Walkable neighborhoods with adjacent commercial centers have the ability to encourage mode shifts to walking, bicycling, or transit. Mode shifts from single-occupancy vehicles (SOV) to the destinations within a neighborhood center of Elmwood's size may result in approximately 3,000 SOV trip reductions per day (H-GAC, 2018). This study examines the Dallas Complete Streets Design Manual (2016) and applies the Dallas Complete Streets Vision to a 1,400 foot (.3 mile) segment of Edgefield Avenue, adapting the guidelines to Edgefield Avenue with site-specific consideration. Although the self-driving technology promises to solve several urban issues, the deployment of the autonomous vehicles (AV) is an evolutionary process that depends on different factors. Creative cities policy is an approach that advocates the planned development of consumption-oriented, mixed-use urban neighborhoods supporting artistic activity and a vibrant nightlife to create economic benefits. The literature labels these neighborhoods 'neo-bohemia' because they combine the gritty, authentic lifestyle of bohemian artists with a contemporary consumption culture of cafes, bars, galleries, and other arts spaces. Many, however, critique creative cities policy, suggesting it leads to gentrification and neighborhood commodification, and ignores the economic and cultural value of places that are not neo-bohemian. Most studies of this type use a hedonic value method of analysis while using spatial analysis primarily as a tool in the analysis. The nearest neighboring match analysis used in this study uses spatial analysis as the primary method of measurement. Housing stock from Arlington, Texas from 2015 – 2016 is used to determine whether this type of analysis is effective in measuring the existence of the proximate principle. The world of sex business regulation can be muddled and confusing. In the past, cities banned sexually-oriented businesses (SOBs) on the basis that they were morally bankrupt and obscene. Courts have ruled that the First Amendment bars cities from regulating these businesses based on the content of the business, and therefore cities have found a way to regulate SOBs based on real or perceived negative effects that SOBs bring to the surrounding community. Lefebvre's concept of Right to the City has been predominantly employed by critical theorists to analyze resistant spatial practices such as Occupy Wall Street (e.g. Marcuse 2009). However, influenced by Nietzsche, Lefebvre's theory of the production of space as simultaneously perceived, conceived and lived suggests that the political may emerge out of novel spatial and bodily experiences.
