Real Estate Risk, Corporate Investment And Financing Choice, Xiaoying Deng, Seow Eng Ong, Meijun Qian
Real Estate Risk, Corporate Investment And Financing Choice, Xiaoying Deng, Seow Eng Ong, Meijun Qian
Research Collection Lee Kong Chian School Of Business
This paper empirically examines how real estate risk impacts corporate investment and financing decisions. Using a panel of United States firms from 1985 to 2013, we document that real estate risk is negatively associated with firms’ long-term investments and long-term external financing in equity and debt. The results are robust to different risk measurements and in particular salient during the financial crisis period when the endogeneity between risk and investment is less of a concern. The effect on firm leverage, however, depends on risk measures. Overall, in contrast to previously documented positive effects of the real estate value, real estate …

The Relationship Between Executive Function, Hope, And Depression In Older Adults, Brittney Fallucca
The Relationship Between Executive Function, Hope, And Depression In Older Adults, Brittney Fallucca
Seton Hall University Dissertations and Theses (ETDs)
According to the U.S. Department of Health and Human Services, by 2030, the population of individuals 65 years of age or older is expected to be close to 70 million people, or 20% of the country’s population. This creates a substantial demand as well as opportunity for prevention on medical and health care providers, because individuals in this population are at an increased risk of significant changes in cognitive and mental health. Decline in executive functioning skills is one of the most prevalent changes to affect older adults. Furthermore, depression is strongly associated with impairment in executive functioning, and both …

Evaluating And Enhancing Public Transit Systems For Operational Efficiency And Access Equity, Ran Wei, Aaron Golub, Liming Wang, Thomas Cova
Evaluating And Enhancing Public Transit Systems For Operational Efficiency And Access Equity, Ran Wei, Aaron Golub, Liming Wang, Thomas Cova
TREC Final Reports
Assessing the performance of public transit services has long been an important yet challenging issue for transportation agencies and researchers. Transit service performance measurement reflects a very first step towards an efficient and proactive management, where public transit agencies are increasingly pressured to provide high-quality services in spite of constrained resources. However, the performance evaluation of transit services is complicated by an array of quantitative measures available to assess the goals and the diversity in the goals themselves, which usually include improving operational efficiency and providing equitable access. While much previous work has examined public transit services for achieving optimal …

Community-Based Assessment Of Smart Transportation Needs In The City Of Portland, Aaron Golub, Michael Serritella, Vivian Satterfield, Jai Singh
TREC Final Reports
The Portland Smart Cities UB Mobile PDX proposal focuses strongly on developing mobility solutions that would serve traditionally underserved populations (low-income, communities of color, and residents with mobility challenges). As the proposal now moves into a plan, this project explores and assesses the transportation challenges in traditionally underserved communities and explores how smart mobility solutions embedded in Mobile PDX can best be crafted to meet the needs of low-income and traditionally underserved residents in Portland, OR, focusing especially on East Portland. This project assists in that effort by developing a community-based needs assessment involving an analysis of existing data sets, …

Survey Of Oregon Electric Vehicle & Hybrid Owners, John Macarthur, Michael Joseph Harpool, Daniel Scheppke
TREC Final Reports
The market for electric vehicles (EVs) is changing dramatically in the United States. Federal and state policies have been adopted to promote research and development in EV technology and to increase the number of EVs available in order to support increasing rates of EV ownership. The state of Oregon has one of the highest per-capita EV sales markets in the country. However, much is to be done if Oregon is to reach their ambitious goal of complete electrification of the private automobile industry by 2050. The goal of this study is to illuminate some of the current challenges and opportunities …

Social Security Act Of 1935 To Tanf: A Comprehensive Look At The History And Current State Of Welfare In America, Parker Gilkesson
Social Security Act Of 1935 To Tanf: A Comprehensive Look At The History And Current State Of Welfare In America, Parker Gilkesson
Masters Theses
This study seeks to explore the welfare system within the United States. The study spans from the Great Depression to the current state of TANF, post-welfare reform, to better understand the current state of welfare within the United States in order to analyze the need for further welfare reform. The initial disparities in the system, from the very beginning, are worth analyzing because it provides a framework to understand how disparities could possibly exist in the program today. Social Policy Programs are systems that have been built from multiple policies and components over time. Faulty, systematic issues, must be evaluated …
Is Religion An Effective Rehabilitation Method? Comparing The Results, Ashley Kittrell
Is Religion An Effective Rehabilitation Method? Comparing The Results, Ashley Kittrell
Masters Theses
Faith-based rehabilitation programs receive both praise and criticism from the criminal justice academic community. Critics argue they risk violating inmates’ constitutional rights by forcing them to participate and adhere to religious principles and activities. Supporters of faith-based programs claim that they reduce both recidivism rates and high incarceration costs. Current studies evaluating the effectiveness of faith-based programs have struggled to accurately define and measure either variable. This study compares two popular faith-based programs to a similar secular program to determine if there is a significant difference in recidivism rates using an independent t-test.

It is always with a certain amount of wry, knowing amusement that we turn to the thoughts of people from the past remarking on the future (that is, our present). It is similar to how slightly older children view slightly younger children. They were so innocent then, those thinkers of the past! Look at what they thought computers could do, what language could be! How adorably naïve! Not like us, we who have put away our childish things.
Of course, the science fiction of our present may someday seem as pathetically misconceived as that of the past. So, too, will …
Decreased Visibility: A Narrative Analysis Of Episodic Disability And Contested Illness, Melissa Jane Welch
Decreased Visibility: A Narrative Analysis Of Episodic Disability And Contested Illness, Melissa Jane Welch
USF Tampa Graduate Theses and Dissertations
In the United States alone, disability touches the lives of a tremendous amount of people. An increased prevalence of chronic illness, coupled with an aging population means it is likely and perhaps inevitable that everyone will experience disability in one way or another over the course of their lifetime. However not everyone who is disabled is recognized as such. Culturally, the narrative of “the healthy disabled person,” – or someone who is healthy, permanently, predictably, and visibly disabled renders many people with chronic and episodic pain, fatigue, and illness as unrecognizable as disabled. Even though increasing numbers of disability scholars …
Institutional Development And Foreign Banks In Chile, Brian Du, Alejandro Serrano, Andre Vianna
Institutional Development And Foreign Banks In Chile, Brian Du, Alejandro Serrano, Andre Vianna
School of Economics and Finance Faculty Publications
This paper analyzes the effects of foreign banks on developing countries’ bank performance. We study this relationship from a different perspective by focusing on Chile, an emerging market with strong institutions. The results from dynamic panel regressions on hand-collected financial statement data from 2005 to 2014 indicate that foreign banks improve banking sector competitiveness, reduce the volatility of returns, and increase commercial and consumption loans. The overall evidence suggests that, in the presence of solid institutions, foreign banks improve the banking sector in developing countries. Therefore, public policies on foreign banks should be more effective when accompanied by advances in …

Beyond Carrots And Sticks: An Analysis Of U.S. Approaches To Counterterrorism From 2000-2016, Margaret M. Seymour
Graduate Program in International Studies Theses & Dissertations
Soft power, a concept developed and presented by Joseph Nye in 1990, has quickly become a critical concept in U.S. foreign policy. Scholars and practitioners discuss the utility or futility of soft power. Theorists rank countries by their use of effective soft power against one another. Critically lacking in the discussion, however, is an analysis of how one country’s use of soft power changes, or remains the same, over time.
Counterterrorism policy has been a focus of U.S. foreign policy since 9/11, and while there is a robust discussion on effectiveness of various policies and strategies, scholars have routinely failed …
Towards The Final Frontier: Using Strategic Communication Activities To Engage The Latent Public As A Key Stakeholder In A Corporate Mission, Scott C. D'Urso
Towards The Final Frontier: Using Strategic Communication Activities To Engage The Latent Public As A Key Stakeholder In A Corporate Mission, Scott C. D'Urso
College of Communication Faculty Research and Publications
Private corporations that do not normally interact with, nor regularly communicate with, the public often do not perceive the public as a relevant or active stakeholder. The public may not view themselves as a stakeholder, particularly when they are unaware of, have no direct dealings with, or do not have any problems associated with such a corporation. The current study, utilizing a national survey of the United States public (N = 424) found that through directed strategic communication activities of a private spaceflight corporation, utilizing social and new media tools, a latent public can perceive a corporation and its mission …
Nonprofit Public Relationships On Social Media: The Public's Perspective, Brooke Lauren Smith
Nonprofit Public Relationships On Social Media: The Public's Perspective, Brooke Lauren Smith
Theses and Dissertations
This work explores the effect of social media on expectations held by nonprofit publics as they seek to build and maintain relationships with nonprofit organizations (NPOs) in the context of expectancy violation theory, social capital, and the situational theory of publics. Semi-structured interviews were conducted with 14 individuals who follow a nonprofit on social media to understand the public perspective on nonprofit organizations' relationship building and maintaining behaviors on social media. The study found that nonprofit publics do have specific expectations for how NPOs should build and maintain relationships on social media (i.e., high-quality posts, level of interaction being limited …
Video-Based Interventions For Teaching Calendar Skills To Individuals With Autism, Malinda Glasgow
Video-Based Interventions For Teaching Calendar Skills To Individuals With Autism, Malinda Glasgow
Theses and Dissertations
Video-Based Instruction (VBI) is an evidence-based practice that has been used for teaching new skills to individuals with disabilities for over two decades. VBI involves the use of pre-recorded videos to teach new skills. Benefits of VBI include flexibility in when the instruction is provided to students and allows students to receive instruction while the teacher is working with another person. A multiple baseline across participants design was used to evaluate the impact of the independent variable of VBI, upon the dependent variables of (a) the percentage of steps completed correctly to make novel calendar entries; (b) the timeliness of …
Pyramidal Parent Training For Children With Autism Spectrum Disorder In Southeast Europe, Laura Lyn Knecht
Pyramidal Parent Training For Children With Autism Spectrum Disorder In Southeast Europe, Laura Lyn Knecht
Theses and Dissertations
Families of children with autism spectrum disorder (ASD) in developing countries may not have as much access to needed behavioral services as families living in developed countries. Caregivers of children with ASD in developing countries would benefit from an affordable, efficient parent training to teach them behavior techniques to use with their children. Pyramidal training is a cost-efficient method of training individuals through peers and would be a supportive intervention for families in developing countries. This study used a repeated acquisition design across three variables to examine whether a caregiver could train another caregiver on three behavioral interventions. These interventions …

U.S. Racial/Ethnic/Cultural Groups In Counseling Psychology Literature: A Content Analysis, Jared Mark Hawkins
Theses and Dissertations
Research on ethnic/racial/cultural (REC) groups can contribute to reducing mental health risks and treatment disparities among REC minorities. Content analysis is a way to measure the quantity and quality of REC-focused research within a given field. For this study, counseling psychology was chosen for its leadership in multicultural and social justice issues. Three journals (Journal of Counseling Psychology, The Counseling Psychologist, and Journal of Counseling & Development) were coded for several variables, including REC-minority focus, article topic, geographic location of sample, urban/rural setting of sample, and inclusion of ethnic identity and acculturation measures. The results showed that 490 (21.3%) of …
New Distribution Theory For The Estimation Of Structural Break Point In Mean, Liang Jiang, Xiaohu Wang, Jun Yu
New Distribution Theory For The Estimation Of Structural Break Point In Mean, Liang Jiang, Xiaohu Wang, Jun Yu
Research Collection School Of Economics
Based on the Girsanov theorem, this paper obtains the exact distribution of the maximum likelihood estimator of structural break point in a continuous time model. The exact distribution is asymmetric and tri-modal, indicating that the estimator is biased. These two properties are also found in the finite sample distribution of the least squares (LS) estimator of structural break point in the discrete time model, suggesting the classical long-span asymptotic theory is inadequate. The paper then builds a continuous time approximation to the discrete time model and develops an in-fill asymptotic theory for the LS estimator. The in-fill asymptotic distribution is …
Boundary Limit Theory For Functional Local To Unity Regression, Anna Bykhovskaya, Peter C. B. Phillips
Boundary Limit Theory For Functional Local To Unity Regression, Anna Bykhovskaya, Peter C. B. Phillips
Research Collection School Of Economics
This article studies functional local unit root models (FLURs) in which the autoregressive coefficient may vary with time in the vicinity of unity. We extend conventional local to unity (LUR) models by allowing the localizing coefficient to be a function which characterizes departures from unity that may occur within the sample in both stationary and explosive directions. Such models enhance the flexibility of the LUR framework by including break point, trending, and multidirectional departures from unit autoregressive coefficients. We study the behavior of this model as the localizing function diverges, thereby determining the impact on the time series and on …

Diagnostic Tests For Homoskedasticity In Spatial Cross-Sectional Or Panel Models, Badi H. Baltagi, Alain Pirotte, Zhenlin Yang
Research Collection School Of Economics
We propose tests for homoskedasticity in spatial econometric models, based on joint or concentrated score functions and an Outer-Product-of-Martingale-Difference (OPMD) estimate of the variance of the joint or concentrated score functions. Versions of these tests robust against non-normality are also given. Asymptotic properties of the proposed tests are formally examined using a cross-section model and a panel model with fixed effects. Monte Carlo results show that the proposed tests based on the concentrated score function have good finite sample properties. Finally, the generality of the proposed approach in constructing tests for homoskedasticity is further demonstrated using a spatial dynamic panel …
Regional Prevalence Of Health Worker Absenteeism In Tanzania, Tomoki Fujii
Regional Prevalence Of Health Worker Absenteeism In Tanzania, Tomoki Fujii
Research Collection School Of Economics
Absenteeism of health workers in developing countries is common and can severely undermine the reliability of health system. Therefore, it is important to understand where the prevalence of absenteeism is high. We develop a simple imputation method that combines a Service Delivery Indicators survey and a Service Provision Assessment survey to estimate the prevalence of absenteeism of health workers at the level of regions in Tanzania. The resulting estimates allow one to identify the regions in which the prevalence of absenteeism is significantly higher or lower than the national average and help policymakers determine the priority areas for intervention.
Asymptotics And Bootstrap For Random-Effects Panel Data Transformation Models, Liangjun Su, Zhenlin Yang
Asymptotics And Bootstrap For Random-Effects Panel Data Transformation Models, Liangjun Su, Zhenlin Yang
Research Collection School Of Economics
This article investigates the asymptotic properties of quasi-maximum likelihood (QML) estimators for random-effects panel data transformation models where both the response and (some of) the covariates are subject to transformations for inducing normality, flexible functional form, homoskedasticity, and simple model structure. We develop a QML-type procedure for model estimation and inference. We prove the consistency and asymptotic normality of the QML estimators, and propose a simple bootstrap procedure that leads to a robust estimate of the variance-covariance (VC) matrix. Monte Carlo results reveal that the QML estimators perform well in finite samples, and that the gains by using the robust …

Measuring The Economic Impact Of High Speed Rail Construction For California And The Central Valley Region, Hilary Nixon, Matthew Holian, John Niles, J. M. Pogodzinski
Mineta Transportation Institute
The nation’s first high-speed rail project is under construction in California’s Central Valley as of the date of this report. This research analyzes the immediate economic impacts, focused on employment and spending generated by California High-Speed Rail (HSR) Construction Package 1 (CP1) in the Central Valley and the rest of California. The authors use a two-pronged approach that combines original economic analysis and modeling with case study vignettes that explore the economic impacts through the lens of a sample of businesses and individuals directly impacted by this phase of HSR development. Overall, the economic analysis suggests that CP1-related spending (forecasted …

Government Intervention In Corporate Crises: An Asian Perspective, Augustine Pang, Paige Pei-Hua Tan
Research Collection Lee Kong Chian School Of Business
Governments are expected to intervene in national crises like natural disasters (Rosenthal & Kouzmin, 1997). Less clear are corporate crises. In recent years, there have been several corporate crises in Asia where governments have intervened to restore confidence. The paper seeks to examine the roles and extent of Asian governmental intervention in corporate crises, particularly it examines the impact Asian governments – described as paternalistic (Shin & Sin, 2012) – have on corporate crises. Five high profile Asian corporate crises were analyzed through Winkler’s (1977) Theory of Corporatism. Impact was analyzed through Boin and ’t Hart’s (2010) nine crisis response …

The Real Effects Of Exchange Traded Funds, Frank Weikai Li, Xuewen Liu, Chengzhu Sun
Research Collection Lee Kong Chian School Of Business
This paper investigates the effects of exchange-traded funds (ETFs) on the real efficiency of the underlying securities. We document strong evidence that being held by ETFs increases the sensitivity of a firm's investment to its own stock price. This is consistent with the model prediction on the managerial learning channel. Higher ownership by ETFs increases the firm's stock price informativeness about systematic shocks but may decrease the informativeness about firm-specific shocks; however, the firm manager cares most and wants to learn from the stock price mainly about systematic shocks in making investment decisions as he already has precise private information …
