Community development corporations (CDCs) play a central role in addressing the foreclosed housing crisis in America’s urban neighborhoods. The success of CDCs, however, is closely tied to market forces, neighborhood characteristics, and policies at multiple levels, as well as factors internal to CDCs. What factors support or impede the success of CDCs that operate in such complex environments? We examine the experiences of two CDCs serving two small, ethnically diverse cities in Massachusetts regarding resources, policy, practices and local markets related to neighborhood revitalization. The theory of change behind this project draws on multiple constructs, including elder empowerment, ibasho, community bonding, social capital, and community resilience. 1. Empowering elders changes the way they feel about their role in their community 2. Creating the Ibasho Café (both physical and social infrastructures) with elders in a leadership role increases the community bonding among the members of all ages 3. A strong sense of community bonding increases the level of social network and community participation, enhancing the sense of belonging and trust, and developing reciprocity between neighbors 4. Environmental protection and economic concerns are not mutually exclusive. This article explores some of the issues of economic analysis that might arise as we approach the fourth generation of environmental law. It explains ways that economic analysis can be employed to generate the best environmental rules, including measures under what this article terms as "economics-based environmentalism." Economics-based environmentalism contends that the advantages of using economic principles within a “polycentric toolbox” of environmental law come from the benefits available in private ordering, markets, property rights, liability regimes and incentives structures that will better protect the environment than alternatives like state-based interventionist, …

Workplace bullying presents a serious problem causing substantial damage to the employees, the organization and the society as a whole. The focus of this research is two-fold: to find out if workplace bullying exists in Uganda, and to examine its effects on employee performance. By using a questionnaire survey, data was collected from 180 public employees in Uganda. The results indicate that bullying is present in workplaces in Uganda and poses a serious problem for the respondents affecting their performances adversely. The research contributes to the literature on workplace bullying by developing a comprehensive framework that examines its existence and …
