Cointegration Of Matched Home Purchases And Rental Price Indexes: Evidence From Singapore, Badi H. Baltagi, Jing Li

This paper exploits the homogeneity feature of the Singapore private residential condominium market and constructs matched home purchase price and rental price series using the repeated sales method. These matched series allow us to conduct time series analysis to examine the long-term present value relationship in the housing market. Three key findings are obtained. First, we fail to establish a cointegrating relationship between the home purchase price and rental price based on nationally estimated indexes. Second, area-specific indexes demonstrate strong cross-correlations, invalidating the use of first generation panel unit root tests that ignore these cross-correlations. his paper examines the relationships between informal settlements, the natural environment, and state policy through a study of Vila Velha, a neighborhood located on the periphery of the northeastern metropolis of Fortaleza, Brazil. Vila Velha poses a unique challenge in local governmental efforts to implement sustainable urban policies: its expansion into the margins of the local Ceará River, where human settlements are illegal, prevents the community from receiving government services such as potable water or waste management. A linguistic landscape signifies language used within a physical or virtual public space, in which communication is presented in typographic form, portraying a message to an audience. Within the state of Israel, the linguistic landscape presents a unique situation in which it is common to view municipal and commercial multilingual signs that are designed using Hebrew, English, and Arabic letterforms. By studying the diverse linguistic landscape within Israeli urban environments, the article offers perspectives on the use of multilingual visual language, based on discussions with five Israeli designers in the summer of 2015.

This research assessed green space morphology in Kuwait City, explaining its evolution from 1982 to 2014, through the use of geo-informatics, including remote sensing, geographic information systems (GIS), and cartography. This research examined archival and contemporary satellite images that show the distribution, size, amount, and type of green spaces in Kuwait City, within the framework of its surrounding urban, exurban, and suburban expansion, and landuse change. Through this integrated analysis, it was found that green space growth passed through three main stages: Early Stage, Growth Stage, and Stable Stage.

Several of Ulaanbaatar’s current issues are directly related to Ulaanbaatar’s sprawling Ger District. The Ger District is home to approximately 736,000 residents, 61% of Ulaanbaatar’s population (Galimbyek, 2015). The significant growth in Ulaanbaatar is shown by its 52.8% of residents who were born outside of the city, the majority of migrants moving into the Ger District due to a lack of housing. This study examined the drivers' perception of the SAHER (means "watchful" in Arabic) system in Jeddah, Saudi Arabia. The purpose of this study was to analyze the perception of the SAHER system on impacting the overall traffic conditions in Jeddah, Saudi Arabia including its effectiveness and flaws. A survey was conducted and distributed to 70 drivers and residents of Jeddah. Drivers were divided into two groups based on their age. Five hypotheses were tested in this study. In fifteen years, South Korea went from providing only 12% of rural households with electricity to providing 98% of rural households with electricity for lighting and productive uses. This paper provides an analysis of rural electrification and development in South Korea from 1965 to 1979 and finds that rural electrification contributed to a significant increase in rural household income levels and improved the quality of life in villages substantially. At the same time, rural electrification did not benefit the poorest quartile of rural households, increased economic and social inequality, led to a significant increase in household debt, and accelerated migration …

The fundamental law of highway congestion states that when congested, the travel speed on an expanded expressway reverts to its previous level before the capacity expansion. In this paper, we propose a theory that generalizes this statement and finds that if there exists a coverage effect, that is, the effect of longer road length on traffic conditional on capacity, then the new equilibrium travel speed could be lower than its previous level. Printed subway maps, used often for metropolitan cities and areas, are limited in physical dimension and scale, carrying minimal information. Tricholoma matsutake (S. Ito and S. Imai) Singer commercialisation provides significant economic benefits to rural communities, mainly in China, Japan and South Korea. Recently, a growing body of research has questioned the impact of commercialization on harvesting behavior and the supply of matsutake. One key question arising from this literature is whether or not community-based management (CBM) has a positive impact on matsutake supply. It also demonstrates how it is possible to compile ocean economy data, from the existing government databases in China. The Chinese ocean economy was divided into two separate parts for the purpose of the analysis presented; the ocean industry and ocean-related industry. Data was collected for 12 major ocean industries. In this paper I examine the processes and politics associated with the formation of evangelical house churches in Sri Lanka. In doing so, I show how the sacred space of the house church is constructed through the development of sacred networks, which emerge when a group of Christians assemble for prayer and worship. Sacred networks grant the house church an important degree of mobility, but they also encourage church fission. I use the neoliberalization of the water sector in Cape Town, South Africa in order to test my theory of unequal development. I assert that the neoliberal economic practices of water commodification, business-friendly tariff policies, and prepaid management devices keep people along the periphery from accessing water, power, and ideas – thus causing a stratification of time and space compression between the core and the periphery.
