Board Of Directors For Kings Oak Terrace Coop. Apts. Inc. V Bersh
Board Of Directors For Kings Oak Terrace Coop. Apts. Inc. V Bersh
All Decisions
The landlord, Board of Directors for Kings Oak Terrace Coop. Apts. Inc., commenced a holdover licensee proceeding against the tenant, William Bersh, who was the licensee of the subject premises pursuant to an agreement with the previous shareholder, Sara Bersh. The tenant moved to dismiss the proceeding, arguing that the estate of Sara Bersh was a necessary party. The court agreed, finding that the estate of a deceased tenant is a necessary party to a holdover proceeding unless the lease has been terminated, cancelled, surrendered, or assigned. The court dismissed the proceeding without prejudice.

All Decisions
The landlord, Department of Housing Preservation and Development (HPD), sought an order finding that the tenant, Juda Rosenfeld, committed harassment and awarding civil penalties. The tenant moved to dismiss the harassment claims, arguing that HPD lacked standing. The court held that HPD has the authority to bring harassment claims under Administrative Code § 27-2120 (a) and that harassment is a violation of the code. The court also found that HPD is not required to serve a notice of violation before commencing the proceeding.

BACKGROUND: Older adult women often do not engage in sufficient physical activity (PA) and can encounter biological changes that exacerbate the negative effects of inadequate activity. Wearable activity monitors can facilitate PA initiation, but evidence of sustained behavior change is lacking. Supplementing wearable technologies with intervention content that evokes enjoyment, interest, meaning, and personal values associated with PA may support long term adherence. In this paper, we present the protocol of an NIA-funded study designed to evaluate the efficacy of CHALLENGE for increasing step count and motivation for PA in insufficiently active older women (Challenges for Healthy Aging: Leveraging Limits …

Inflammation and aberrant cellular metabolism are widely recognized as hallmarks of cancer. In pancreatic ductal adenocarcinoma (PDAC), inflammatory signaling and metabolic reprogramming are tightly interwoven, playing pivotal roles in the pathogenesis and progression of the disease. However, the regulatory functions of inflammatory mediators in metabolic reprogramming in pancreatic cancer have not been fully explored. Earlier, we demonstrated that pro-inflammatory mediator macrophage migration inhibitory factor (MIF) enhances disease progression by inhibiting its downstream transcriptional factor nuclear receptor subfamily 3 group C member 2 (NR3C2). Here, we provide evidence that MIF and NR3C2 interactively regulate metabolic reprogramming, resulting in MIF-induced cancer growth …

Integrated assessment models that incorporate biodiversity and ecosystem services could be an important tool for improving our understanding of interconnected social-economic-ecological systems, and for analyzing how policy alternatives can shift future trajectories towards more sustainable development. Despite recent scientific and technological advances, key gaps remain in the scientific community’s ability to deliver information to decision-makers at the pace and scale needed to address sustainability challenges. We identify five research frontiers for integrated social-economic-ecological modeling (primarily focused on terrestrial systems) to
incorporate biodiversity and ecosystem services: 1) downscaling impacts of direct and indirect drivers on eco- systems; 2) incorporating feedbacks in …
Exploring Human Perception In Machining Monitoring, Rui Bob Yang
Exploring Human Perception In Machining Monitoring, Rui Bob Yang
Theses
Monitoring CNC machining processes ensures the satisfaction of dimensional tolerances and surface finish requirements, while minimizing tool wear and downtime caused by accidents. Sensor-based automated monitoring systems driven by Artificial Intelligence (AI) trained on extensive datasets have demonstrated high accuracy and consistency in monitoring tool wear progression. However, the performance of AI-driven monitoring systems heavily relies on the available training data, often struggling with scenarios not covered in training, such as variations in tool path, feed rate, and machine models. In contrast, experienced machinists excel in monitoring machining operations across diverse tool paths, machining parameters, and machine tool models, often …
Plastic Abundance And Degradation In The Anaerobic Digestion Of Food Waste, Abbey Whitney
Plastic Abundance And Degradation In The Anaerobic Digestion Of Food Waste, Abbey Whitney
Theses
Food waste (FW) is a pervasive issue across the supply chain, with an estimated 30-40% of the food supply left unsold or uneaten annually (ReFED, 2022). In response, in 2015 the U.S. set a goal to halve FW by 2030 (U.S. EPA, 2020f). Valorization, the process of recovering value from FW, has become a key strategy, with anaerobic digestion (AD) playing a pivotal role. AD transforms organic waste into biogas and digestate, a potential soil amendment. However, plastic contamination in the organic waste stream poses a significant challenge. During digestion and storage, plastic debris can break down into microplastics (MP), …

Exploring Co-Manipulation Via A New Decomposition Of Interaction Force And An Exploration Of Signal Space In Multi-Agent Motion Primitives, Kody Blaine Shaw
Theses and Dissertations
Co-manipulation is when two or more people work together to move an object. In this work, we consider the physical co-manipulation of objects that are large and heavy enough that they are more easily handled by two or more participants. We currently lack a fundamental understanding of how people perform such tasks together, both the basic signals they use to communicate and how those signals are mapped to actions and behaviors. This work builds upon the existing body of knowledge to improve our understanding of physical co-manipulation. Specifically, interaction forces are often considered a key method for information transfer in …
Our Bodies, Our Choices: Reproductive Justice And Social Embodiment, Charles Olney
Our Bodies, Our Choices: Reproductive Justice And Social Embodiment, Charles Olney
Political Science Faculty Publications
Feminist scholars of reproductive justice argue for a broader model of politics organised around embodied experience. But to fully express the intersectional politics of reproductive justice, more attention must be given to the social function of embodiment—the ways that bodily markers create associative communities among strangers. This shared form of embodiment establishes connections that exceed the intimate relationship of a specific pregnancy. In particular, foetal embodiment manifests via communities with vested interest in the social meaning of life. These communities are affected, albeit indirectly, by reproductive choices and are therefore valid subjects of concern for reproductive justice. I develop the …
Teachers’ Perspectives Of Readiness, Academic, And Social Skills Of First Graders Who Did Not Attend Kindergarten, Kathryn Mary Hogan
Teachers’ Perspectives Of Readiness, Academic, And Social Skills Of First Graders Who Did Not Attend Kindergarten, Kathryn Mary Hogan
Walden Dissertations and Doctoral Studies
Research suggests that kindergarten attenders benefit from the time spent learning basic academic and social skills. Skills students learn in kindergarten lead to skills taught in first grade and school readiness; however, many children do not attend kindergarten. The problem under study was that records indicate that many students do not attend kindergarten, and so may not be ready for first grade. The purpose of this study was to explore the perspectives of first grade teachers in a southeastern U.S. state regarding the readiness for first grade of students whose entry records indicate they did not attend kindergarten. Pianta’s theory …

K To 8 Teachers’ Experiences Using Project-Based Learning, Coleen Morgan
Walden Dissertations and Doctoral Studies
The problem in this study was that despite encouragement from administrators, kindergarten through Grade 8 teachers struggled to use project-based learning (PBL) in a local school in the Association of Independent Maryland and DC Schools (AIMS). Rooted in Kilpatrick’s progressive philosophy of education and Piaget’s theory of constructivism, this basic qualitative study focused on teachers’ experiences using PBL. Research questions in this study related to teachers’ experiences using PBL in private classrooms in kindergarten through Grade 8 and challenges that influence teacher use of PBL in private classrooms. Data were gathered through semistructured interviews with 10 teachers. Results of this …

Mechanochemical Correlations And Spatial Distribution Of Components In Plant Cell Walls And Extracellular Matrices, Huiyong Li
McKelvey School of Engineering Graduate Student Theses & Dissertations
Plant cell walls and extracellular matrices (ECMs) are important to cellular activities in plant/animal organs. The organization of plant cell wall/ECM components (e.g., local composition, arrangement, and ultrastructure of cell wall/ECM polymers) plays a role in determining their local mechanical properties. As a result, the natural processes of cell and tissue growth, development, and function rely on the control of cell wall/ECM composition, arrangement, and ultrastructure to manipulate local mechanical properties. However, directly correlating cell wall/ECM composition, organization, and mechanics has been challenging. To overcome this barrier, one goal of this thesis is to develop probing methodologies at a sub-cellular …

Computer Science Faculty Research & Creative Works
A segment tree is a versatile tree-based data structure over intervals or line segments efficiently supporting several computational operations such as stabbing query, segment arrangement, and planar point location, both theoretically and practically. Polygon clipping is a basic operation in domains such as Computer Graphics, Computer-aided Design, and Geographic Information Science (GIS). Given two polygons with n vertices, polygon clipping algorithms find the geometric intersection or union in O(n2) time using Foster's all-to-all edge intersection testing and O((n + k) logn) time using Vatti's sweep line-based method, where k is the number of intersections. No known segment tree implementation, including …

Microcontrollers are widely used in agriculture, yet most undergraduate agriculture students do not have the programming skills necessary to make use of these devices in their academic programs or careers. However, generative artificial intelligence (AI) chatbots, such as ChatGPT, have the ability to write complex microcontroller programs when properly queried. The study was conducted to determine the effects of undergraduate agriculture students’ (n = 22) use of ChatGPT to write a microcontroller program on their programming task performance, self-efficacy, and attitudes toward generative AI. Nine of 11 (81.8%) student pairs were successful in the ChatGPT-assisted programming activity, requiring between …
Designing Behavior-Aware Ai Systems To Influence Human Decision-Making, Guanghui Yu
Designing Behavior-Aware Ai Systems To Influence Human Decision-Making, Guanghui Yu
McKelvey School of Engineering Graduate Student Theses & Dissertations
Artificial intelligence (AI) demonstrates superiority over humans in many applications, such as image processing, speech recognition, and decision-making. AI systems are more efficient and accurate in information processing and computation, making them invaluable in assisting human decision-making across domains like healthcare, finance, and academia. Despite these strengths, real-world applications often involve complex, context-specific judgments and a deep understanding of human values, which current AI systems might not fully grasp. In domains requiring creativity and critical thinking, AI systems heavily rely on existing human knowledge. Humans, however, possess unique strengths such as intuition, which aids decision-making in uncertain or novel situations, …

“The Limit Does Not Exist”: Utopian And Feminist Pedagogies In 21st-Century Broadway Musicals, Stephen Reaugh
Arts & Sciences Graduate Student Theses and Dissertations
This dissertation analyzes four Broadway musicals that are adaptations of popular films and novels: Legally Blonde, Fun Home, Waitress, and Mean Girls. These texts are performed in the 21st century and each stages either sexual assault or the fear of a sexual assault that is narrowly avoided. More narrowly, this dissertation focuses on the 2007-2018 time period in which these musicals were performed, thus leading up to and through Alyssa Milano's pivotal #metoo message on Twitter. The dissertation reads the review and marketing milieux in which these musicals existed, as well as each text in performance, to theorize how spectators …

Brain-Targeted Intranasal Delivery Of Protein-Based Gene Therapy For Treatment Of Ischemic Stroke, Jee-Yeon Ryu, Christian D. Cerecedo-Lopez, Hongkuan Yang, Ilhwan Ryu, Rose Du
School of Medicine Publications
Gene therapy using a protein-based CRISPR system in the brain has practical limitations due to current delivery systems, especially in the presence of arterial occlusion. To overcome these obstacles and improve stability, we designed a system for intranasal administration of gene therapy for the treatment of ischemic stroke.
Methods: Nanoparticles containing the protein-based CRISPR/dCas9 system targeting Sirt1 were delivered intranasally to the brain in a mouse model of ischemic stroke. The CRISPR/dCas9 system was encapsulated with calcium phosphate (CaP) nanoparticles to prevent them from being degraded. They were then conjugated with β-hydroxybutyrates (bHb) to target monocarboxylic acid transporter 1 (MCT1) …

Burundi: Building Democracy On An "Ethnically" Divided Society, Elias Sentamba
Burundi: Building Democracy On An "Ethnically" Divided Society, Elias Sentamba
Journal of African Conflicts and Peace Studies
Pre-colonial Burundi was a homogeneous society: Burundians shared the same language, culture, religion, history, etc. and lived harmoniously on the same hills. This population was made up of a multitude of clans and Hutu, Tutsi, Ganwa and Twa social components of very secondary social importance. Even the monarchy reflected the various segments of such a nation.
It was this harmony that Belgian colonisation definitively ruined, with the policy of divide et impera. By claiming that the Ganwa and the Tutsi were the superior races and the Hutu and Twa the inferior ones, a whole process of political and administrative manipulation …

Strategic Governance To “Silence The Guns” In Africa: Urban Sub-Saharan African Perceptions On War's Root Causes., Peter Tresor Miyalou, Chun Yan Hu
Journal of African Conflicts and Peace Studies
Despite the African Union’s campaign to silence the guns in Africa by 2020 (STGIA 2020), many African countries are suffering from wars and political instability, the primary causes of underdevelopment in Africa. This paper examines the roots causes of wars in Africa and provide a strategic governance to silence the guns beyond 2020. To accomplish this, we gathered data from 169 questionnaire responses administered across 25 African countries, to capture African people’s perceptions on the root causes of wars and whether employing strategic governance would help silence the guns in these countries. The results showed that political power struggle (47.9%), …

Resolving Nigeria’S Security Conundrum: A Comprehensive Regional Analysis, Lukman Ahmed Lawal, Beacon Mbiba, Salamatu Kassah
Journal of African Conflicts and Peace Studies
Abstract
This article analyses the regional variabilities of insecurity in Nigeria to propose a suitable approach to understanding their peculiarities. It argues that the dominant military interventions and one-size-fits-all approaches are inappropriate for resolving the country’s myriad security challenges. The Regional Security Complex Theory offers a theoretical basis to contextualise the complex security challenge in Nigeria. There is a need to unbundle the dynamics for each of the regions. Syntheses from the six geopolitical zones indicate that although the security challenges manifest in precarious living conditions, the drivers differ. The article recommends that interventions analyse and identify underlying factors for …

Exploring The Mechanism Of Increased Survival In Rb1-Mutant Glioblastoma Multiforme, Lucia Wesemann
Exploring The Mechanism Of Increased Survival In Rb1-Mutant Glioblastoma Multiforme, Lucia Wesemann
Undergraduate Honors Theses
Glioblastoma Multiforme (GBM) is an incredibly invasive and particularly lethal central nervous system cancer. Recent work has shown that GBM patients with mutated RB1 have greater overall survival. A proposed mechanism for the improved prognosis of this molecular subgroup is mainly supported by previous research that is not specific to GBM. I utilize the Clinical Proteomic Tumor Analysis Consortium (CPTAC) dataset to interrogate this mechanism using GBM-specific data. The mechanism is largely not supported by the CPTAC GBM dataset, and the trend of significantly improved overall survival in RB1-mutant GBM patients is not validated here. This study highlights the …

Open-globe injury (OGI), referring to the full-thickness violation of the eye wall, is a severe consequence of ocular trauma which can lead to permanent vision loss. Here, we review the current literature on pediatric OGI including a focused review of studies published in the past 10 years. Scoring systems for final visual prognosis, important aspects of clinical examination, and imaging at the point of care are discussed. We furthermore provide an overview of primary and secondary surgical management of the initial OGI and sequelae. Amblyopia management differentiates pediatric from adult visual rehabilitation following OGI, and we discuss the current state-of-the-art …

Background: Excessive posterior tibial slope (PTS) has been associated with a higher risk of graft failure after anterior cruciate ligament reconstruction (ACLR). Although anterior closing wedge osteotomy (ACWO) can reduce the PTS, it may also change the coronal alignment and patellar height. Purpose: To elucidate the radiological outcomes after infratubercle ACWO, specifically to evaluate its influence on perioperative changes in patellar height.
Methods: Patients who underwent infratubercle ACWO with combined ACLR with a minimum follow-up of 3 months were included. Surgery was indicated when the PTS was greater than 12°. Radiological evaluation included measurements of the hip-knee-ankle angle (HKA), PTS, …
