There are three approaches that real estate appraisers use to value real property, namely, the market or sales comparison approach, the income approach, and the cost approach. The sales comparison approach is the primary way that residential real estate is appraised with the cost approach thrown in for good measure. For income producing properties, which includes commercial real estate as well as farm real estate, all three approaches are frequently used. This paper investigated whether a decrease in the prices of household durable goods increases the Female Labour Force Participation (FLFP) in the Philippines. The paper used the theoretical model of Pirani, Leon, and Lugauers (2010), who theorized that a decrease in the prices of household appliances would increase FLFP due to their time being freed up for non-household tasks. To study this, the regression model of Cavalcanti and Tavares (2008) was used to test the hypothesis. The results of this paper were consistent with the theoretical and empirical results from the two models.

We study the selection problem in economic experiments by focusing on its dynamic and network aspects. We develop a dynamic network model of student participation in a subject pool, which assumes that students' participation is driven by the two channels: the direct channel of recruitment and the indirect channel of student interaction. Using rich recruitment data from a large public university, we find that the patterns of participation and biases are consistent with the model. We also find evidence of both short- and long-run selection biases between males and females, as well as between cohorts of students. Males tend to …

While public transit has a reputation as a potential means to ameliorate the adverse environmental effects of automobile travel, there have been very few empirical studies of the marginal effect of transit supply on air quality. We explore whether any of the substantial improvement in air quality observed in the U.S. from 1991 to 2011 can be attributed to increased public transit supply by developing an equilibrium model of transit and automobile travel volumes as a function of the level of transit supplied. A peremptory-challenge procedure allows the parties to a jury trial to dismiss some prospective jurors without justification. Complex challenge procedures offer an unfair advantage to parties who are better able to strategize. I introduce a new measure of strategic complexity based on level-k thinking and use this measure to compare challenge procedures often used in practice. In applying this measure, I overturn some commonly held beliefs about which jury selection procedures are strategically simple.

This paper examines the social perceptions of IDPs, humanitarian responses bordering around building long term solutions, provision of specific needs for integration, voluntary return, fighting trauma, and economic isolation. Peacebuilding consists of a set of physical, social, and structural initiatives that are often an integral part of post-conflict reconstruction and rehabilitation. It actively works to promote a culture of peace, intercultural dialogue and non-violent conflict transformation. Because of social exclusion, lack of opportunities, slow implementation of public policies that promote reparation and reconciliation, young people become exposed and vulnerable to armed or political recruitment, as a result, they are considered perpetrators of crime instead of peacebuilders. In response to the ongoing discussion in the literature of the appropriate framework for monetary policy, we compare two of the most frequently discussed alternatives to inflation targeting—targeting either the level of nominal GDP or the price level—within the context of a simple vector autoregressive (VAR) model. We consider inference in models defined by approximate moment conditions. We show that near-optimal confidence intervals (CIs) can be formed by taking a generalized method of moments (GMM) estimator, and adding and subtracting the standard error times a critical value that takes into account the potential bias from misspecification of the moment conditions. In order to optimize performance under potential misspecification, the weighting matrix for this GMM estimator takes into account this potential bias, and therefore differs from the one that is optimal under correct specification. 1960 to 1980 doubling (21% to 41%) of black children in one-parent families emerged from 1940-to-1970 urbanization converging population toward urbanized blacks’ historically stable high rate, not post-1960 welfare liberalization or deindustrialization. Urban and rural child socializations structured different Jim Crow Era black family formations. Agrarian economic enclaves socialized conformity to Jim Crow and two-parent families; urban enclaves rebellion, male joblessness, and destabilized families. Proxying urban/rural residence at age 16 for socialization location, logistic regressions on sixties census data confirm the hypothesis. Racialized urban socialization negatively affected two-parent family formation and poverty status of blacks but not whites.

We characterize revenue maximizing mechanisms in a common value environment where the value of the object is equal to the highest of bidders’ independent signals. The optimal mechanism exhibits either neutral selection, wherein the object is randomly allocated at a price that all bidders are willing to pay, or advantageous selection, wherein the object is allocated with higher probability to bidders with lower signals. If neutral selection is optimal, then the object is sold with probability one by a deterministic posted price. Effect Of Know-What-Learn Strategy On Senior Secondary School Students' Academic Achievement In Reading Comprehension, Eke Eke Ogbu

This study investigated the effect of Know-What-Learn (KWL) on senior secondary school students' academic achievement in reading comprehension. The study adopted a quasi-experimental design - specifically a pretest posttest non-equivalent control group design. Two research questions and one hypothesis guided the study. The sample was made up of 80 students. The instruments for this study were 25 items multiple-choice reading comprehension achievement test. Mean and standard deviation were used to answer the three research questions while ANCOVA was used to test the hypothesis at p < 0.05. The result revealed that students taught using KWL had a higher academic achievement gain score than those taught using lecture method. Based on the findings, some recommendations were made which include that English language teachers should be trained and versed on how best to develop and use KWL strategy so as to achieve their objectives of enhancing academic achievement in Reading comprehension.
