

Farm animal welfare is a major concern for society and food production. To more accurately evaluate animal farming in general and to avoid exposing farm animals to poor welfare situations, it is necessary to understand not only their behavioral but also their cognitive needs and capacities. Thus, general knowledge of how farm animals perceive and interact with their environment is of major importance for a range of stakeholders, from citizens to politicians to cognitive ethologists to philosophers. This review aims to outline the current state of farm animal cognition research and focuses on ungulate livestock species, such as cattle, horses, …

Organizational Culture And Climate Profiles: Relationships With Fidelity To Three Evidence-Based Practices For Autism In Elementary Schools, Nathaniel J. Williams

Social Work Faculty Publications and Presentations

Background: Implementation researchers have typically studied organizational culture and climate by testing whether individual dimensions are linked to the implementation of evidence-based practices (EBPs) rather than examining how the overarching social context influences implementation. This approach may limit implementation theory and strategy development to the extent that individual dimensions of culture and climate interact, mutually reinforce or counteract one another, or exhibit non-linear relationships. This study tests whether empirically identifiable culture and climate profiles emerge in a sample of organizations and examines how these profiles relate to EBP fidelity and work attitudes that support EBP sustainment, focusing on three EBPs …

An Exploration Of The Experience Of Adults With Learning Disabilities Through Art, Adi Greenboim-Zimchoni

Expressive Therapies Dissertations

This study employed arts-based research with phenomenological, qualitative inquiry to understand and explore the perspectives of adults with learning disabilities and their sense of self and support in inclusive and special education classrooms in Israel during their school years. In this study, the researcher attempted to take Bronfenbrenner’s Ecological Systems Theory (1979) one step further by examining the participants’ feelings and relationships with the people in their daily lives during childhood. The researcher met with 12 participants ages 18-31 diagnosed with learning disabilities between third and eleventh grade. Participants created drawings illustrating how they felt about teachers, parents, friends and …

“Lotta Food, No Money”: Syracuse’S Poor Have Challenges That Are Much Bigger Than Food Access, Katie Mott

Population Health Research Brief Series

Food access is a central target for addressing poor health in low-income communities nationwide. A 2019 study found that the recent closure of a local family grocery store was a major concern for local elected officials and leaders of nonprofit agencies. However, people living in extreme poverty do not view food access as their most important health challenge. Finding safe and affordable housing, navigating the social welfare system, and finding employment are seen as larger concerns.

Nationalism And Attitudes Towards Immigration: A Comparison On Ethnic And Civic Nationalism And The Impact On Attitudes Towards Immigrants., Maryta L. Kaber Lewis

Honors Projects

Immigration has been an important topic throughout America’s history. Studies have linked nationalism to attitudes towards immigrants, and literature has repeatedly distinguished different types of nationalism. This study looks at measures of two different types of nationalism (civic and ethnic nationalism) and tests the measures on the impact of attitudes towards immigrants. It was predicted civic and ethnic nationalism would both be predictive of negative attitudes towards immigrants, but that measures of ethnic nationalism would have greater predictive value than measures of civic nationalism. Data was used from the 2014 General Social Survey, with analysis being run using SPSS. Findings …

Multifractality Of Posture Modulates Multisensory Perception Of Stand-On-Ability, Jonathan K. Doyon, Alen Hajnal, Tyler Surber, Joseph D. Clark, Damian G. Kelty-Stephen

Faculty Publications

By definition, perception is a multisensory process that unfolds in time as a complex sequence of exploratory activities of the organism. In such a system perception and action are integrated, and multiple energy arrays are available simultaneously. Perception of affordances interweaves sensory and motor activities into meaningful behavior given task constraints. The present contribution offers insight into the manner in which perception and action usher the organism through competent functional apprehension of its surroundings. We propose that the tensegrity structure of the body, manifested via multifractality of exploratory bodily movements informs perception of affordances. The affordance of stand-on-ability of ground …

Counterparty Risk And The Establishment Of The New York Stock Exchange Clearinghouse, Asaf Bernstein, Eric Hughson, Marc Weidenmier Feb 2019

Counterparty Risk And The Establishment Of The New York Stock Exchange Clearinghouse, Asaf Bernstein, Eric Hughson, Marc Weidenmier

Business Faculty Articles and Research

We examine the effect of the establishment of the New York Stock Exchange (NYSE) clearinghouse in 1892 on counterparty risk using a novel historical experiment. During this period, the NYSE stocks were dual-listed on the Consolidated Stock Exchange (CSE), which already had a clearinghouse. Using identical securities on the CSE as a control, we find that the introduction of multilateral net settlement through a clearinghouse substantially reduced volatility of NYSE returns caused by settlement risk and increased asset values. Our results indicate that a clearinghouse can improve market stability and value through a reduction in network contagion and counterparty risk.

Do Snap Work Requirements Work?, Timothy F. Harris

Upjohn Institute Working Papers

The American Recovery and Reinvestment Act waived Supplemental Nutrition Assistance Program (SNAP) work requirements nationally in 2010 and broadened the eligibility for receiving waivers in subsequent years for Able-Bodied Adults without Dependents (ABAWD). From 2011 to 2016, many states voluntarily imposed work requirements, while other areas became ineligible for waivers because of improved economic conditions. Did the work requirements increase employment as intended, or did the policy merely remove food assistance for ABAWD who—despite an improving economy—still could not find employment? Using data from the American Community Survey from 2010 to 2016, I analyze the influence of work requirements on …
