The Land and Buildings Tax Act, B.E. 2562 (A.D. 2019), was enacted in Thailand with the aim of wealth distribution, revenue increase, and discouraging unproductive land use. However, since its implementation in 2020, in Bangkok, a notable increase in land use and land cover (LULC) changes, specifically vacant lands being converted to agricultural lands, has been observed. These changes are hypothesized to be related to tax avoidance activities. This study aims to investigate the phenomenon of vacant-to-agricultural land conversions in Bangkok and employ spatial analysis techniques to identify and locate these LULC changes. This study investigates the relationship between job location and the willingness to relocate of informal settlement residents, using the Klong Toei community in Bangkok as a case study. Informal settlements have emerged due to urbanization and rapid economic growth, especially in developing countries. The Klong Toei community, which has evolved around the Port Authority of Thailand, has become the largest informal settlement in Bangkok. The port authority has tried to reclaim the land occupied by the community and provide relocation options to residents. Despite the strides made towards addressing climate change through greenhouse gas (GHG) emissions reduction strategies, it has become increasingly apparent that attempting to mitigate the crisis in such a manner alone is insufficient. This thesis joins a growing body of research on how our societies must adapt to a changing climate, contributing more evidence on common barriers to adaptation and how they might be overcome. MOTIVATION

The U.S. economy, democracy, and the health and happiness of citizens depends on maintaining social capital, the networks of bonds between community members. Social capital creates the trust that facilitates action and cooperation for mutual benefit. Since the 1960s, there has been a decline in-person socialization and social bonds both within and between demographic groups in the US resulting in reduced social capital (Putnam, 2000).

One measure to combat declining social capital is to create third places where incidental and repeated social interactions build and reinforce bonds between community members (Oldenburg, 1997).

As the population continues to grow in China’s urban settings, the building sector contributes to increasing levels of greenhouse gas (GHG) emissions. Concrete and steel are the two most common construction materials used in China and account for 60% of the carbon emissions among all building components. Mass timber is recognized as an alternative building material to concrete and steel, characterized by better environmental performance and unique structural features. The world is desperately behind in the energy transformation needed to avoid the worst impacts of climate change. Catching up requires a massive buildout of wind and solar power and associated infrastructure, but in the United States many impediments stand in the way. Among them, ironically enough, are environmental laws. Here I argue that we must accept difficult tradeoffs, sacrificing some of what we consider precious in order to avoid far worse impacts.

This article compares research identifying the systemic barriers to disability access and inclusion in two regional Australian cities, and discusses some of the leadership and design challenges that will need to be addressed by government and industry to embed universal design principles within the planning, development, and redevelopment of urban infrastructure. In Geelong, Victoria, given the often-opaque decision-making dynamics at play in the urban planning and development of cities, the disability community sought a more holistic and consultative approach to addressing access and inclusion. People interact with space in ways that are important to consider when designing an office. Not considering this relationship has led to the dissatisfaction of employees post-occupancy. In this thesis, I present an agent-based model that incorporates several characteristics of agents, such as work ethic and sociability, and explores their behaviours and social interactions in the workplace. The model is first tested on a commercial workspace, varying agent parameters to see how they change the behaviour of the model. I find that agents with extreme personalities are happiest, and show a bimodality in the distribution of time spent in various …

The City of Philadelphia has addressed the need to utilize vacant lots in the city’s comprehensive planning document, Philadelphia2035 (PCPC, 2010). The document encourages designers to use sustainable practices to reincorporate these abandoned lots back into the fabric of the city. Through partnerships with local organizations in Philadelphia, guidelines and suggestions were created to guide Philadelphians while they revive abandoned lot spaces. They are the leading cause of death among children and young adults, killing approximately 1.35 million people each year. Providing a safe and efficient transportation system is the primary goal of transportation engineering and planning. This dissertation examines four urban ecological restoration projects used as public spaces in the city of Xi'an, China. The overall goal is to understand the social and ecological implications of the site features at both design and planning scale and define what is ecological restoration in China's urban context.
