Gentrification--Urban Movement, But Small, Chester Smolski
Gentrification--Urban Movement, But Small, Chester Smolski
Smolski Texts
"It appears that the gentry are returning to the city in droves, snapping up old Federal, Victorian and Greek revival structures in some of our declining and marginal neighborhoods, rehabilitating these structurally sound buildings, and driving up the value of the surrounding properties, with a resultant upgrading of the neighborhoods in which they are located. In the process the poor and moderate income residents can no longer afford to live in their old neighborhoods, and are being forced from their communities by this avalanche of affluent professionals who have rediscovered the joy of urban living. At least this is what …
Banks And Older Cities, Chester Smolski
Banks And Older Cities, Chester Smolski
Smolski Texts
"They wear dark ties and suits, light-colored shirts, dark shoes and have their hair cut short. They work in the community, anything from United Way to Boy Scouts, and maintain a low profile. The image portrayed is one of stability and trust, and this is precisely what the public expects from its bankers--the keepers of our money."

Providence Is "The Dirtiest City Of Them All", Chester Smolski
Providence Is "The Dirtiest City Of Them All", Chester Smolski
Smolski Texts
"Six months after having returned from a trip to study cities in the southeastern part of the country, I ask myself how Providence compares with the approximately 20 cities I visited. There is no question in my mind that Providence is the dirtiest of them all."
Various Alternatives To High-Interest Crunch On New Home Building, Chester Smolski
Various Alternatives To High-Interest Crunch On New Home Building, Chester Smolski
Smolski Texts
"The recent announcement by two major savings and loan mortgage lenders in California of higher home mortgage rates portends a problem already evident in the country--the inability of an increasing number of Americans to buy their own homes."
Downtown Malls: A Means To An End, Chester Smolski
Downtown Malls: A Means To An End, Chester Smolski
Smolski Texts
"It has been a trying year for downtown Providence merchants. Roads that too long have been neglected are being repaired and a Westminster Mall is in the process of getting a new facelift. Dirt, dust, noise, hazardous walking and a general inconvenience have deterred potential shoppers from using downtown shops, and this is reflected in reduced sales."
The Most Disheartening Example Of City Decay, Chester Smolski
The Most Disheartening Example Of City Decay, Chester Smolski
Smolski Texts
"It has to be seen to be believed. And yet, two days after viewing it, one wonders if it were just a terrible dream that will somehow disappear with time. Is the South Bronx, that most devastated area of New York City, really as bad as they say it is?"
An Agentive Model Of Person-Environment Relations, Nicholas Patricios
An Agentive Model Of Person-Environment Relations, Nicholas Patricios
Nicholas Patricios
Three fundamentally different positions regarding the conceptualization of person‐environment relations are briefly discussed. An argument is made for the transactional‐constructivist position which regards the nature of what we take to be the environment as that which is only apprehended through the minds and actions of persons. The transformational process of this view of person‐environment relations, that of environmental knowing‐action, is elaborated upon in some detail. The transactional‐constructivist position, however, is transformed into an agentive one by adopting from the three basic images of persons that have been identified that of a person as agent. Consequently in the agentive process of …

Despite The Heartaches, Urban Renewal Deserves High Marks, Chester Smolski
Despite The Heartaches, Urban Renewal Deserves High Marks, Chester Smolski
Smolski Texts
"The term "urban renewal" draws a mixed reaction. For some, it has meant relocated families, destroyed neighborhoods and heartache, even years after the fact. For others it has meant new construction, new jobs, increased taxes, reconstructed neighborhoods and visible signs of process."

Is This What We Want For Our Small Urban State?, Chester Smolski
Is This What We Want For Our Small Urban State?, Chester Smolski
Smolski Texts
"The big advantage of a small state is that it is comprehensible, and some might say managable. Certainly, it is easier to work with the 39 cities and towns of this state rather than the 351 cities and towns of nearby Massachusetts. And yet one wonders if this is really true."

Mayoral Candidates And Downtown, Chester Smolski
Mayoral Candidates And Downtown, Chester Smolski
Smolski Texts
"The next mayor of the city of Providence will have some hard decisions to make on the future of this city. There will be economic opportunities and constraints, social problems, political decisions and a host of questions to be raised and subsquently answered over the next four years which will shape the direction in which Rhode Island's capital city will move--and it is starting to move.
'Down City' Has Gone Downhill, Chester Smolski
'Down City' Has Gone Downhill, Chester Smolski
Smolski Texts
"There is essentially only one downtown in this city-state of Rhode Island, and it is accessible to the entire state in less than one hour's driving time. Yet over the past 10 years the Providence downtown has been in a steady decline, with a limited selection and lowered quality of goods offered from fewer shops. The familiar names of a few years ago, such as Shepards, Gladdings, City Hall Hardware and others, no longer serve as retail focal points in the captial city's central business district (CBD)."
The Paradox Of Providence, Chester Smolski
The Paradox Of Providence, Chester Smolski
Smolski Texts
"Providence is a city of poor people, yet Providence is a rich city. This apparent paradox requires some explanation."

An Old Seaport Learns To Compete, Chester Smolski
An Old Seaport Learns To Compete, Chester Smolski
Smolski Texts
"It is situated at the northern limit of New Hampshire's short 18-mile seacoast, a seacoast perhaps best known for its beaches at Hampton and Rye. It was founded in 1630 on the south bank of Piscataqua at a location where wild strawberries were common, and carried the name 'Strawbery Banke" until 1653 when its name was changed to Portsmouth. Today, New Hampshire's only seaport is actively engaged in preserving this heritage of more than three centuries and to retain an architectural charm rivaling that of any New England seaport community."

Loss-Leaders For The Inner Cities, Chester Smolski
Smolski Texts
"The Wall Street Journal has called it 'the latest war between the states.' It is a tool long used by Southern cities and states that only now is being utilized in the Northeast and Midwest. And it has been used by the city of Providence at the Biltmore Plaza.

Would A Westerly Mall Benefit The Entire Town?, Chester Smolski
Would A Westerly Mall Benefit The Entire Town?, Chester Smolski
Smolski Texts
"It is the largest urban center in southwestern Rhode Island but, in reality, it is just a small town with a population approaching 20,000. A good example of small-town America, it is an attractive community and one in which residents take a good deal of pride."
Partnership That Can Save Downtown, Chester Smolski
Partnership That Can Save Downtown, Chester Smolski
Smolski Texts
"Downtown is the heart of any city. It is the most valuable land in the city, with businesses, entertainment, shops, government and transportation lines competing for space. It is this competition for space which causes buildings to rise highest above the ground, and go give the downtown the distinctive skyline which identifies a Providence, Boston and Manhattan. It is this skyline, in combonation with the architecture, building layout, and general appearence, which provides a sense of surprise and discovery to city centers, and which differentiates one city center from another."
A Quiet Day In The City?, Chester Smolski
A Quiet Day In The City?, Chester Smolski

Those Inner City "Magnets" Are A Big Draw, Chester Smolski
Those Inner City "Magnets" Are A Big Draw, Chester Smolski
Smolski Texts
"His firm was the first to build the enclosed shopping malls that we find scattered throughout the suburbs today. It brought symphony orchestras and art museums into these malls. It was the first to provide extensive landscaping to these regional shopping centers, and which the company strives to make into community centers as well as centers of retail activity. And the most successful new town in this country, built completely with private funds, is the work of this company."
Baltimore: A City On The Move, Chester Smolski
Baltimore: A City On The Move, Chester Smolski
Smolski Texts
"On the way to Washington D.C. one drives through a part of America's seventh largest city and, based upon the popular image of this city, there is no reason to stop in Baltimore. But if one does stop, he would be surprised and impressed by the dynamism of a city on the move."
