This dissertation analyzes how the tax code shapes housing financialization in mid-sized US cities. Employing a mixed-methods approach that integrates critical computational analysis with qualitative fieldwork in Memphis, I examine the role of public rent-seeking in shaping housing financialization in U.S. cities. The first article analyzes the property tax appeal strategies of corporate landlords and their implications for public revenues and municipal budgets. The second article explores how the IRS 1031 exchange provision—which allows for capital gains deferrals when the proceeds of a property sale are reinvested in a ‘like-kind’ property—facilitates the movement of capital from high-cost coastal markets into …

Summit County, Colorado, is experiencing a housing crisis influenced by the rise of short-term rentals (STRs). This project investigates how STRs spatially and economically impact the county. STRs are regarded as a reason for the housing crisis as they take away long-term housing from locals and increase housing market prices. Locals are forced to look for housing in neighboring counties such as Clear Creek, Eagle, Grand, Lake, and Park. Geographic Information Systems (GIS) can be used to analyze the spatial and economic impact of STRs in Summit County. An analysis of opinion poll data on housing issues. The article finds that Americans generally believe that their community needs more housing of all types, but are more closely divided about whether such housing should be in their own neighborhoods. The article further finds that members of minority groups, lower-income Americans, and younger Americans are more pro-housing than older, affluent whites.

The dissertation contributes to our understanding of the technologically mediated, professionally managed social relations of private property, and specifically, their consequences for housing and home. I analyze standards and protocols for real estate data transfer, such as the multiple listing service, arguing that these standards play an increasingly important role in how real estate capital authenticates property relations. Focusing on technologies that leverage these standards in order to manage, exchange, and marketize housing, I show how standards often derive from moral values grounded in rubrics of white upper-class masculinity and national border-making. A Gis Analysis To Identify Historical, Contemporary, And Spatial Housing Discrimination In Denver, Colorado, Ian Sharkey

This study analyzes the relationship between housing discrimination and equity within the City of Denver. This study creates a discrimination index by combining (1) historical Discrimination, (2) contemporary segregation, and (3) housing inequity data into an index to compare the Denver Department of Health and the Environment (DDPHE) 2020 equity index using a local bivariate analysis. This study found a negative linear relationship between the created and Denver equity indexes. The variables used for the discrimination index can explain some of the relationships, but future studies should use more variables for a discrimination index.

Millions of Americans get evicted every year, with thousands coming from Kalamazoo County, Michigan alone. Additionally, many more live with rent burden, paying over 30% of their monthly income on rent. Both eviction and rent burden have been linked to adverse health effects, such as depression and anxiety, and negative coping mechanisms, such as alcoholism and smoking. This study asks if eviction and rent burden are correlated with poor births in Kalamazoo County as there are hundreds of poor births in the county every year, as well as which social vulnerability themes are most predictive of eviction and poor births. …

Job losses from the COVID-19 pandemic have exacerbated housing insecurity among low-income renters over the past year. Federal, state, and local policymakers have created temporary measures to help reduce displacement among people who have lost their jobs, but there is considerable uncertainty about what will happen when these temporary measures end. To gain insight into how homelessness changes over macroeconomic cycles, we examine changes in homelessness rates from 2007 to 2020. Our analysis focuses on four metro areas that were particularly hard-hit by the foreclosure crisis: Las Vegas, Los Angeles, Phoenix, and Riverside. The purpose of this thesis is to describe and analyze the South Carolinian eviction crisis from the perspective of radical geography. South Carolina was chosen for the severity of its crisis and the lack of research at a sub-state level. Court records of eviction filings from 2019 were geocoded and tested for spatial clustering, which was clearly visible. Plaintiff names were used to identify the most frequent filers and distinguish landlords by type. At the census tract level, eviction filing counts were compared with neighborhood characteristics using negative binomial regression, and most were found to be significant in South Carolina. …

This Fact Sheet analyzes indicators of demographic and economic change in Las Vegas neighborhoods and suburbs, provided by “American Neighborhood Change in the 21st Century,” a study published by the Institute on Metropolitan Opportunity (IMO) at the Minnesota Law School. Researchers reviewed data from the 2000 U.S. Census and the 2016 American Community Survey (ACS) for the top 50 largest metros in the U.S. The study reports levels of neighborhood change, including economic growth, poverty concentration, gentrification, and low-income displacement. Data pertaining to the Las Vegas metropolitan region are synthesized to measure indicators of economic viability and housing availability.

According to the popular press, expensive cities are being overrun by "ghost apartments"- condominiums owned by wealthy foreigners, but used as investments rather than being rented out to local residents. This article points out that such apartments are in fact a very small percentage of housing supply, even in some cities that are supposedly overran with such condos. More importantly, the existence of new “ghost apartments” does not justify exclusionary zoning policies. If a city popular with foreign investors discourages construction of new housing, investors are likely to purchase older housing units, outbidding local residents for those units. In this …

This thesis examines the struggles of squatters and slum dwellers for housing prior to the 1973 coup in Santiago de Chile, Valparaíso, and surrounding areas, with a focus on the Frei era of the late 1960s. The work argues that severe urban overcrowding generated advocacy for housing during the rise of progressive and leftist politics in Chile. It also explores the dynamics of efforts to promote housing through the lens of the work of professionals in the fields of architecture and urban planning. The Cully neighborhood is situated in the Northeast quadrant of Portland, Oregon. It is 2.75 square mile plot of land and home to roughly 13,000 people. In addition to being one of the most diverse neighborhoods in Portland, it is the most densely populated, with the smallest amount of parkland per capita. Over the last two decades, home value has increased 203% in Cully, compared to a 90% citywide increase. ABSTRACT: The purpose of this research is to examine the role of athletic stadiums in the gentrification of minority neighborhoods. New athletic stadiums have increasingly been constructed in low- and moderate- income areas with high minority populations, and results in the displacement of that community’s longstanding residents. This research examines multiple factors that were previously used to describe where LEED-certified homes locations from 2008 to 2015 in the Great Lakes states. This study includes an analysis of 1,040 buildings located in 144 cities across six Great Lakes states. Along with the data in the LEED homes dataset, LEED homes locations are compared using three climate factors: heating degree days, cooling degree days, and average annual temperature. Socioenvironmental factors hypothesized to influence the location of LEED-verified buildings included the city population, the city’s total area, water area, percent water area, land area, population density, and housing density.
