Nevada is on the cusp of a housing catastrophe, especially in Southern Nevada.

Consider that the state has fewer households than it should. A household is defined as one or more people who have a home of their own. But for price, location, configuration, and other factors, about 60,000 households in Nevada do not exist because there is no home for them. And it’s going to get worse. Including these “missing households,” nearly 470,000 new occupied homes will need to be built between 2020 and 2040 to meet the housing needs of all Nevadans, or about 23,000 per year. The …

Brookings Mountain West, in partnership with UNLV’s Lied Center for Real Estate, hosted a community forum examining the local, state, and federal impacts of Nevada’s housing challenges. New research presented at the forum offer insights into the demographic and economic dynamics of individuals and families navigating Nevada's turbulent housing market, assess trends in home ownership, and evaluate barriers preventing Nevadans from accessing the housing market.

Are gender differences in economic outcomes the same everywhere? Using the most recent available data (generally from the 2021–2023 period), I consider the patterns for these gender differences and provide an annotated list of statistical sources for students and researchers to use in exploring these differences. Overall, women still work less than men in paid work, work more than men in unpaid household work, and make less than men; however, these patterns have converged somewhat, with some narrowing of work and pay gaps relative to the last part of the 20th century, and with women rapidly closing the educational-attainment gap …

Machine Learning As Arbitrage: Can Economics Help Explain Ai?, Huahao Lu, Matthew Spiegel, Hong Zhang

Machine learning algorithms have shown to be remarkably successful tools for predicting asset returns. However, the underlying economic mechanisms behind their performance remain unclear. This paper proposes a model-based dynamic arbitrage trading strategy that combines economic and statistical nonstationarity to demystify this black box. In predicting stock returns based on 153 firm characteristics (anomalies), our strategy ranks anomalies similarly to neural networks in the cross-section. Overall, it accounts for approximately 87.9 bps monthly alphas of the high-minus-low portfolios selected by neural networks in the time series. This study explores the market potential of BioWRAP, a biodegradable sprayable weed suppression product, by assessing the willingness to pay (WTP) among American home gardeners. Traditional plastic mulch offers significant agronomic benefits but poses considerable environmental challenges, making BioWRAP a promising alternative due to its similar benefits and reduced environmental impact. Using a double-bounded contingent valuation method, we analyze the WTP for BioWRAP among different demographic groups and gardening practices. Our findings indicate that the highest WTP for BioWRAP is among home gardeners who currently use chemical sprays for weed suppression, followed by those using physical barriers, with the lowest …

Leading Economic Indicator Reports

The Leading Economic Indicator-Nebraska rose by 1.72% in July 2024. The increase in the leading indicator, designed to predict economic growth six months into the future, implies that the Nebraska economy will grow through early 2025. There was an increase in building permits for single-family homes and manufacturing hours worked in July. Business expectations were also positive. Respondents to the July Survey of Nebraska Business reported plans to increase sales and employment over the next six months. Initial claims or unemployment insurance also dropped in July, as a sign of strength for the Nebraska labor market.

This year, rural Nebraskans are more pessimistic about their current situation than they’ve been since this study began. The proportion believing they are worse off than they were five years ago was 33 percent, up from 27 percent last year and 21 percent in 2022. This is the highest level across all years of the study. This increase in pessimism was matched with a sharp decrease in optimism. This year, just over one-third (36%) of rural Nebraskans believe they are better off compared to five years ago, down from 45 percent last year.
