Phragmites Removal Increases Property Values In Michigan’S Lower Grand River Watershed, Paul Isely, Erik E. Nordman, Shaun Howard, Richard Bowman

The presence of Phragmites australis, an invasive wetland plant, negatively affects coastal property values and home prices rise with distance from Phragmites. Home prices increased as distance to Phragmites increased at a rate of $3.90/meter. Removing Phragmites from a property so that the next closest Phragmites was 400 m away results in a property value increase of over $1,500. Removing all Phragmites within 400 m of any property results in a total property value impact of $837,000. This generates about $13,457-$15,121 in additional property taxes each year once the prices and taxes adjust to the plant’s removal. We …

Accelerate is the culmination of a collaborative planning process for a seven-county area spearheaded by the Flint & Genesee Chamber of Commerce and the Genesee Lapeer Shiawassee (GLS) Region V Planning & Development Commission, resulting in a coordinated Federal Economic Development Strategy and State Prosperity Plan. This document ties together the U.S. Economic Development Administration Comprehensive Economic Development Strategy (CEDS) and the Region 6 Prosperity plans into a single, unified plan expressing a shared economic vision for Shiawassee, Genesee, Lapeer, St. Clair, Tuscola, Huron, and Sanilac counties. Simulating The Effects Of Michigan's Mega Tax Credit Program On Job Creation And Fiscal Benefits, Timothy J. Bartik, George A. Erickcek

This paper simulates job and fiscal impacts of Michigan’s MEGA tax credit program for job creation. Under plausible assumptions about how such credits affect business location decisions, the net costs per job created of the MEGA program are simulated to be of modest size. The job creation impacts of MEGA are simulated to be considerably larger than devoting similar dollar resources to general business tax cuts. The simulation methodology developed here is applicable to incentives in other states.

The State of Michigan is facing a $925 million budget deficit in Fiscal Year 2004 which began in October 2003. This research brief summarizes the findings of an analysis of the potential economic impacts to the state's economy of the following three budgetary policy options: 1. Eliminate the deficit by cutting state spending by $925 million. 2. Raise sufficient revenues to balance the state's budget by increasing the state's personal income tax rate to an estimated 4.7 percent. 3. Delay for one year the scheduled roll back of the state's personal income tax rate from 4.0 percent to 3.9 percent. …
