Developments In The Financing Of Residential Real Estate, James Thomas Mills

Master's Theses

Real estate, in the early twentieth century, was known to be one of the most stable and dependable revenue producing assets in the portfolios of investing institutions. However, in 1925, there began a slow rise in the rate of foreclosures of mortgage loans. The stock market collapse cam in 1929 and then the Depression. The causes of foreclosure and financial collapse can be linked to the real estate practices that were used during this period of time. This paper looks to examine those practices and how they affected the economy.

During recent years the importance of the labor factor in industry's productive output has become a prime concern of management. The intangible matter of worker morale reveals itself in painfully tangible material output. The inauguration of counseling programs in industry represents one method employed by management in an attempt to utilize the volatile labor factor in increasing output and therefore, profits. Perhaps it is ironic that the worked is finally being recognized as an individual at his workplace where he spends the majority of this waking hours during his productive life.

This paper provides a detailed survey of employee counseling programs within the United States federal government, specifically examining the Department of State, the Department of the Navy, and the Department of Health, Education and Welfare. Established primarily during the Second World War to address domestic and professional disruptions such as housing, health, and child care, these programs have evolved from direct employee assistance to a broader focus on employee relations. Nonprofit organizations have a history in the United States of fostering pluralism, diversity and freedom. They play vital roles as advocates and in identifying and addressing unmet human needs in their communities. Most of the recent major social and political movements such as AIDS, civil rights, environmental protection, etc., that have animated American life have all operated through private, nonprofit organizations.
