In September 2022, Hurricane Ian made landfall in southwest Florida, causing an estimated $67 billion in damage and the loss of almost 150 lives. Before this date, demand and house prices in this area were rising faster than anywhere else in the country. What did homeowners in southwest Florida believe about flood risk to their own homes, and what did real estate agents believe about the role of flood risk in the residential housing market? This dissertation concerns residential incorporation and the socioeconomic impact of immigrants primarily from Latin America and Asia with their rapid geographical dispersal in the U.S. I adopt econometrics methodologies and GIS techniques to examine how immigration affects housing price changes and white out-mobility in established and new destinations, utilizing datasets from the U.S. Census Bureau and the Panel Study of Income Dynamics (PSID). The first part examines the effects of immigration into the U.S. established and new immigrant destinations on housing prices using county-level data that span 2011 to 2017. Cointegration Of Matched Home Purchases And Rental Price Indexes: Evidence From Singapore, Badi H. Baltagi, Jing Li

This paper exploits the homogeneity feature of the Singapore private residential condominium market and constructs matched home purchase price and rental price series using the repeated sales method. These matched series allow us to conduct time series analysis to examine the long-term present value relationship in the housing market. Three key findings are obtained. First, we fail to establish a cointegrating relationship between the home purchase price and rental price based on nationally estimated indexes. Second, area-specific indexes demonstrate strong cross-correlations, invalidating the use of first generation panel unit root tests that ignore these cross-correlations. This paper argues, first, that most housing problems—in Boston and throughout the nation—are ultimately the result of the squeeze between inadequate incomes, on the one hand, and the cost of profitably providing housing on the other. Influence Of Job Accessibility On Housing Market Processes: Study Of Spatial Stationarity In The Buffalo And Seattle Metropolitan Areas, Sungsoon Hwang, Jean-Claude Thill

The impact of job accessibility on housing prices is examined in the Buffalo and Seattle metropolitan areas using a hedonic regression modeling framework. Global hedonic regression results show that job accessibility is positively associated with housing price in the two study areas. Local hedonic regression modeling is also conducted to test whether the response of the housing market to job accessibility is spatially stationary. The statistical analysis reveals that the role of job accessibility in the house price-setting process varies locally in each metropolitan area.
