Do Gasoline Prices Affect Residential Property Values?, Adele C. Morris, Helen R. Neill

This paper estimates the effect of gasoline prices on home values and explores the degree to which the relationship varies across a city. Using data from 930,702 home sales in Clark County, Nevada, from 1976 through 2010, we find that gasoline prices have significantly different effects on the sales price of homes in different neighborhoods. A ten percent increase in gasoline prices is associated with changes in location-specific average home values that span a range of over $13,000. This suggests that energy policies may affect household housing wealth via gasoline prices, a heretofore unrecognized distributional outcome.

We use a behaviorally motivated risk-return optimization framework to shed light on the important link between global supply chain management and investors’ risk-return choice. This research was aimed at analyzing the current state of drug resistant tuberculosis in Mumbai and how effectively different actors in the realm of public health are managing DR-TB. The methods for this project involved a variety of semi-structured interviews as well as field observation. Key findings show a very present and largely negative private sector influence, effective NGO models for disease control, a burden of DR-TB/HIV comorbidity, and a rapid increase to transmission-based spread of DR-TB. In this study, I investigate the necessary condition for consistency of the maximum likelihood estimator (MLE) of spatial models with a spatial moving average process in the disturbance term. I show that the MLE of spatial autoregressive and spatial moving average parameters is generally inconsistent when heteroskedasticity is not considered in the estimation. I also show that the MLE of parameters of exogenous variables is inconsistent and determine its asymptotic bias. I provide simulation results to evaluate the performance of the MLE. This paper provides an example of how to estimate the marginal environmental cost of hypocrisy using revealed-behavior and self-identification survey responses from coffee drinkers regarding their use of cardboard and plastic (i.e., non-reusable) cups. Coffee shops provide a convenient microcosm for assessing the impact of hypocritical behavior because of (1) readily available, cheap substitutes (i.e., reusable coffee cups), (2) a relatively accurate estimate of the environmental (in particular, carbon) cost associated with using non-reusable cups, and (3) the ability to delineate hypocritical behavior by observing a choice with relatively few potential confounding factors. We examine the effect of governance environment on the composition of a country's external capital structure, specifically foreign equity investment. In addition to the absolute quality of the host country's governance environment, we consider the host country's governance quality relative to that of the source (investor) country. Unlike previous studies, which utilize country totals, we examine foreign investment positions between pairs of individual countries. Our sample includes 3,891 bilateral investment positions among 49 source countries and 69 host countries for years 2009 through 2011. Recent empirical work on the 2008-09 financial crisis has found mixed results on the usefulness of indicators to explain the cross-country variation in the incidence of the crisis in non-originating countries. While some authors have found success with various indicators, Rose and Spiegel (2009a,b) find that almost no indicators are robust. We employ Bayesian model averaging (BMA) to verify Rose-Spiegel’s conclusions under model uncertainty, confirming their findings. We then employ latent class models (LCM) to check the data for parameter heterogeneity. Corruption is suggested to have a negative impact on productivity and thus growth. Several studies have studied the relationship closely, including Hall and Jones (1999) and Lambsdorff (2003). This paper seeks to build on their foundation and specify a new and robust model by looking at the effect of corruption controls on total factor productivity through a two-stage least squares regression. Since it is through public institutions that corruption manifests, also examined are differences between `inclusive' and `extractive' institutions. We conduct a hedonic analysis to estimate the response of agricultural land use to water supply information under the Prior Appropriation Doctrine by using Idaho as a case study. Our analysis includes long-term climate (weather) trends and water supply conditions as well as seasonal water supply forecasts. A farm-level panel data set, which accounts for the priority effects of water rights and controls for diversified crop mixes and rotation practices, is used. Two chapters of research on the Federal Home Loan Bank advances, bank risk, and influence are presented. Federal Home Loan Bank (FHLB) advances are a growing source of debt financing for US banks. FHLB advances are not priced according to bank credit risk, creating potential for moral hazard. FHLB advances are positively related to contemporary bank risk, but the relation between prior advances and subsequent risk varies between large vs. small banks depending upon the risk measure used. The relation between FHLB advances and various measures of bank risk varies between pre-crisis (2005-07), crisis (2008-09), and post-crisis (2010-12) periods differently …

However, if in the reported results, a researcher selects the bandwidth based on this analysis, the associated confidence intervals may not have correct coverage, even if the estimator is unbiased. This paper proposes a simple adjustment that gives correct coverage in such situations: replace the Normal quantile with a critical value that depends only on the kernel and ratio of the maximum and minimum bandwidths the researcher has entertained.
