These values are compared to the City's economic development project sites, and cluster and regression analyses were conducted to measure the effect of proximity. The evaluations held mixed results, and further study is required to prove that proximity to a project site has a positive influence on property values. Nonetheless, the study shows some evidence to support this hypothesis and notes important geographical phenomena.
