Infrastructure Impacts On Commercial Property Values Across El Paso In 2013, Arturo Bujanda, Thomas M. Fullerton Jr.

Border Region Modeling Project

Real estate property value analysis is used for municipal taxation and budgeting. Commercial properties make up a large percentage of the property tax base in many, if not most, taxing jurisdictions. Data constraints limit the number of analyses conducted on commercial property value patterns. This study employs a fairly extensive data set to address that problem in the context of El Paso in 2013. The sample contains data for 105,611 commercial real estate parcels. Empirical analysis is conducted using geographically weighted regression analysis. Collegiate Football Attendance In El Paso: 1967-2014*, Thomas M. Fullerton Jr., Wesley A. Miller

Border Region Modeling Project

This study examines potential determinants of American football game attendance for the University of Texas at El Paso (UTEP) Miners program. Time series data are utilized to analyze UTEP attendance from 1967 to 2014. Parameter estimation is carried out using two-staged least squares regression analysis. Among the more notable outcomes, ticket sales are not strongly affected by the local business cycle and are not inversely correlated with unemployment. Demand for tickets is also found to be upward sloping. Forecasts are generated for the 2015 season and several quantitative metrics indicate that good out-of-sample simulation performance is attained. Replication of this …

This study develops a business cycle index (BCI) for Lubbock Metropolitan Statistical Area (MSA). The Stock & Watson (1989; 1991; 1993) methodology is used to develop the BCI and assumes that the co-movements of key economic indicators have a single underlying, unobservable factor. This factor is extracted from the indicators and used to calculate an index that represents economic conditions through an econometric approach. The model uses the Kalman filter smoothing approach which smooths across variables and over time. This results in an index that is smoother with less pronounced expansions and recessions. Prior research establishes that the spread between long- and short-term bond yields often provides valuable information for predicting business cycle downturns. This study examines the predictive capacity of the yield spread for United States metropolitan economies situated along the border with Mexico. Because of the location of these urban economies and various economic ties linking them with twin cities across the border, the Mexico yield spread, and the real dollar/peso exchange rate are also employed as potential recession predictors. This study analyzes the demand for residential electricity in El Paso, Texas, USA. Annual data are provided by El Paso Electric Company covering the period from 1977 to 2014. This study reports a negative long-run income elasticity for residential electricity demand. Per customer residential electricity usage declines by 0.68 percent for every 1-percent increase in real per capita income over the long run, indicating that electricity is treated as an inferior good by households in this metropolitan economy. That result runs counter to many earlier studies, but corroborates recent empirical evidence for Seattle, Washington and other regions of the United …

Previous studies show that a variety of different variables influence retail gasoline price fluctuations. In the case of El Paso, Texas, those variables would include wholesale gasoline prices, local economic conditions, weather, and, more uniquely, cross-border economic variables associated with Ciudad Juarez, Chihuahua, in Mexico. To analyze the contributions of these variables to monthly price movements for gasoline in El Paso, a theoretical model is specified. From the latter construct, a reduced form equation is extracted. Short-run price dynamics for Guatemala are analyzed using a linear transfer function methodology. This approach has previously been employed for other national economies such as the United States, Mexico, Colombia, Ecuador, and Nigeria. The data for this study range from 1960 to 2010. Inflation is measured using the consumer price index. Explanatory variables include the monetary base, real output, interest rates, and the exchange rate. All of the estimated coefficients exhibit the arithmetic signs hypothesized by the theoretical model. Prior research establishes that the price of parking in the city centre often impacts the decision to travel downtown and the mode of transportation utilized. Other factors that influence the decision to drive and park downtown have received less attention. This study uses time series data to analyse the demand for metered parking spaces in El Paso, Texas, USA. In addition to meter rates, the determinants of demand include personal income, gasoline prices, and the price of a substitute good, parking garage spaces. This work documents trade and productivity flows between Northeastern Mexico, US States, and Canadian provinces. It quantifies the effect of NAFTA on exports, investment foreign direct and total productivity of Northeastern Mexico and, through the combination of a general equilibrium model and time series techniques, analyzes the effects of structural change generated by the NAFTA on value added, employment and welfare.
