Essays In Real Estate And Household Finance, Paul Freed

Theses and Dissertations

The first chapter examines how the deterioration of a household’s balance sheet alters its propensity to sue another entity for damages in civil court. Using state-level administrative judicial data longitudinally linked to the value of individual plaintiffs’ real estate holdings, this study finds that a 5% decline in housing value is associated with an 8% increase in the probability of filing a civil suit. Similarly, a household entering a negative equity position on its mortgage is associated with a 14% increase. When facing distress, households are more likely to engage in civil action against both firms and other households, particularly …

Approximately 912,000 students are enrolled in New York City public schools, with approximately 157,300 receiving special education services. According to the NYC Department of Education (2024), 96.9% of students with communication disorders spend at least 80% of their day in general education classrooms. This qualitative interpretive phenomenological study aimed to explore the lived experiences of classroom teachers (CTs) and speech-language pathologists (SLPs) regarding their collaborative practices. Microtia is a congenital malformation of the ear that can exist as an isolated anomaly or as a comorbidity to a congenital syndrome. The severity of microtia is classified using grading systems, with the most common one being the Marx classification system. Severe grades of microtia (grades III and IV) will include aural atresia, which is the absence of the external ear canal. There is a lack of consensus on the point of origin of microtia, but research suggests that family history, genetic syndromes, teratogens, and maternal factors can pose as risks during fetal development. Noise-induced hearing loss (NIHL) represents a significant and irreversible public health concern and is classified as the most prevalent occupational illness in the United States (Masterson et al., 2013). Prolonged exposure to hazardous noise levels precipitates auditory impairment and correlates with other comorbid health risks, including tinnitus (Tufts & Berger, 2022). While traditional hearing protection devices (HPDs) have been implemented extensively to mitigate NIHL, persistent issues such as user discomfort, barriers to effective communication, and compromised situational awareness impede their optimal utilization (Melamed et al., 1994; Neitzel & Seixas, 2005).

The rapid integration of artificial intelligence (AI) is reshaping the healthcare landscape. • The underrepresentation of Black/African American (BAA) doctors is alarming with recent data of active physicians from the Association of Medical Colleges in 2021 has highlighted this underrepresentation of Black/ African American physicians in the U.S., with only about 5.7%1 of doctors belonging to this demographic, and cardiologists making up a mere 4.2% of this group1 .

J.R.R. Tolkien, British linguist and creator of fictional Elvish languages, coined the term glossopoiea to describe the act of inventing languages. In EN5361A Inventing Languages, our group engaged in glossopoiea to develop a constructed language, Theshalshe, based on the fictional culture and environment of Theshrahk Thwath, the Crane Forest.

Theshrahk Thwath is a deciduous forest. The climate is temperate, with four seasons and mild winters. The people observe a monotheistic religion centered around the goddess Kemajthwa, incarnate in an ancient willow tree. They are an egalitarian society arranged with age hierarchy. This paper synthesizes recent consumer behavior research published in the Journal of Consumer Research between 2020-2024, addressing a significant gap in the consistent application of established theories across different contexts. The study examines key theoretical frameworks, including the Theory of Planned Behavior and the Stimulus-Organism-Response model, and their application in understanding modern consumer decision-making. Through a systematic literature review of 105 articles, the research highlights the complex interplay between rational and emotional factors in consumer behavior, the importance of psychological comfort and attachment in product relationships, and the role of framing and context in decision-making. The current study compares the extant literature regarding South Africa to a current assessment using primary data to measure the same green phenomenon, namely customer citizenship. Secondary data were used to develop a profile of how external sources perceive South Africa. For the primary data, a sample of 513 consumers in South Africa responded to an invitation-only, Internet-based questionnaire that focused on attitudinal and behavioral issues germane to the five constructs commonly related to customer citizenship within the context of green purchasing and green consumption. Considering the rapid growth and relevance of the Hispanic market in the U.S., this study explores strategies employed by brands in their communication efforts to connect with this consumer base. Through a qualitative content analysis, the study analyzes emerging themes and patterns in terms of language use and cultural values employed in marketing and advertising campaigns directed to the U.S. Hispanic market. Results reveal a prevalent use of Spanish, with a rise in the use of English reflective of changing demographic trends of Hispanics in the U.S. Cultural values resonant with Hispanic identity are also employed in campaigns.
