Electronic Real Estate Documents: Context, Unresolved Cost-Benefit Issues And A Recommended Decisional Process, Sam Stonefield

This essay begins with a prediction: that electronic real estate documents will soon begin to replace paper documents in many, if not all, phases of residential real estate transactions. It describes the costs and benefits of electronic documents, and the many forces supporting and impeding their widespread adoption. It concludes by urging all those participating in the process to use their best efforts to address the obstacles and to work towards a successful transition to a world of electronic real estate transactions and electronic recording.

Despite the fact that African-Americans suffer from a variety of health problems at disproportionately higher rates than whites, inequities in the medical system make access to care more difficult for minorities. The problem of racial disparities in health care encompasses more than problems of access or payment, however. Communication difficulties between physician and patient and disparate provision of services covered by insurance also may contribute substantially to health disparities between the races. This review canvasses some of the evidence of differential medical treatment and offers some suggestions that may improve the quality of communication between physicians and patients. In addition …

To develop a well-trained global work force, public health workers must take advantage of new opportunities to provide public health training and education. Distance education delivered via the Internet holds particular promise, especially for public health workers in developing countries. Because of the need to travel to the United States, Europe, or elsewhere, public health workers in developing countries have limited access to traditional public health training and education. Even short-courses are not cost-effective or efficient in terms of time and travel. An Evaluation Study On Nutrition Rehabilitation Centers In Accra, Ghana, Esi Komeley Colecraft

The primary goals of nutrition rehabilitation centers (NRCs) are to recuperate malnourished children and improve caretakers' child feeding practices. Children ( N = 116) and caretakers ( N = 108) newly enrolled in four NRCs in Accra, Ghana were recruited and studied longitudinally at four time points: admission, interim, exit and postexit . Data collection included observations of activities at the NRCs, anthropometry, interviews, dietary assessments, and weighing of NRC foods. Caretaker/child pairs attended the NRCs 33% ± 21% of their total stay, and the majority (78%) discontinued participation before being officially discharged. At exit , ≥60% of children had …

Generalizability of possible seasonality of cardiovascular disease risk factors has not been demonstrated, and, if present, biologic mechanisms remain uncertain. This was addressed by examining cross-sectional seasonal variation in cardiovascular disease risk factors among Coronary Artery Risk Development in Young Adults (CARDIA) subjects, and cross-sectional and longitudinal seasonal variation in and interrelationships between lipids and thyroid hormone levels in a Lipid Variation Influence of Stress (LVIS) study subsample. Human immunodeficiency virus/acquired immune deficiency syndrome (HIV/AIDS) is a rapidly growing problem in India, with a 2002 estimate of over four million infected persons. The magnitude of the epidemic varies widely among the different Indian states but is predominantly from heterosexual transmission nationwide. In Tamil Nadu, the infection rates among the general population are now above 1%. Most prevention and control activities are restricted to mass information, education, and communication and targeted programs for the highest risk groups. With an increasingly generalized HIV epidemic, the need to respond to the HIV risk faced by lower risk populations assumes more importance. …

Prenatal Exposure To Toxic Substances And The Risk Of Congenital Malformations In Florida, Alan D. Rowan

A retrospective cohort study was conducted to assess the association between congenital malformations and proximity to hazardous waste sites in Florida. All children whose mother lived within 10 miles of a hazardous waste site during gestation during the years 1996–1998 were in the study. Cases were children with birth defects whose mothers lived within 10 miles of a hazardous waste site during gestation. Controls were children whose mothers also lived within 10 miles of a hazardous waste site during gestation but did not have birth defects. The Hispanic population in Alabama has rapidly increased in recent years, raising public health officials' concern about their health status and use of health care services. This study examined health services' utilization by first-generation Hispanic mothers and children in greater Birmingham. Constructs from the Health Belief Model and the Behavioral Model of Health Services Utilization were integrated to form the study's theoretical framework. Differences Of Opinion And The Cross Section Of Stock Returns, Karl B. Diether, Christopher J. Malloy, Anna Scherbina

We provide evidence that stocks with higher dispersion in analysts' earnings forecasts earn lower future returns than otherwise similar stocks. This effect is most pronounced in small stocks and stocks that have performed poorly over the past year. Interpreting dispersion in analysts' forecasts as a proxy for differences in opinion about a stock, we show that this evidence is consistent with the hypothesis that prices will reflect the optimistic view whenever investors with the lowest valuations do not trade. By contrast, our evidence is inconsistent with a view that dispersion in analysts' forecasts proxies for risk.

The voltage-dependent and Ca(2+)-activated K(+) channel (MaxiK, BK) and the cellular proto-oncogene pp60(c-Src) (c-Src) are abundant proteins in vascular smooth muscle. The role of MaxiK channels as a vasorelaxing force is well established, but their role in vasoconstriction is unclear. Because Src participates in regulating vasoconstriction, we investigated whether c-Src inhibits MaxiK as a mechanism for agonist-induced vasoconstriction. Functional experiments in human and rat show that inhibitors of Src (Lavendustin A, PP2) but not inactive compounds (Lavendustin B, PP3) induce a pronounced relaxation of coronary or aortic smooth muscle precontracted with 5-hydroxytriptamine, phenylephrine, or Angiotensin II. The Polar Expression Of Enso And Sea-Ice Variability As Recorded In A South Pole Ice Core, Eric A. Meyerson, Paul A. Mayewski, Karl J. Kreutz, L. David Meeker, Sallie I. Whitlow, Mark S. Twickler

An annually dated ice core recovered from South Pole (2850 m a.s.l.) in 1995, that covers the period 1487–1992, was analyzed for the marine biogenic sulfur species methanesulfonate (MS). Empirical orthogonal function analysis is used to calibrate the high-resolution MS series with associated environmental series for the period of overlap (1973–92). Utilizing this calibration we present a ~500 year long proxy record of the polar expression of the El Niño–Southern Oscillation (ENSO) and southeastern Pacific sea-ice extent variations. These records reveal short-term periods of increased (1800–50, 1900–40) and decreased sea-ice extent (1550–1610, 1660–1710, 1760–1800). In general, increased (decreased) sea-ice extent …

When students with learning disabilities (LD) move from a high school environment in which they are often carefully guided to a setting in post-secondary education, where they are expected to achieve on their own, they may encounter transition difficulties.

The purpose of this study was to investigate the transition programs in place in high school for six successful students with learning disabilities who were enrolled in an institution on a post-secondary level and to measure the effectiveness of the practices of those programs in conjunction with internal characteristics that students brought with them to that environment. Nepotism is a dirty little word: Related individuals work together in entertainment, medicine, education and yes, even sports administration. This study proposes to identify the acceptance of relatives, by blood or by marriage, working together in NCAA Division II colleges in the southeastern United States. "Nepotism" is an arguably accurate descriptor of arrangements of relatives working together. However, the potential for real as well as asserted preferential treatment is shown to exist. Function And Design Revisited, David J. Buller

Several analyses of biological function — for example, those of Williams, Millikan, and Kitcher — identify an item's function with what natural selection designed it to do. Allen and Bekoff have disagreed, claiming that natural design is a special case of biological function. I argue that Allen and Bekoff's account of natural design is unduly restrictive and that it fails to mark a principled distinction between function and design. I distinguish two approaches to the phenomenon of natural design — the "trait-centered" approach of Allen and Bekoff and the "organism-centered" approach — and defend the latter.
